Subcontractors need better auditing and Detailed inspections Before closing by management

Everyone we worked with in building our new home was awesome. They listened and were very helpful

Cabinet drawer still not replaced. Countertop was damaged and 2 visits by installers said it has to be replaced. Not getting any updates.

Good quality all around

Although the home is a quality house I believe certain areas could be improved upon. This starts at the design center which is where a lack of information and explanation to the home owner is lacking. Pulte also did not offer alternates to what they build. Such as I did not want a beverage refrigerator and in not selecting that option I lost the butlers pantry in its entirety. No dimmers for the chandeliers. switches in the wrong location, Garage parking is short hard to park one car. I feel I got more value for the money in our lasts home we had in The Villages.

We love the home. There are a few minor problems. But, Mike has been working with us. He has been very good working around our schedule.

I am very happy with my new house. Bryan has been quick to take care of the few little problems that we found.

Good builder

Both the Sales agent and Field manager provide weekly updates and responded immediately to e-mail/texts on questions I had. The Sales agent delivered on all the promises made during our initial meeting.

Everything went smooth very pleased with my new home have no complaints.

We had a great field manager which was the highlight of our home building process with Dell Webb. We had a really bad experience with the design center and sales office. Coining out of our design center visit we had selected and signed off on a specific design for an inside fireplace. During construction we noticed that the area was being framed for a totally different design than what we had selected. Instead of the fireplace being located in the middle of the wall design it was located in the corner next to the outside wall by a window. We contacted the sales office and advised them of the issue and asked them to allow the builder to change to the design we had ordered or to take it out. We did not ask for our money back, simply to right the mistake that was made. Neither the sales office or management would accommodate our request. We were furious and almost walked away from the home. We went through with the purchase only because we fell in love with the community. We have been in our home for a little over a month and now will have to spend more money to have the fireplace design modified to our original selection. We will not build another home with Dell Webb/Pulte because of this experience. ... More

Quality for the money, location and amenities, services and followup.

Builders very responsive. Provide excellent suggestions and guidance.

Quality of workmanship and materials for the price of the home is less than would be expected. We purchased the home in the community for the life style but are disappointed in the house.

Recently moved into our Del Webb Chateau Elan home. Several issues have presented themselves in the first few weeks. Fortunately the Supervisors have been extremely responsive and have taken care of them promptly. The overall level of fit and finish on the home was “good” but not exceptional. Based on the price of the home I would have expected a bit more. Thus the Value rating was only 3 Stars.

Very easy transition into new home. The field manager was a gem and so was his associate. The experience was very good, especially considering the circumstances with the COVID-19 issues everyone is dealing with.

I called multiple times sent more than one request written request to have my lawn rolled it looks terrible and to have a plant put in front of my air conditioner both things were promised to me weeks and weeks ago still no reply I'm not even a call or an email saying that we can't get through it yet so I'm really disheartened.there's also piece of granite that should be behind my stove to cover up the hole when my stove was mounted that was never taken care of either so I'm not a very happy customer.

There are some things that were not carefully paid attention to. One corner area of floor at the bedroom door was not grouted. The wall at the edge of one of outlets has a good sized hole that was never fixed. The outlet cover does Not cover the flaw. Numerous paint spots on tile and drips on patio. Tile was easy to clean but patio was too dry to remove. We have no light bulbs in patio ceiling. A service request was made in April and I have a copy but no one showed up to do repairs. Our online account shows No Service requests. Due to Covid 19 I am sure that normal followup is being affected by social distancing, staff on furlough, etc. so allowances are being made on our part for the lack of efficiency we expected. ... I am not particularly happy with this whole experience. Many instances of bait -and - switch sales tactics, starting with down payment amount at contract signing, look and care of surrounding common space, and choices of color and design of interior finish. 2 examples: one color paint for all rooms, picked from only four available colors; one color laminate flooring for all rooms. Exterior materials good quality, interior is good for only what you see. The 'in-the-wall' mechanicals are minimum,at best. Workmanship is dependent on specific trade, but overall low quality, minimum standard. And you get no custom options at all. Community, neighbors, amenities all good. Warranty work, not sure yet. Made call concerning insufficient insulation, was told non emergency repairs will be addressed after pandemic restrictions are relaxed. ... More

The buying process was easy from start through close. Everyone was very professional and responsive throughout.

NEVER NEVER close until you see EVERYTHING FIXED

Pulte has a well known name out there, but beware Pulte uses some cheap materials so it looks good. Contractors hurry to get done, but don't check that their work is operable. The painters will paint your walls and ceilings, but paint splatters appear on your tile, cabinets, hardwood floors, doors and garage floors . Upgrades are way overpriced. My suggestion is to put in the standard low grade products and after closing gut the house. Make sure to prewire everything. You will save a ton of money on flooring and countertops alone besides other items that can easily be replaced.

The quality of materials seems to be good. The problem so far seems to lie in the carrying out of the warranty work. Promises are made, however, the actual carrying out of the warranty work by the contractors is sorely lacking. Communication needs to vastly improved between what I as the homeowner reports to Pulte/Del Webb and whatever Pulte/Del Webb passes along to the contractor. The contractors show up to complete the warranty work uninformed and unprepared to complete the work as requested. The contractors seem to be unconcerned how to effectively complete the work, and they have no regard for the homeowner living in the home while the work is completed. There is no concern to protect the home furnishings from dust and the effect of the work on the home. There are steps they could take to remediate the messes caused, but they refuse or state they were not instructed to complete those steps by the Del Webb/Pulte representatives. We have had to send a contractor away without completing the work when this occurred. ... More

Warranty service is non-responsive to our needs.

My experience through the entire loan process was the worst I ever experienced.
