We were told during our Celebration walk through 1-week before closing that our notated punch list issues would be fixed and /or corrected before closing, Well, that walk through was about 60 days ago at this time and only around 20% of those issues have been corrected to date. Dead lawn ( not watered appropriately by builder), dead bushes (same), stained concrete drive and patio.Unfinished cabinet trim.Several other unresolved issues. They keep saying they will fix these, but not yet.

Follow up was very poor through out the process and the initial walk through was a waste of time because non of the issues were corrected. Our warranty person is trying but the sub-contractors are not easy to work with.

Building homes too fast and foregoing quality

Homes are being built too fast and workers are foregoing quality. We've had many issues and the most major issue will involve re-pouring the concrete for our front porch. We've been assured having to repour will not cause problems with the foundation of our home, but we are skeptical. Items we asked to be addressed in walk through were not addressed and now we are dealing with them through the punch list process. We had multiple dry wall patching issues. Paint used is like a primer and not a glossy finish making them very susceptible to markings and no way to wipe them down. ...

During construction, issues that needed to be addressed were put off until the last minute before the final walk through and some of the issues corrected were done poorly. The Pulte construction manager handling the final steps of the building procedure did not give adequate time to have issues corrected properly. After moving in, the front portion of our house was much colder than the rest of our house. We did some looking on our own and found that the front "attic" area had not even been insulated which should have been caught by both the insulation company and especially by the Pulte ...

Except for the sales person, who was very good and responsive, the rest, for the most part, you are non existent, once closing was done… the only way, I come across information is through the residence Facebook. Filled out forms during Dell Webb orientation.. with the manager… we have no name tags, never been contacted by e-mail for events or anything, my e-mail to the manager was ignored, no newsletter, it has been over 6 weeks we still do not have an account number through the title company… we have been busy getting our previous house ready for sale etc…

Disappointing Post Closing

Home buying experience with sales rep was great.However,Post closing experience has been very disappointing. Two months after closing on a model home we are still waiting for issues to be addressed including a safety issue. Customer Care personnel when they do respond to service requests they indicate majority items are “wear and tear” and not “workmanship “ related. .To date no service calls have been scheduled .

The construction manager did no quality control/management on the home because from the start we had to call warranty service to get items repaired and had our walls ripped apart due to electrical shortage problems. Stripped out parts were put in and the list goes on. The front tree is dead but isn't covered because it's a landscaping issue and that's not part of warranty. We didn't even have a choice of the tree we wanted in the front yard even though we were able to choose all the options of the home from the ground up. Get everything in writing!!

I was told things that were inaccurate. Quality of materials is builder grade. The house they are building next door has a window that looks right into my window, 8 ft away, that floor plan should not have been allowed on that lot or set on lot differently. They respond to issues promptly but that doesn’t mean they get solved in a timely manner.

NOT THE WORST, BUT DEFINITELY NOT THE BEST. THEY SPEAK OF CONSTANT IMPROVEMENT BUT APPEAR TO HAVE LITLE INTEREST IN ADDRESSING LEGITIMATE CUSTOMER CONCERNS. THE OUTSIDE VENDORS AND SUBCONTRACTORS ARE RUNNING THE SHOW. THE WORKSITES ARE A PIGSTY AND GARBAGE IS LEFT ALL OVER TO END UP ON PEOPLES LAWNS AND IN THE PONDS. WHEN YOU COMPLAIN YOU ARE BASICALLY TOLD TOO BAD. THERE IS A COMPLETE DISCONNECT BETWEENTHE BUILDER AND THE HOA AND HOMEOWNERS ARE LEFT HOLDING THE BAG. IF YOU DO VENTURE INTO DW, KEEP A CLOSE EYE AND PRPARE FOR A CERTAIN AMOUNT OF DISAPPOINTMENT.

Sad to report that we were very disappointed with our build experience with Pulte/Del Webb. There is a huge disconnect between what the sales team presents and what the construction team delivers. The quality of the home we purchased does not live up tp our expectation. We had major issues that were not resolved to our satisfaction. We were just given a bunch of excuses and nobody want to be accountable for anything. They had not even completed construction by our closing date. It was a terribly stressful situation and for what we paid the quality we expected was not delivered.

Lousy and disappointing!

There were many things wrong with the house as they pushed to get an early closing. Bathroom window, cabinets needed replacing, floors fixed, went without electricity in 2 front bedrooms for 3 weeks. Only 1/2 of flashing done above garage, etc. As of today, still haven’t gotten a cabinet panel replaced or the rain gutters re-pitched. I’ve seen better quality in a motor home. It really left us with a bad taste for Pulte custom homes.

Unnecessary stress throughout experience

I have experience building homes. During construction, I reported obvious errors. They were corrected. But, I noticed poor workmanship throughout construction and this situation was confirmed after we moved in, eg, sloppy painting and caulking, doors not properly hung, cheap materials, etc. I am slowly correcting these issues. We are glad we moved but house not worth what we paid-not yet anyway.

Big corporation with poor processes

It’s a take it or leave it company. When you sign a contract here you get zero rights and Del Webb has all the rights. Not only do you have to close when they want, inconsiderate of your need and regardless of the home’s condition, you can loose your deposit if you falter in any way. They can even cancel the contract at wlll if they desire at any time. Take it or leave it regardless of the incentives Del Webb may offer.

The rough work, footings, slab, framing, trusses and roof went pretty well. It was downhill from there. I don't know where pulte found there subs but there work was sub-par, with the exception of the HVAC contractor. Little supervision by the construction managers and it was a battle to the finish. We are now discovering new defects after we closed. Beware.

As a second time Pulte home buyer, I had hoped quality and responsiveness to issues would be improved in seven years, but my experience was quite the contrary. The simplest concerns and/or requests were met with negativity. As the buyer of this $1 million plus home, I am now left with a plethora of disappointments. These include horrible interior paint “finishes” on ALL walls, baseboards, and doors, and sloppy construction overall. I was so excited to purchase a Dell Webb home because your organization has a reputation for quality and expertise. I have been in my new build and have had a number of issues from day one. I have been so underwhelmed. This is not my first new build and I expected so much more from a Dell Webb/Pulte build. I am so frustrated by the number of things that have had to be "patched" or dismissed in my brand-new home instead of replaced or resolved. The contractors used by Pulte are below average. The roof shingles were defective when installed and until our personal home inspector went on the roof, Pulte had no clue there was a problem. They did no quality control to inspect the integrity of the roof. The towel rods in the baths are cheap even though we bought an upgraded model of Moen. The sodding of the yard was awful and Hittle landscaping skipped a 4 foot section in the back and after 6 weeks it has not been installed. We realize this is not a custom home build but really, the attention to quality work is not there. I question ...

The sales experience was Matt was very good. Would have liked to know the prices up front for structural extras. Would have opted for the larger back deck. Garrett is a very good construction manager, much better than most, in my experience. Nany was excellent working with Kathy in the design studio. I cannot yet rate Jim on customer care. Am very concerned that our problem with heat in the master bedroom suite is not being handled. The Pulte HVAC installer said not enough air is getting to the master suite. We had some cold days in March. I question the builer's claim about quality.

Pre closing walk through with project mgr identified several issues he disclosed were to be addressed by closing (1 week). I was prodded to give a very positive review as mgrs performance would be addressed by corporate based on my review. After closing, repairs were not completed. Prior to closing I was treated like royalty. After closing, I didn't exist and 2 months later, I am still waiting for repairs to be taken care of. Buyer beware.
