The sales staff is friendly and helpful. The subcontractors are horrible. The construction supervisors we had are no longer with the company. They were terrible. We have had a positive response to our concerns and are awaiting scheduling of repairs to be made. Much time has been spent worrying and fretting about our decision to build here. We lived 1300 miles away when building took place. I would suggest if you build here, you rent here and watch every day the progress (or lack there of) being made. This was/is a very stressful time. Good sales and build experience. Choice of options is limited and really adds to the price considerably--a bit of a surprise! Quality of some details--paint, wood trim--not up to the quality of the overall house. Overall great home!!

Beautiful home; however, much of the finish work was sub-par: cracked tiles, sloppy painting; uncleared grout throughout the home. Del Webb rep, Eliot, has been great to work with and is resolving all issues.

Management uses that is someone else’s job

It's been my experience any time you have a new community the contracted builder has marching orders to build so many homes per month. The builder is only as good as the sub contractor's they employ. 99% of the time there are no sub-contracting supervisors to monitor the daily work of their employee's doing the installs. Usually there is only an on site company superintendent who oversees the building process. If the sub contracting employees don't have pride in their craft, you wind up with shoddy workmanship. limit your options we paid over 10,000 for upgraded tile. We did not get the tile we ordered different color and pattern and different name. They said it was close enough. they said they have the right to change our choices in the contract. Construction supervisor lied to us several times. Do not close till all items fixed or hold back money. After they receive your money you are helpless. They are desperate money.

I'm also a remodeling contractor & have built 4 homes. I own Kal's Contracting & Plumbing. The homes are over priced for the finishes you provide. Poor communication. No response to warranty items submitted on the owners website. The only thing I would recommend is the location of the neighborhood. This development needs more people working for it like the job supervisor Daryl.

Very smooth buying experience. We visited Hill Country Retreat, and selected the plan for our new home, and returned to San Antonio a few weeks later to select the design upgrades within the interior. Everything went very smoothly. Our only regret is that because we lived a great distance away, we were unable to visit our home as it was being constructed. The remedy was progress photos from local friends, and weekly updates from the Pulte building manager and sales rep. A very satisfying experience.

The pace from structural decisions through the design phase is very fast and can be overwhelming. The lack of information on the electrical layout (e.g. lights, switches & outlets) creates issues at the rough-in inspection that could be avoided with more details at the structural phase.

We built this home while we lived out of state. We had challenges with the first building manager keeping in touch and felt frustrated and uninformed but Del Webb reassigned us and the experience completely changed. The second manager assigned was great, friendly, knowledgeable and very responsive. He took over right at the point our framing was completed, he spoke with us weekly, providing pictures and details on the next steps. We love the area, the floor plan and efficiency of our home. Be sure any uncompleted issues are well documented and calendared. Work in days/expectations regarding health .covid requirements. It's been 45 days and we are still waiting to hear from the tile company to set an appt.

The sales team was helpful in offering alternatives in lot selections as well house upgrades. They were not afraid to provide insight on any questions we may have had. We had our house inspected prior to closing and nothing mechanical or structural was found. Cosmetically there were thing that we identified and are expecting to talk to the supervisor that takes care of after sale issues next week.

1. Communications and accuracy of information to new buyers and existing home owners needs to. It is very poor. 2. Our home was not ready for us to move in. It was not ready for our final walk through with numerous things that needed to be fixed and done. On our closing day, it still was not done with lots of excuses and what was done was poor work.. 3. Salesman did not explain things thoroughly, it felt like he was just trying to make a sale and gave us false information. 4.They installed a crummy wood privacy fence behind our house and painted it black. It looks horrible. They told us it was a "SECURITY" fence and a "SOUND reduction fence. It is not either. It is a privacy fence, that's it. We were not informed that this was being put in. Strick guidelines are put in place for us to follow to keep our community looking nice and we are expected to follow these guidelines. If you can't follow your own guidelines, how do you expect the residents to follow them. You install this horrible looking fence that makes our home look cheap!! We paid good money for our home!! 5. We purchased the CPI security. We were informed by Hargrave that most the wiring they installed for our cable was not needed. However, we paid for all of this wiring per CPI. Why are they installing wiring that is not needed? Again, another communication breakdown with the vendors that Pulte/Del Webb employ for the community. Very disappointing. 6. When working with Pulte, we worked with 3 or 4 different people, none of whom were communicating with each other and requesting the same documents. It was a very frustrating and confusing. They did not communicate the process, they just assumed we knew. 7. Sun City HOA. They have been very rude and unresponsive to requests. It seems like most people that work there are not happy. Do you want people like that managing your communities. Again, we spend a good amount of money for them to manage the community.. 8. We have paint splatters all over our floor and were told that we shouldn't expect the quality of a million dollar home. They told us to clean it up ourselves. We do not feel that is what you want your people saying to residents who just purchased hundreds of thousand dollars on a home in your community. In conclusion; We understand that we moved to the community at a very rough time with the Virus. However, it does not constitute the behaviors that we have given you above. We are enjoying our home and are happy to be here. However, we feel these problems and suggestions need to be addressed. We are not the only ones here that feel this way. We have neighbors that ask us if we have been "Pulted" because of how disappointing it has been. We would appreciated you addressing these issues so people who want to come to this and other communities that you have will have a good experience. ... More

The bathrooms in the homes are not build for 55 and older people. The assign builder for my home has been unprofessional in his deal with me or my concern family member. I have not heard from his since the closing. The home has several problems which he is support to handle!!!!!

The entire building process was great overall! The design center could have given more details to the kitchen cabinets.

We love your new home in SC Festival BUT as of today, we still have NO response to our 30 day "fix it" list - we are 70 days+ since moving in. We followed your rules & payments made but the rules don't apply to you! Get moving Pulte. Your excuses are not working.

Particularly like my location: facing west with a pond view. Quality construction too.

The process was smooth and easy. Everyone was professional, and answered all our questions. I would recommend using them. We built our home while living out of state, and was pleased with the entire process.

Apparently I’m not supposed to give names or examples of what the issues, so I wonder how you expect to take care of the problems... I have plenty of pictures and texts if anyone is interested.

We moved to one of the Del Webb homes because we wanted to downsize. We sold our old home and with only about 30 days until we had to move out, we thought we would have to rent interim housing until we could close escrow on our Del Webb home. Betty in the Alma sales office assured me that we could close escrow in time to move straight to our new home. She was awesome along with all the other Del Webb people in the finance and escrow divisions. The escrow was seamless and quick. Betty and Gary, the construction superintendent, worked with me every step of the way to coordinate hookup of our utilities and delivery of our appliances. It was so helpful since I was trying to move out of my old home. We have been in our new home a little over a month and Betty and Gary continue to be available for any questions. House is nice. Only negative is price of upgrades

We had a great experience building and buying our new home. From start to finish, the process was simple and hassle-free. We would highly recommend this community/builder to our friends and family!

Lacking in attention to details like trim work, light fixtures. Once notified, very good at fixing the problems.

The layout is exactly what I needed.
