Texture overspray everywhere, tape, all just painted over and not removed. Refer defective, items still need to be repaired(making a list) and much more. Sales team was great, but that is where it stopped.

Lisa in the Sales office at the development site was very helpful - supportive and quick to respond to questions. Courtney in the Design center was great - attentive, knowledgeable, and helpful. Pulte Loan process was laborious, and information requested was far beyond anything any other builder has requested. Construction Manager (CM) was forced by corporate schedule to build too fast and close too quickly - no real chance to address all of the issues discovered at the walk-through conducted before closing. The builders need to build fast without regard to customers needs. They say they are production builders and cannot spend the time "customizing" for each customer. Too bad they don't share all those savings with the buyer.

The builder has no desire to build an energy efficient home even though they pretend they are. For example, they do not offer upgrades to energy star appliances. The engineering of the heating and cooling system is incorrect for the modern tight construction of the home. They install only inexpensive single stage systems which are not energy efficient in tight construction. In addition, they do not offer an upgraded filter system for customers with allergy issues. Pultes customer service representative was not helpful at all. She will find any excuse not to help you with your issues. You have to battle with them to get anything done. Once they have your money, you're on your own.

Poor quality of workmanship and materials

We love our new house and the sales team but the contractors and materials used are generally suspect. The painters were sloppy, did not use drop clothes and the paint was of poor quality - both inside and out. The stucco and roofing work was also done hastily and poorly. My opinion is that during COVID Pulte had too few contractors to keep up with sales which resulted in poor overall quality. We have numerous issues with our home after we received the keys and are still trying to resolve them nearly 2 months later. Frustrating and disappointing

The original “field manager” did not know anything about construction or scheduling. Our project (the 7th home that we have built) was a mess. Once he was replaced things went more smoothly. The finished product is satisfactory but not great. Late in the construction process my flat back yard was bulldozed and carved into a drainage ditch. At no time had we been told that this would be necessary for “engineering.” When we have heavy rains the water from up the hill gushes through my back yard washing away pieces of sod and dirt. I have asked that they come out and fix this to no avail!

They put a floor receptible in the floor that was supposed to be under the couch. It is over in the middle of the floor and can't be used for anything! Not only can it not be used...it looks awful in that location!

workmanship of this house is very poor. Move in week was mentally stressful as there were so many things left to be done for me to be happy and to sign off. House is about $100k to $15k overpriced for what we bought. Staff is responsive when i call.

Major and miner details overlooked. No stone on our courtyard wall, sloppy paint job, outlet boxes in crooked, holes in stucco, grout missing or has holes in it, tiles that were laid that have holes in them. Over a month, still no repairs.

Very little communication throughout the process

Pulte is a for profit organization, which is fine, however, they do not have any interest in talking to the customer throughout the home building process. They cut corners where possible and charge the highest prices. Don't believe the sales person, they are going to tell you anything to get you to buy and then there will be an excuse for everything when they can't deliver. They will also retaliate so be careful what you say to anyone involved in the entire process.

Be careful.......follow through with certain things are just not there and at the beginning we just waited for the next disaster/issue. We have a punch list of fixes that can choke a horse.

Poor Design of home

2-3 minutes to get hot water to the master shower and kitchen sink. Air conditioner system is under designed and takes several hours to heat the home. Master bedroom in 2-3 degrees colder. Closing a disaster 20 major items not fixed 24 hours prior to closing

The lack of quality control.

Do not close until everything in your Pulte home has been done to your satisfaction. It might not get done after you close. We had excessive things wrong in the home and they are still fixing things after almost 2 months. Then to fix it, they give you a 4 hour window to show up, and then might not even show, or only fix half of what was scheduled. We had to escalate up thru corporate and even they did not care. We have not been happy with our experience at all.

Untrustworthiness of sales staff and PGP Title Company

Pulte pushes for quick closing dates even though the house construction is far from done. There is no time resolve the open issues and things are slammed together make the closing date. The Pulte foreman was diligent and trustworthy but I believe the quality of the subcontractors that built the home were of a very low standard.

Ask a lot of questions and have everything in writing. If there is something you see in the model do not assume that is what you will get for the finished Product. Be on property site as often as you can and document all problems questions etc.

Poor Attention to Detail

I was surprised at how sloppy the overall craftsmanship was in the details. I have found at least one corner not square. There is at least one crooked wall. Most of the electrical outlets don't cover the entire hole leaving the appearance of small holes next to the outlet plates. Some of the cabinet doors were hung crooked and the depth is that of cabinets put in a cheap house. The upgrade to the blinds is a disaster and will need to be replaced because they are crooked and cheap. Water drainage between houses is poor and will need to be addressed. Big Mistake

After living in the new home for 2 months, I can now see the slipshod construction. Ramshackle quality. I thought I was moving into a more refined community. Instead what I find is the intolerable noise from all the ATV's that ride all over my block by Elderly Easy Riders. The NOISE comming off of Falcon Ridge is like nails on a chalk board.
