We were essentially coerced into closing 12/10/21 on a house that remains unfinished coming up on 2 months later. Major framing errors including unequal door frames in bedrooms, open gaps between frames and missing drywall, bowing of drywall and doors hung on bowed frames. The bench in the entryway from the garage is not as shown in the model homes, and looks like it was constructed by a child (door is mounted unevenly on painted hinges, front is disconnected from top). Long Delays and Wrong Components

It took 9 months to build my home after the foundation was poured. Other homes started after mine were finished before mine, I believe due to my price being locked in. Be vigilant during construction. The wrong countertop was installed in my kitchen and the builder did not identify and fix it. Other issues also were left up to me to identify and push for resolution.

Incredible lack of attention to detail as a whole. Lack of overall quality in workmanship by almost all of the tradespeople utilized during the build process. Indifference by responsible parties involved in the build process. Overpriced for what we received but that's the crazy market we are in. Thankful to have a new home but would do it differently if we had to do it again. From what we have learned, this is standard operating procedure in a home built by Pulte within Sun City- Georgetown, TX.

It took 11 months to get into our house, with four casual emails from our sales person extending our timeline out another 2 months. Being desperate to move in we closed despite numerous items that still needed to be addressed. We've not had responses back from anyone since.

The sales process started off great but slide into something quite horrible. We had 5 sales agents during the sales cycle. Post sale, there were covid-related construction delays and poor communications. Overall, we are glad we bought in Riverlights. The neighborhood is fantastic.

Sales staff at Pulte/Del Webb, Georgetown are not honest. They will say anything to get you hooked and then bully you when you ask questions. I would never recommend using one of those sales people. Shame on all of them.

Builder gave us a closing date they couldn't keep, so it made it very difficult for us. The construction may have been rushed at the end. There were many missing items and defects which are still being worked on. It has been over a month since closing. The construction manager, however, has been very responsive to our communication.

Rush to Close

Rush to close homes, when not ready. Promise of a 100% completed home, means they want you to agree to close with a list of things not completed yet. Once closed, forget about it!!!. You are not a priority anymore. I know times are difficult with manpower and supplies, but when you see newer homes ready for closing down the street with the hardware you are waiting for installed, You get the picture were you stand. Slow to respond, make you feel you are the problem, when all you want is what was promised and what you paid for, Buyer Beware of Pulte!!!

Poor quality of workmanship

Pulte bit off more than they can chew. Our salesman was great. The house was not ready by the closing date we were given. When we discovered the bathroom light switch was not installed as it should have been we asked for it to be done per the blueprint, and were told " no you have to suck it up" It has been a month the th I ngs they were supposed to fix are still not done. Very disappointing overall.

Many issues still to be dealt with after closing. Spent lots of money for sloppy workmanship as well as unfinished. I think the site supervisor is inundated with many homes and trying to do his best. I have to cobtinousky ask for things to get done. Labor must be hard to come by.

The final craftsman work was terrible, chips, poor paint job, poor joints etc. Moto: Hurry up and finish! We were over two months late closing due to builders' poor business decisions. Poor craftsmanship and communications are a common theme with other homeowners. We discovered this after moving in. We were told stuff would be fixed but had to hound them to get it done. Overall, our experience with Pulte was not what we expected.

Poorest Quality of Construction- EVER!

One week before moving into my home I did a walk thru to identify a few items that are typical. I discovered 19/21 interior doors were cracked. In the process to correct the problem and keep my close date, as my rental expired, movers, utilities, etc. all arranged, they tried to fix the problem. During the process doors were left in terrible condition, trim damaged, walls damaged, etc. After being in my home for one week, I saw the inconsistency of the drywall on walls, the exterior stucco around front entry had ripples in it, ceiling peeling off lanai ceiling and the list has been never ...

Our impression at the outset was that Pulte was a quality builder. We soon found out to the contrary, Use of what appeared to be exceptionally unskilled labor, poor finishing, painting quality a disgrace, doors sticking to frames, 7 out of 11 window blinds don't fit, landscaping and sodding appalling. That's just a few of the problems we are experiencing.

Worst purchase experience from over 12 homes purchased

Pulte Homes did not want to accept VA financing and made it quite difficult to purchase using outside financing. They fired our lot supervisor and neglected to tell us for over 6 weeks. We love our neighborhood and our neighbors and sincerely hope that Pulte cleans up its act.

The pandemic and February freeze were not helpful and Pulte has struggled getting crews/subs to work timely. Worse, the quality has clearly declined from the houses built not that long ago. Getting trades back in to do remedial work is hit-and-miss. There have been 12 requested of which 9 have responded and 6 did rework that was satisfactory. Nearly 2 months in, we still can’t arrange our home because walks, etc. need to be clear for work to be done. At this point, it’s exasperating. Community is great though. Wonderful people. I purchased a home about 5 years ago. At that time, my inspector told me that Pulte was one of the better builders in the area. When he inspected the new house this year, he stated that Pulte's quality was not as good as it used to be.

Get inspections done at pre-drywall, pre-close and 10 months out (just before 1 year warranty is up). I have future neighbors who are experiencing major issues and have brought Pulte management in to review the poor quality.

Stay on top of the build process, the subs are very sloppy and appear to not care about other work completed, many tasks have to be redone because they are not done correctly the first time, ensure all problems are rectified prior to closing or it takes a long time to get them resolved.

- Del Web and Ave Maria is as very well thought out with great community planning and outstanding landscaping and amentias. Pre sales and post sales support from local sales office was outstanding!!! -Building process and communications could be better. Overbooked and trades getting sloppy with their workmanship, I suspect because of time crunch. - Quality of workmanship could be better, especially for the cost.
