We are very happy with our new house and the community. Our concerns lie in purchasing a past model home and finding many costly items in I'll repair. The sprinkler, electrical and AC system all required significant repairs. One was in the contract, yet denied. Worst of all was being given keys and garage door openers that had not been recoded. The outside door pad opened up with no code whatsoever. That was only discovered by the men who came to change them for us.

refrigerator door damaged, waiting for new door, mirror in master bath not secured properly, closet in spare bedroom the railing was damaged which also caused door to be damaged. fan over stove needed repairs wrong size screw. several areas needed repainting. part had to be replaced in sprinkler system. that's it for now

The seeming lack of quality/quality control and the “cheapness” of the fittings/fixtures. The installed landscaping, especially the sod is very poor grade and was not installed with care. The attention to detail is poor!

It would be advisable for anyone considering a purchase/build to make frequent personal visits and closely monitor the progress of the build. This is a very real regret from my perspective. Despite being assured of “quality control” throughout the process, it is not possible to recognize it in this particular house.

Unfortunately poor communication throughout the entire process

The process started out great, but once we signed it all went down hill from there. The sales person would not return my calls, emails, text messages for minimum 1-2 weeks when I contacted her with questions. I did not get any updates on the status of my house which ended up being delayed several times so we actually closed 2 months after the original date. We had 3 field superintendents as they all kept leaving. It overall was a very unpleasant and frustrating experience. Pulte needs to really really really improve their customer service.

I never expected to have so many things wrong with the house. I The quality of work on the interior was quite poor. I paid for things up front that I had to pay someone else to make right. I'm here about six weeks now, and very little has been fixed by the builder.

Sales team was excellent, design team was excellent but decision by Del Webb to accelerate closing date caused very poor workmanship on the interior. A word to the wise...do not agree to close until all work is completed to your satisfaction.

At first there was constant communication. Once I signed and was committed, things changed. They said I would be kept up to date on everything but that was not the case. I had to ask repeatedly for information and updates. My salesperson left halfway through the process and the only person I had any contact with was the construction manager. It was a very stressful process.

Tim did a good job the landscapers were terrible we are still waiting ion them to replace a tree after 3 months of them saying it is still alive no leaves yet the yard is very ruff and a ne they didn't pickup any junk it is under the grass

Over all the house is good it just seems that after closing things take for ever to happen Are builder Tim turned in a cabinet that had a crack in it to be replaced that has been app. five weeks ago still nothing and then there is the landscapers and sprinkler people that do the worst work i have ever seen. The quality of paint we were able to select from was very poor unable to wash any of it.

Our realtor did nothing to help us negotiate with the builder. Our building supervisor was horrible. We had to get management involved. Once management was involved the move went much smoother. The painting and finish work are not very good. We are having our house repainted.

Our home in Buckeye Festival was built with two A/C. It in Florence they put one. Excuse was unsatisfactory. The Journey has a better system that the Voyage. I feel a mistake was made using old floor plans to build them in Florence and Buckeye builds with newer plans because two A/C are needed. VP for Arizona Jermey is useless and that’s the reputation he has from others that have gone to him with issues. They never provided me a letter from Pulte engineer saying the difference between Buckeye and Florence and why. Also why was this house not upgraded like Journey system? Think a mistake ...

Lack of response time to problems after we closed.

When all our issues have been resolved since we closed April 21, 2020, then and only then will we grade Del Webb on the home buying experience. At this juncture we are not pleased. For example, we were recently told our refrigerator would would be delivered the week of May 24 - 28. It wasn't received as of 6/3 and no one bothered to call us to let us know of any further delays. On top of that, the refrigerator we have has no ice maker and we have to buy ice at a retail store weekly. Not a big expense but certainly is an inconvenience. My experience was so disappointing, especially with Pulte Mortgage. I loved the location and floor plan of my home, but the only time I felt like I was a client that Pulte was trying to please was during my interior design consultation. They did meet the deadline set for closing, but they did so through obviously rushed final construction details. I initially applied for a very small mortgage with Pulte Mortgage simply to get the promised contribution towards closing costs. Glue, dirt, cement, absolutely the dirtiest new house ever. Yesterday I was on my hands and knees scraping up glue for 1/2 hr. No pride in workmanship. Received a 175,000 house for 275,000.

Our experience was not good. We closed on a house that had no electric, gas, and roof not completed. Some of the sub-contractors did sloppy work. The construction manager pushed back on many things. I was happy with most of my upgrades, but had to watch them closely as the manager missed putting in some of my contract upgrades. We were out of town, but you really need to be there during their builder process.

I had never had a house built before and would probably not do it again. It was a bummer seeing poor quality products being used on my house and all of the set backs along the way. I couldn't believe the amount of trash and garbage litter through the job site. I couldn't believe how much people just didn't care. My friend built a house too and she has had a tremendous amount of issues with her house. The neighbors all have a story to share.

Make sure you visit the home every week during construction so you can keep up with the stuff that needs to be fixed and that isn't done correctly. The entire process is focussed on saving Pulte money, not on producing a quality product.

There is no question the sales person lied to us

When we signed the purchase agreement I specifically asked the sales person if the home would appraise at that level. She absolutely assured us it would. It fell short by tens of thousands of dollars. The bright side is after shopping for a mortgage and insurance we went with Pulte for both. And though there are lots of minor issues with the house that need attention the customer care person is great at following through.
