Used inexperienced trades. We were at the site each day and saw firsthand how and who was doing the work. The interior work was not completed by experienced contractors in most cases. This was proven correct by the number of times we had to have repairs done.

Rain bird water sensor.

Every house I see in Sun City has a rain sensor with a bracket on their gutter. When I looked for mine it is sitting in my gutter. So I am thinking why would someone just put my rain sensor in my gutter instead of using a bracket like everyone else? It did not fall there someone had to do that instead of doing it right. That is my reason for the low rating.

I’m not even sure we got the features we selected. Our master closet has only one shelf whereas I understood there would be an upper and lower if we chose the upgraded version. I don’t recall being asked what color grout for the showers. I chose the lightest tiles and the grout is dark brown. It’s very ugly. The floors were damaged and the ‘correction’ was to scrub a strong smelling solvent into them. The shine is now nonexistent. We asked for top-of-the - line cabinets and they are pretty cheaply made. We have had nothing but problems since moving in. You can see daylight through the garage door and that is an "acceptable" margin of error. This attitude is totally unacceptable! The garage doors are just cheap pieces of metal! The child safety mechanism can easily be put out of alignment. We had 3 defective toilets. Totally not level. They have been replaced. The real-estate portion was outstanding as well as the title portion. Now when as to the mortgage portion it was ABSOLUTELY HORRENDOUS !!!!!! Between loosing very important financial information and as for the same documents over and over and telling me the need to pay off a $60 credit card at closing THEY ARE CLUELESS!!!!! At one point I told them I should just buy the house outright!! I was lucky I only had to deal with them for 3 weeks!!! First let me start with the positives. My builder, Daniel Clark, was outstanding in every way. There aren’t enough stars in the sky to rate him. Our experience with Pulte Mortgage was horrible. We had to keep supplying the same info and the new info could have been requested much earlier. We did not close on our closing date bc of trying to get info that should have been requested much earlier than the week of Christmas when many offices were closed. We were very stressed! It was a trying experience.

Great quality home and workmanship- sales staff lacking

We had poor communication throughout the process with our salesman, Todd. Knowing my husband and I lived two different directions, 300 and 400 miles from our new home, he didn’t tell us we would have to return within 3 weeks of deciding to buy. He didn’t always answer questions about the meetings scheduled through the process. However, it is a very beautiful, good quality home. We especially enjoyed working with Brooke, the construction manager. The workers in our neighborhood seem friendly and respectful as well.

Home buying experience could be better

This was our third new build so we believe we've gained a little knowledge and experience with purchasing new homes. This one from Del Webb was nice at the introduction however, having to wait 10 months to close on our new home all the while watching interest rates climb. What is the earnest money good for? That's an experience we did not enjoy at all. Priority should have been given to lock in rates when earnest money is given. Yes we understand about post covid supply issues, but why are the buyers the ones you wait and end up having to pay higher payments? Not good business.

Everything was good until Pulte Mortgage got involved, I would rate their service an absolute zero. Everyone we talked to in the Denver, Co. office was totally unorganized & couldn't decide what they needed when. This is the eighth house my wife have bought & they single handedly made this experience worse than all the others put togather, wouldn't recommend them to my worst enemy!

Slow with problems

I do not blame the delays on Del Webb, they were the fault of our politicians. However, even several months after moving in, my oven is not completely installed and the hot water recirculating is not working. The contractors have generally been very responsive. This is except the plumbers. They have repeatedly lied, missed appointments, and have not resolved the problem.

Our sales person seemed to lose interest once we signed the contract and was non-existent through the close. Sales person has yet to congratulate us on the new home. Low scores to sales. Pulte mortgage was impossible to deal with and dropped the ball several times to the point I used another lender and lost $8K from Pulte, but it was worth it. The bright shinning star was our construction project manager who was great to work with, communicative and very detail oriented.

Beware...... First water bill for new home buyers to Stone Creek!!! Turn your irrigation system back!!!!!!

Stone Creek used 116,000 gallons of water on our sod prior to ours closing. After our closing we had inadvertently and quite accidentally and mistakenly used 92,000 gallons of water on our new sod. Isn’t that an excessive amount of water and a waste????? Perhaps your notice/awareness Regarding watering new sod to new homebuyers could be made with more emphasis regarding the awareness of the first and second water bill!!!!!
