Expecting a buyer to see every flaw or issue with items needing to be fixed in a walk through just before receiving keys is ludicrous. Was told a 2 inch scratch in glass shower door was out of warranty because I had not noted it on last walk through is ridiculous. It is noted that there is at least a year warranty on materials. Why is the glass not included? Have to wonder how many other problems that are discovered as time goes by will be brushed aside with a similar response. Frustrating experience

We had THREE construction managers during the entire building process with the third not responding in any way to questions. He then quit week before closing and dumped all the problems on his manager who received the wrath unfairly. We have been in 6 weeks now and still have unfinished items. The main concern is master shower and is a result of poor subcontractors work and or inability to actually show up and do the work. This is the 4th house I have had built and by far the worst experience.

The Quality of work is not the GREATEST! I don’t know but this company doesn’t do first time quality work. Even though they have warrantee repairs, no one should be paying this much for a home, that is not at its highest quality. I’m glad, I had home inspections performed, prior to me moving in, which caught some discrepancies.

The buying experience was easy and straight forward. The overall finish quality of the home was below standard, as there were many problems that seem to be attributed to workers that don't care about the quality of their work. Helpful sales person. Very good construction supervisor and very responsive. Poor quality construction. Final inspection by independent showed over 25 deficiencies, including such things as walls not being straight, windows crooked and not closing and blinds not fitting, busted concrete on patio. Price of design items more than doubled after contract was signed making the final pricing substantially more than expected.

Del Webb - The home took 6 months longer to build than we were initially

The home took 6 months longer to build than we were initially told. We did not receive any communication initiated by a Pulte employee during the build. We had to initiate conversations with the sales force and point out construction issues along the way. We were never allowed to meet the construction manager during the build process. The interior paint job was terrible (the paint quality and the workmanship). We had to have the entire inside painted before we could move in. Now that it's done, we have to wait months to have warranty items fixed.

As such, the term building quality is not applicable to Del Webb, As it relates to Pulte, the quality is average, as is usual for mass production, very much dependable on the region and specific location defining labour quality and skills. Warranty work is slow

Follow up and warranty work has been non existent. They keep putting off the fixes for months. I have moved in with things like doors that don’t fit in the frame, and cabinets that are broken.

My expectations of this builder were way above where they should have been. My thought was that this was a builder who had been around a long time, was building a huge complex, therefore would be able to offer quality without compromise. My list of "things that are wrong" is minimal, yet enough to make the entire home purchasing process dismal. Warped wood, broken window, appliances not available upon closing, property grading horrible............best of luck to future buyers! I would not purchase from this company ever again.

Wrong closing date given, had to close a month later. Promised appliances were ether the wrong ones or not there at all. New sod was mostly dead when we closed and irrigation was not turned on. Timelines were not met and any communication between us and the Field Mgr Shawn were driven by me not them. We did not get a celebration due to over 1000 items identified to be fixed at the first closing walk through. In fact, they were still there at 8am when we were to have our second walk through. Pulte is building the homes in Kimblewick too quickly. I had two in-house floods because installers couldn't find studs, they found water lines to puncture. My fireplace wasn't completed before the dry wall went up, resulting in no electric power to turn on the gas fireplace. A hole was cut in the drywall to fix this problem, but the hole is still there, even after promises to send a drywaller and painter over to fix IT! Several workmanship issues with the home. Service requests for repairs sometimes go unanswered or the repair person that arrives performs sloppy work that has to come out a second time to repair the original request again. For example, when I moved in there were and still are paint drippings on the floors throughout the home. It's as if the painters never bothered to tape up the area to paint or did not use a cover for the area to be painted.

Stressful Experience buying at Del Webb

The community and people are wonderful. However, everything from picking out your first options to settlement was and still is stressful. The options are so many and not very well explained. The walk through before closing was postponed for four days because house was not professional cleaned, paint on new floors and carpet, and many other things. I’ve been here six weeks and still have things not done and now need to use a portal. Absolutely no one checking contractors work.

Unfortunately, I don’t have much good to say. The frustration experienced with expecting a quality build and getting less than that is terrible, especially when it’s next to impossible to get anything taken care of after closing. Response time, or rather lack of response is so unprofessional, and as a new homeowner who was assured I would be taken care of, quite more than disappointing. 2 months after closing, still waiting for dishwasher. Have no glass in master shower bath. Multiple issues with granite countertops. Cabinets misaligned, handles crooked. Took 5 months to replace broken window. Oven has been repaired 3 times already. Concrete patio is a mess. Plastic towel racks. Wrong lighting fixtures were installed (corrected). Weeks go by with no communication on issues.

I'm going to put my comments into context of purchasing and building home during an extremely challenging time of Covid, supply chain issues and labor shortages. Our home took exactly one year to construct. Pre-Covid homes were built within 5-7 months. With that said, we were surprised at the lack of quality of materials and craftsmanship for a home in our price range. Quality is mediocre at best. Shoddy workmanship and cleanliness. If the construction supervisor had not been changed, the finished home would never have been acceptable. Painting is bad. There is still paint on the kitchen door window and poor coverage on the exterior. Somehow, despite not yet occupying the house, the first water bill showed 14,000 gallons usage. Building took longer than expected. Several issues with the roof that need to be repaired, The cabinets need repairs. Never recieved our cutlery drawer. Garbage can lids are bent. Painter missed several spots. Tile has different color gout in primary bath because they had to replace a tile. A hair line crack in a tile in primary bath. Hole in wall where the plumbing fixture drains. I could go on.

I don’t think there is a better community than Sun City Texas but I sure wish Pulte was a better builder. There is no quality process as described on the Del Webb website. You have to be your own advocate and quality inspector. I suggest everyone in the build process get a good home inspector for the pre-drywall, final, and 11 month inspections. You will be amazed at what ends up on the inspection reports.
