I’ve owned new construction before, I’ve rehabbed a condo to the studs, and had many homes in between but I’ve never as an home buyer encountered such sloppy, careless work. It’s as though people were pulled off the street and if they can wield a hammer or hold a paint brush, they’re hired to build $500k + homes. It’s mind boggling to me that Del Webb puts up with it, and then knowingly turns it over to buyers who are paying a lot of money. Is it due to lack of workers? Maybe. The Pulte group is very difficult to work with. It does not matter what you, the customer, wants. The closing date that they gave us was not good for us but they refused to accommodate us. Everything is dictated to you and whether or not that works for you does not matter to them. They are not custom builders and the fact that they would not allow us to change the cable in the bedroom to the flex room made me think our house must be built by robots. The building experience was lack luster at best we had to deal with 2 different construction managers the first was horrible with the plans of the home not being followed. If I had not been visiting the home, it would have been built completely wrong. Responsiveness to address numerous issues pointed out prior to closing has been horrible. Damaged items, drywall repair not completed and final painting. We have raised issues to numerous parties with no response. They seem to accept less than perfect if you "can't see it" or if they can get by with it.

There are so many issues with our “new” house that it’s way too many to mention. Cracking paint on the ceiling, poor drywall finishing, defective windows, defective shower door, poor quality cabinets that were a $10,000 upgrade, 2 large holes in the walls that Pulte didn’t notice, poor trim finishing work. Once the home was finished, and the day before my closing, I had my “walk-thru” with the sales rep and the construction supervisor. Here are just a few of the problems: Almost every electrical wall plate in the home had gaps in the sheet rock and the wall plate. I was told by the construction supervisor that the workers use a sledge hammer to punch through the wall/sheet rock for the electrician to locate and install the electrical outlets. It's true. We heard it throughout the build. Coming to Sun City Hilton Head is absolutely wonderful.....if you don't mind living in an over priced, poor quality home. Pulte has to be the bottom of the barrel when it comes to overall quality. The workmanship is subpar at best. The materials are the absolute cheapest money can buy. They are quick to say to NO to everything that would make a client happy yet fast to do whatever they need to get you to close. Such a big development executed in a relatively short timeframe by a huge company with poor corporate communication and rigid canned response to the customer resulted in chaos and did not produce a house with the same quality as the on-site sales model. You do not get what you paid for.

Look at everything in your house. From the placement of the light switches to the water pressure in your shower. Don't assume that smudges on your floor can be easily wiped up. Do not close on the house until all of your issues have been addressed. It is a very difficult and lengthy process to get problems fixed once you have closed.

Lack of Responsiveness / Pulte Silos

We have experienced the negative effects of the communication gaps between the various silos within the Pulte organization, their overwhelming focus, with the expense to customer service, of ‘making the numbers’, and how their staff is incentivized. This, they’re follow through , and the construction mgmt team telling clients what they want to hear vs. creating ‘action plans’ for outstanding issues has us questioning ‘what are Pulte standards?’. Worst buying experience of my life! Started with the rude salespeople and continues with the slow responses to repair requests. I was completely mislead. If I had to buy again, I’d probably buy somewhere else. Only redeeming factor was the foremen on my job …he’s been informative and helpful but nothing can help the shoddy construction and lies coming from the front office. Shameful just shameful. And I’d like to blame them personally but being in business for over 30 years has taught be…it starts at the top. Which is why I’d never recommend to anyone to purchase a Pulte home.

We had to fight to get the house in acceptable shape before the closing, due to numerous defects of reckless and poor workmanship. We were forced to do the closing in spite of many unacceptable items to be corrected. The building manager assigned to our house kept making promises that did not fulfill in an expeditious manner. A new manager assigned 1 month after the closing seems to be more responsive.

When you first stop here to look at homes they are great. then it goes down hill from there. We had three different construction managers during the building process. This lead to very little supervision of the trades people working on our home. The process to build our home has taken almost a year from start to finish. The quality of what we received vs what we paid is not equal. We have experienced numerous problems from the get-go. We have a broken truss in our attic that Pulte didn't identify before closing, but (thankfully) our private inspector did. Pulte opted not to repair it, they just added to braces to each side and had the Engineer say it was good. Plumbing is horrible, water pressure is non-exixstent. Never replied to my complaints workmanship was awful . Tile in kitchen coming off they won’t fix lt paint and scratches on floor. Bought at the height of the market when sales process & lender took buyers for granted. By the time the house was estimated to be done, market had crashed, but the home had still had 2 months + to go before completion. (Wish they'd taken their time to do it right, though!) Working through the building and buying process was the worst I’ve experienced. Inflexible, demanding, impersonal are a few words I’d use to describe the purchase experience. Support after sale is poor, ie, discovered a horribly crooked wall and was told they could come out to start repair in one month. I pushed for quicker and now the representative has abandoned us.
