The building experience was ok. Communication has always been an issue. I closed on my home nearly 2 months ago and STILL don’t have the things completed that were on my list from the pre closing walk through. Now, my site manager is gone and I am not getting any response from Dan or Steve. I am very frustrated and disappointed.

It wasn't a smooth process especially after we moved in. I would 2nd guess this decision

Pulte cannot be trusted to construct a solid home at DelWebb grand dunes. We have had nothing but problems since moving in. Although there was a tension given in the first 30 days it has fallen off significantly after that. The quality of workmanship is terrible. Not one door was painted properly; neither the top nor bottoms of the doors were sanded and painted and there were many doors in need of a complete re-painting. The wall paintings were never cut in at the top or bottom moldings. There were pieces missed and whole walls need to be re-painted. The kitchen counter at the breakfast bar and the island needed a complete replacement as did a lot of grout work which is still not satisfactory. It doesn’t appear that there is one square wall in the entire house and studs are placed at 20 inches apart and not the standard 16 inches and although they say this is to code it is also to cut down on construction costs. We are grossly unhappy after having paid 1,000,000+ dollars to live there. And I haven’t even mentioned the landscaping. There are so many weeds growing between the slabs of grass that it’s embarrassing that this is their quality of workmanship. I have not met one homeowner who doesn’t complain about the construction quality of their home. There is a serious problem with Pulte management. The carftmenship on this home is terrible. the builder went as cheap as is could and stay in codei

Pulte was adamant about there 10 point process never happened. There walk through inspection we’re not followed through. It took 4. Days to get hot water and We couldn’t cook no gas? Took a month to get shower door in master bedroom. The outside slider it took a month for some one to come out now we have to wait for new door. I asked repair people if the tile floors were sealed and was told because we are old people they don’t seal them because we might slip and fall?

The gas pipe is out to far to put my stove into place needed to find a handyman to fix that and our outdoor hose spicket at our cost very shady. We have already closed and no one can help us from Pulte

We bought this home because we were told they use high quality materials and oversee the craftsmanship and the quality in your home would be superior! Our home is not even close we were so disappointed with all the flaws the materials that they used items they did not finish a build out at this cost should be high quality. We feel that we got half of what expected in a quality home this house will probably go up for sale soon we are that disappointed.

For the price of our Del Webb home I expected a much better outcome. Our sales person & final construction manager we’re TERRIFIC, but the workmanship was HORRIBLE! I will be filling MANY imperfections, sanding, painting & fixing many outstanding issues myself.

The purchasing and planning was very good, Lisa, our sales person was very helpful and responded to any questions we had in a very timely manner. Our design team was also great and helpful with our decision making and putting our home together. The building on the other hand was very frustrating. Our home sat very long periods of time with nothing being done only to have many issues upon completion that we have addressed ourselves. We have been in our home now for a little more than a month and are still waiting on cabinet doors and drawers that were talked about at the final walk thru. Quality control seemed to be non-existent. Numerous issues discovered before closing, still not addresses. Still finding quality issues on a daily basis. This is mediocre track home quality at a price point that approaches a semi-custom home. 48 days past close, no resolution on 15k pro range installation issues. Two other repairs resulted in further damage. (Countertop damaged by tooling, floor grout stained after bogus attempt to “paint” island cabinet skins that don’t match. Countertop repaired, but grout stains remain and cabinets still don’t match) Seeing these stains drives me nuts multiple times per day. Purchasing experience excellent process done professionally. However, VERY,VERY dissapointed with completion of home several unfinished areas in spite of same addressed before & after closing. Follow-up as per policy with telephone calls and email to date NO response.

Very poor workmanship, large chips in baseboards just painted over, missing trim on bathroom vanity, still have carpenters paper under stove, grout and paint splatter not cleaned up. Just no pride in their work and absolutely NO attention to detail by field managers and inspectors. Not what you would expect for a new home.

Can’t believe anything said

Be prepared. Keep up with everything as you go. Hire external inspector. There is no checking by builder. Remember they are not a custom builder and the workmanship reflects that fact.

The workmanship should have been much higher quality than what we received. Paint splatters on the floors were everywhere throughout the house. Tile work was poorly executed. Doors are not hung properly. Moulding around door frames and cabinets are cut short leaving big gaps. The sliding glass doors were not installed properly and leaked during the first rain storm. Bugs were constantly entering the house due to the glass doors not having insect barriers installed. I could go on but I will run out of room. We have been in the house for over a month and nothing has been corrected. I go through the proper process of reporting things that need to be repaired, but we have not received any response as to when the repairs will be made. There is a lack of communication from customer service. Additionally if you pay cash there is no information shared at closing. Just a handover of keys. ... More

Honestly I haven't met one person in Del Webb that has had a positive experience with outstanding issues that need to be addressed in their home. The comments leave me to wonder how long it will be before our issues are addressed.

Pulte mortgage procrastinated in locking in my rate for two months resulting in the interest rate jumping .625 percent, costing me over $400 a month.

The experience was not a pleasant one. In the beginning the only person I would give high marks to is the design center (Karen). The field manager (Thomas) was great to a point. His follow through was not. They promise to keep you informed, they did not. I know he had a lot of work, and we tried to be patient but we were worn down. Hopefully the outstanding issues will be resolved soon.

Really enjoyed our sales person. She was responsive and educated on the homes and neighborhood. Was extremely disappointed in the final product on so many levels - too many to write out here. Main issues - craftsmanship just so shoddy I would be embarrassed to present this to an owner as clean and new.

Way too many issues with the work that was done. I think the time it takes to get things fixed is apart of their overall plan. Put your life on hold waiting for things to get fixed hoping you will fix them yourself. There seems to be no priority to make things right. Their preferred pool provider is as bad a Pulte homes with excuses for everything. The pool was dug in October and we still just have hole in the ground with plumbing and electrical complete. This is our third Pulte home and has been the worst experience.

Make sure you inspect construction through the stages of build where possible.

Poor attention to detail and finish work. Many items left unfinished and not yet corrected, a month after closing. Examples: baseboards not properly joined, front door trim not finished, thresholds and transitions not completed, cracked window trim not repaired, chips in quarter rounds, stovetop scratched, lots of caulking not done, scuttle door in closet not finished, and more relatively small items. Although I know I’ll love living in my new townhome, the number of punch list items and trying to get things fixed as they should have been (and as I was assured they would be), is quite frustrating and disappointing. ... I would advise to not close on your house until they address every issue you see. After you close, the construction manager forgets what they promised to take care of. We’ve had the house 2 months and still don’t have a doorknob to a linen closet. Once we did our 30 day walk through with the warranty person, a lot of issues are being taken care of including 6 doorknobs that the construction manager knew were in the house but didn’t send anyone to install.

High priced homes with low quality work.

Should not have closed on house til all things were done. Still waiting for glass in master shower. Two months, carpet installed improperly in master closet, kitchen hood still not finished. Woodwork and doors, door frames dings, dents, paint runs.
