The floor plan works well for me. The finishes are problematic. Drywall, texture, molding are all sloppy. Since moving in spent time cleaning up paint splatter off of floor, glue off of countertops. Will end up sanding down repainting areas of baseboards. Big issue such as frameless shower door that doesn’t close is being addressed quickly after working with warranty office.

The salesperson Tim was excellent. The oversight and quality control by the general contractor Trent is obviously lacking. We came from out of state and put our trust in him to give us a quality home. We have a 2 page punch list of repairs for sloppy workmanship that we paid for. So far, the repair people have not showed up or say they will come back and didnt. This is such an inconvenience and has ruined any excitementwe had moving to Florida. Having bought new construction before, this is not acceptable.

Unprofessional between my realtor and sale person for pulte homes bellweather. Del web. Poor communication with us and realtor. House basement floor cement had to be topped very rough. We have been in the house for almost 4 months now. We made a HUGE mistake. We believed that the issues that we found before closing would be addressed in a timely manner. We were so WRONG! I paid for and expected all aspects of my brand new house to be in brand new perfect condition. That is not been my experinece to date. I have had multiple issues, and had to take a number of days of work to address problems. Some issues still remain.

I found that a lot of what I was told during the construction process was either blame someone else or deny there is a problem. We were told that our house should be finished in late July or early August. Based on this information we sold our home in Washington State and drove to Texas arriving on July 1, 2022. During construction there were constant starts and stops, which is to be expected these days, however builder completely stopped work on my home for more than 6 weeks without giving me a reason. During that time, they were moving along quickly with other homes on my block and many of the “spec homes” they started long after mine. My home was delivered 4 months later than promised. Bayview Del Webb is the worst Del Webb built and trustworthiness. I visited Del Webbs in Raleigh, NC and every single DelWebb in Florida. I bought here because it was new and I believed in all the other properties I saw. That it was basically following LakeWood Ranch Plan. Now I find out a 5 story apartment complex and strip mall are going in behind me! No privacy. And I’m at the mercy of all the noise that will come from the apartment complexes and the strip mall. There were issues with our home prior to closing that were promised to be resolved and still are not 6 weeks after closing. The finished product had many flaws and the closing construction inspector did a poor job is assessing completeness of the interior and exterior of the home. many flaws. This did not live up to the Pulte reputation or our expectations. We would have not have closed had we know it would be such a problem to get things resolved.

Communication or lack thereof is a major issue. For an operation this large you’d think they’d have the process nailed but they don’t. They make a big deal about their build quality process which is mostly just PR. We were rushed through the final walk-through (what they term the Build Quality Celebration). The house was still dirty. There were holes in a cabinet and bathroom door, paint splatters were all over the floors, we got about zero info on how the house actually worked, the back sliding door is almost impossible to “slide”, etc and we were lucky. For 30 years I have worked as a salesperson in real estate. Building with Pulte was the epitome of "no service to the buyer". All communication and scheduling and procedures are there for the convenience of the seller. I liken it to a procedure on how to screw in a light bulb, and have 14 different people involved in the event and have none of them communicate or assist one another. When you go to the design center it is too overwhelming. There should be a list of options and the prices. Had 4 different project mangers. The quality of the work is very poor. I am sure the concrete will not hold up. How could someone not get the right permits?

The initial experience of selecting a lot and house options was good and efficient. The Building process was average, and communication was good. The final inspection and closing process was not good and we felt rushed and pressured to sign off that everything was complete (less than 2 hours). Our first contractor was Dale. He told us all about himself but never listed to us. He only responded when we tracked him down on the build site. Promises were made but not followed through. A frustrating experience. At closing a new contractor, Warren was assigned. He listened to our issues and is trying but lacks the power from Pulte to get resolution.
