One of their mantras is "Build Quality" but they hire the low bidder and each of tell them that this is a "production home", thus the quality suffers. The caulk, spackle & paint job on my house was the worst I've ever seen and I've seen plenty as I was in the construction management industry for 40 years. Also, they don't always use top quality products. For instance, the electrical outlets are very difficult to plug in to. The bathroom toilets and kitchen sinks were low grade quality also,

Terrible Build Process

We were promised a smooth build process with lots of communication. Didn’t happen. The only way we found out about anything was to visit the build site after hours, and ask questions. It usually took a day or 2 to get any answers. House is solid, but the finish work is shabby. Example: We had paint on the floor all around the house next to the base shoe. We were also misled on the home options and lost out on a chance to have a sunroom. We found out just after footers were dug but they would not let us revise the plan under the guise of permitting being completed. We offered to pay for ...

Final walk through and follow up left much to be desired

We were excited to do our walk through about a week before our closing date. There were still quite a few unfinished items, missing stove vent, stove, touch up paint, cabinet scratches etc. The representative jotted them down on a paper and we were supposed to sign off, go ahead and close and trust them to finish. We were told repeatedly it would happen in a day or two but it didn't. I understand there are labor shortages and supply chain issues but don't fib about it. At 30 days post close, I texted our guy and asked when we could expect the touch ups to be done. I never even got a response!

not a luxury experience, poor internal communications between builder, mortgage, and in house title company, salesperson excellent and carries the burden for the brand. DWRM seems to have really gone down in neighborhood quality in these last phases. Dirty work sites, skimpy landscaping etc.

the workmanship has declined over time trying to get people in ASAP. the workers don't seem to care about doing the job right they just want to do it fast. I think the builder is wasting too much money redoing jobs that should have been done right in the first place. It causes money being lost and bad PR. You’re signing up for a production line house with a custom price. Don’t expect your house to not have most/all the defects that others have had. Pulte does not appear to improve its methodology as it goes.

There was and is a lot of grout on the vinyl plank flooring. I have spent over three hours so far removing it and still have a couple of hrs. to go to finish removing the grout in every room. Installed grout looked to be installed by someone who had never done it before. Areas that should have grout around door trim, baseboard trim, doors windows in every room was absent in every room. The roll out cupboard shelves have fallen apart on two cupboards. Very poor workmanship for a high-priced product. What we got wasn't what the model looked like. Although Del Webb stands behind their product and eventually everything will be fixed, the continual no-shows by contractors are doubly disturbing. You would think it would be much better for both Del Webb and the owners if things were done right the first time. Quality Control is definitely lacking.

We signed up for the grand opening sales event, walked thru 3 models and got pricing on those models, but requested info on another model. Despite follow-up emails and phone calls, it took 4 months for someone to get back to us. Needless to say, the prices increased substantially in those 4 months. House is well built - very pleased. Our sprinklers, flower beds / landscaping and grass sod is absolutely horrible. 3/4" water pipe for sprinklers was leaking & flooded our back yard. I identified 2 major low spots in the back yard & the builder ignored me during our final walk through. I had to fix the 2 low spots myself. The sod was laid on unbelievably unlevel ground. I had to fix the unlevel ground under the sod - remove clods, humps and fill in the holes on the entire yard.

I found the home buying experience was difficult but partially because the pandemic. I would purchase a home already built if I could do it again. I'm very happy with my home but its nice to see what your getting and Pulte does not let you customize anything which I found to be frustrating.

We’ve had experience with Pulte before and it was good. Pulte today is unresponsive to all the mistakes in the workmanship of these homes. At this point, I’m terribly disappointed in Pulte. It appears that nobody wants to take responsibility.
