In the middle our home being built we had a change in field managers and the details of our project requirements were not shared. There was also some third party contract pricing issues that were exposed as well. There was some quality control issues as well. I’ve paid a third party to resolve an issue instead of waiting for our warranty service to address our need as we at this time we are still waiting for several issues to be addressed.

Responsiveness slow to non-existent due to virus. Needed more effort to “find a way”. Over 8 weeks in and house still has unfinished items.

Many many little issues and a few larger ones. The larger issues were fixed fairly quickly, mostly by 3rd parties. HVAC by company that installed the unit, same for electric and plumbing. Issues with appliances were done by warranty service companies. Important tip- register ALL your appliances and equipment the day you move in. Chances are you will be asking for assistance before the day and/or week is through. Del Webb people are very friendly but you need to stay on the locals to get things done in a timely manner if ever. If you are good as a handyman, fixes and corrections will get done a lot faster (by you). ... More

after the great sales pitch DW/Pulte was the greatest and would provide an error free package all inclusive, not quite. Sales was great, financing was rough but it took 5 people to get it in order for closing. Project management was lacking in maturity and experience. Punch list items still not done as well as warranty items now, of CV19 is the cause. Action was late on my punch list items and many left at closing I trusted would be done but were not. Many simple things I asked for they refused to do or used the permit as a reason not to do, not good buyer relations. I told them at start I was a retired engineer/construction manager but that didn't seem to phase them. They blamed things on subs which is a age old excuse I heard 35 years ago, I guess no realizing they are still responsible. A complete package it was not, I am still coordinating with cable provider to get service that should have been done during construction, this experience was not fun. ... More

Lots of paint to touch up on walls, cabinets and trim. Just looks like they rushed to finish. Chips in tile backsplash.

Good Overall

The house, in general, appears well made; but the options were disappointing, diminishing the overall value, such as: 1) Tankless Water Heater provided with no recirc pump wasting 30,000-40000 gallons of water per year waiting to heat up for shower. Had to spend $2700 to replace it with efficient model. 2) Whirlpool Appliances are horrible, poor functioning, non intuitive - common complaint in community 3) No or one ugly selection of Brushed Nickle faucets or bath fixtures. Had to go with chrome. Large master bath has two 8" wide towel racks in main area and one 24" towel rack in toilet room. Could have easily fit a 24" next to sink and a towel ring next to shower. Have to sling towel over shower door. In Common bath there is on 8" towel rod - barely large enough to hang toilet paper 4) No Gutters - rain runs off flat roof over rear patio like your on the inside of a waterfall. Moved in on March 20th. We have a long list of unresolved punch list items that no one is addressing. Covid is not a valid excuse for poor customer service.

Love my new home. Move in during Covid 19 was a bit complicated. Make sure to get construction manager commitments in writing or completed prior to closing.

Pre-sales to Settlement were excellent. Unfortunately COVID-19 hit right as we closed, so the post settlement interactions and follow up could not happen as they normally would. So I am waiting to see how well it goes once Covid-19 affect is over.

We love our new home. It’s just what we were looking for. The work in the home didn’t quite live up to our expectations though. There is grout on the floor, tiles and cabinets in the master bathroom. The floor molding in areas wasn’t painted very well.

Great value -- love the location - the kitchen is perfect. I enjoy the running / walking paths and the dog park is second to none.

My new home doesn't look like the models. My electricity went off early morning on lst full day in the house. Who do I call? Couldn't find GFI to dry my hair. Couldn't start the dishwasher. The garage floor is filthy. The bottom kitchen doors look like they are fabricated. Part of it is peeling off. I would like doors to be like the larger doors. Hole in my driveway. Need work on entry patio - needs concrete work. Numerous paint and stain on hardwood floors. Garage needs work. Need more grass to fill in the bald spots by the fence in backyard. Window screens need paint removed. Unable to use guest tub/shower tile walls have paint or stain spots, also flooring in tub has something stuck on it. ... More

Solid construction but a little sloppy with fit up. No major issues and customer service team was responsive to address issues.

We lived close by so were able to watch the building process. We knew right from the sale that it was a "take it or leave it" process because they do not make changes outside their standard. So we knew we needed to watch and be involved in the process. We visited each week. We noted that the furring and studs were not evenly spaced so in one room where it was critical because of the load the wall would bare, we personally added some because they would not. The irregular spacing has created a couple of issues after moving in when mounting things on the walls, such as a lg TV. Our FM was communicative so he would tell us what they would / would not do. Since we moved in we have had bugs in our master bath sinks. Our QA rep has taken no responsibility on WHY we have these bugs and what they are feeding on in a brand new house. So we have had to work with a pest company going on 7 weeks. There have been other workmanship issues that I submit for repair / maintenance. Due to covid shutdowns, we are on a schedule for June. Even with these issues, we love our new home and the location. We just know that we must stay vigilant especially during this first year warranty period. ... More

Noticed several issues as soon as we moved in. The toilet bowl leaked, trim was missing from under dishwasher, peep hole improperly installed, hole in ceiling next to a vent, light fell out of ceiling and is hanging by the wires and our doorbell improperly wired. Our sprinkler system has not worked for almost 2 months. Numerous calls and several attempts later and they are still not working. After moving in it was determined that a drainage system needed to be installed so they show up one day without notice and start tearing up my poorly laid sod and install drainage pipes that should have been installed when the house was built. The workers just laid the bushes they dug up on top of the soil wherever they thought they belonged. All this is just the tip of the iceberg. Things like screens pulling out of the Lanai that have holes in them, etc. None of the issues are being addressed because of the Corona virus but there is no reason a repairman couldn't enter the house wearing a mask and gloves to complete the repairs and some of the repairs are outside of the home. If I can safely shop at Publix, sit in a restaurant and have a meal or go for a walk on the beach there is no reason repairs can't be made. Stop using Corona virus as an excuse and start making repairs. The icing on the cake is our club house that was supposed to be completed before we moved in on April 1st is still not finished. Houses are being built by the dozens but repairs can't be completed. Very dissatisfied. . ... More

There are still things to be fixed and taken care of

Overall went very well. Excellent construction supervisor. Challenges include long lead time for input of design choices; limited appliance options; and limited interior paint options. Mortgage process went well but closing did not go well.

Throughout the 5 month building process we tried to communicate with the Construction Foreman assigned to our project. We called, texted and emailed. He never responded, even when goaded by our request through the Sales department. Shoddy wood in the walls, a leaking roof due to a cracked tile, missing ceiling lights, a misplaced exterior outlet, and a longer list. And the final straw was when the construction was delayed for a month and we were not notified. If the mark of a quality builder is attention to the customer and attention to detail during construction, then Del Webb's Estates at Mirehaven does not qualify to claim that title. ... More

Still unhappy with our yard

We were really looking forward to our DW home and experience, unfortunately we moved in during the pandemic. DW/ Pulte did everything they could, with safety a top priority, but our pre-closing was without a representative and a lot of pre-closing items had not been attended too. I have confidence they will , but it is discouraging when you don't have a lawn or any landscaping for months, the clubhouse is rumored to have a significantly delay, and communications to get real answers is not happening. Keeping our fingers crossed it will come together, but I think more lines of communication need to be opened, and everyone else in the new development feels the same way. Only negative or comment for improvement would be in regards to the interior painting. Very poor quality job from the contractor and the material used. Literally if I try to wipe a mark off the wall, it wipes right to the primer. Should use a better quality paint, and more oversight on what the painting crews are doing ... More

Our home is so well planned out. The quality of materials excellent ! The attention to detail amazing !

Check your home against your order to make Sure it is right as we had major things we ordered missed like fan rough ins missing the wrong toilets installed

There are definitely things I would change in this house. For example, the shelves in the kitchen cabinets are too high and I am unable to move them without help (which I don't have). I will have to hire someone to do this for me. The linen closet is tiny and will not accommodate towels. But overall I really like this home.

Cleanliness and finish work were less professional than I expected. A large number of paint splatters on wood floor, circles of paint on floor where paint can was set. Food flooring has flaws. Window sills, bathtub, sliding glass door tracks and other areas dirty. Front door not properly set. Gap under door lets wind howl through the house. Problems reported 4 weeks ago and work orders issued but not yet corrected
