After six new construction experiences, this contractor was by far the worst in terms of quality, reliability, and communications. We were assigned three different construction managers and had closed 4 months later than originally advised.

Do not try to get a loan through Pulte mortgage. They are not friendly or helpful. Beware that it may take months to correct problems. Our feeling is they get the house finished and worry about fixing items later.

Very unhappy with the workmanship of our home. No attention to detail. Our project manager did everything he could to make things right. Del Web is only interested in getting as many houses built as possible instead of focusing on the detail/quality of their homes.

While I believe the Del Webb social aspects of the community will be a positive if I can ever get beyond trying to fix all the issues with the house, the building process with Pulte has been extremely stressful, challenging and disappointing for the cost of the build. The community is great, the people are nice and the activities are great. The houses are pretty and have good layouts. And for the most part, quality after final punch list was complete seems decent. But it’s hard to find good things to say about Pulte right now. They are not transparent about their processes, communication is automated or nonexistent, they come nowhere close to meeting deadlines and six weeks after closing we are missing lots of things. I would love a do-over. The sales rep did us a disservice by pushing us to not get things done during the build and didn’t offer a lot of things I wish I had gotten. Having only an hour or so to pick what you want in the house with no opportunity to change your mind on non- structural things is insane. You need at least a day to look at the selections and change your mind especially when you aren’t being told about everything. There are six outstanding issue..no 7 that are still outstanding and not addressed. Flood lights I paid extra for. Can’t turn off at switch..problem electrical. We drove the process, have been provided no help and have suffered through getting house fixed

Our project manager changed 3 times during the 9 months. We lived across the country and had to request updates on build. We felt disconnected and once we moved in, our last project manager left for another job so we have no one to discuss issues with. The last project manager wasn't invested in our anyway so we always felt alone. Fixing issues are on your own to figure out and deal with even if they were not done before closing. It is sad to pay this amount of money and be treated in this way.

Just hoping it all finally gets resolved

It took 13 months to complete our home. At least 5 walls and center island out of alignment. We had 4 different Construction Managers. Just wish Matt (our last Mgr) could have been our Mgr throughout. I feel certain if we had had him in charge prior to just the last 6 weeks this would never have happened. Pulte needs more Construction Mgrs to supervise their sub contractors.

Our experience was not as pleasant as we wished. Our first construction manger was not very responsive to our concerns. How ever Nate was our construction manger at the end was great and helped us out. Our sales person was very short to us about our concerns and and basically dropped us at end. Pulte Del Webb needs to have more quality checks for what people are speny

Not what we imagined when we purchased.

The most important items that are visible for fit and finish leave a lot to be desired. Painters don't properly tape around hardware. Many things aren't square and is obviously visible. Warranty calls are in a backlog for obvious reasons.

Pulte prides itself in their quality and I can honestly say quality is probably furthest from their minds. They are all about the dollar, period! If you are looking for quality, look elsewhere. If you want a run of the mill, but standard home, then they will not disappoint.

Great design, poor workmanship

The Sun City Del Webb Pulte homes are great designs for living and entertaining. Even though the homes are close together, outside noise is not a problem. The finishing workmanship from poor wood filled with putty, painting not finished, paint splatter on floors and cabinets, poor tile laid uneven. If you have low expectations of quality, this the place to buy!

Pulse seems to build homes too quickly which results in mistakes and poor quality

The entire process of building the home from initial purchase to final move-in was easy. The quality of the home and materials is poor and the skilled workers were not all that good (sheet rocking, molding and painting were terrible). The team was good but they also have to deal with poor craftsmanship. Tim was responsive and efficient in addressing our issues. For future home buyers, the quality is not worth the cost. Also, don't rely on the models shown as designs and options change over time

The selection process is extremely rushed, and you cannot make changes. I had the home inspected, and there was multiple issues on a “completed home”. Construction manager taken off job, and customer service is slow to make needed repairs.

Look before you leap

I suggest renting in Sun City before you buy. For the transition and timing, we rented for six months before the sale closed. We learned a LOT in the rental about how things worked that we wish we had known when we were making the purchase decision. It all can be overwhelming, determining where to upgrade and where to wait, what kind of lot you'll really be OK with, etc. About two months into the rental we realized there were some things that we did not even know to do that would have made our new home experience significantly better. Poor finishing - Misled regarding warranty

Extremely disappointed with finish details and lack of remediation once closed. Nails sticking up in carpet- not covered, very visible drywall seams not fixed properly - not covered, scratched windows, mirrors, and wall tiles- not covered, poor workmanship like nails sticking up on door trim and just painted over- not covered. Thought Pulte was much better than this!

Still Dealing with Problems

The quality of the workmanship, especially the finish-work subcontractors, is below even track home quality. Lack off attention to detail and even basic trade skills is evident by all of the major trades. Not only did Pulte insist on our closing before the house was completed: it has not fulfilled its reassurances and promises to take care of outstanding issues. Love the Del Web community. House was completed 3 months later than promised!!! Response from the warranty team was timely. Pulte could have done a better job checking the workmanship quality of the exterior and interior painting, and the tile floor installation.

Terrible Workmanship
