Builder could really strengthen the brand by being more responsive, more attentive to detail, and less careless! For example THIS SURVEY was address to me as a buyer of a 60’ product which does NOT exist in this community. Too much building and way too little ‘finishing’ of landscaping and amenities…..

I bought a spec house, so i didn't choose flooring, cabinets, etc, but i really like everything in my house. They building superintendent was easy to work with and overall it was a good experience. This is the 3rd time that I've purchased a brand new home and Pulte is much easier to work with and the workmanship is much better than the previous new homes. There were a few bumps along the way, but all the issues were resolved fairly quickly.

there are a few things that need to be taken care of but I'm told they are not covered under the house warranty

Everything went very smooth from start to close. Very easy process for building a new home. The only issue is lack of options along with extremely high costs for any upgrade. Love the house and the community so far.

My wife and I purchased a quick move in home from Del Webb in May 2025. The process of buying has been great! Our sales agent and contractor were awesome. We were really happy with the entire process and the way we have been treated. The people in our community are so friendly and we continue each day to find ways to enjoy our new home. The amenities are exceptional and the location is great.

Our overall experience has been excellent in all respects. We were out of town buyers. Websites were consistently content rich, reliable, easy to navigate. Once visiting Sun City Texas (SCT), our Sales Rep, Adam M was excellent and went above and beyond with detailed support while we were onsite and back home leading up to the lot selection and contracting decision. After lot selection, Rachel in the Design Center, was excellent in helping us with the many design selections associated with the home build. When construction started, our assigned Construction Manager, Craig C., was excellent and more. From the initial Introductory call, to the formal periodic construction updates, the several key inspection points, the walk-throughs, etc., Craig was always welcoming, accessible, and responsive. We knew he had a very heavy construction workload, but he never let it adversely affect his interactions and feedback with us. Craig was always poised, professional, friendly, and trustworthy. The closing process with Pulte was about as smooth as could be expected, given the many moving parts needing to come together. Okay — so now we have been in the home about two months. What about quality? Sure, we have had some minor hiccups here and there — few in number, but resolved timely. The energy efficiency of the home is being confirmed as we have gotten the initial couple months of utility bills. Overall, we are very pleased, and we would consider working with Del Webb / Pulte Homes again if the situation presented itself. The toughest item to grade in the survey was “Value for the price paid.” It is so subjective. If you just consider raw numbers, like $/sf, you might conclude less than 5 star. Our opinion is when you buy into a well established community like Sun City Texas (SCT) you can reasonably expect to know what you are getting; the community itself has an excellent track record; and the amenities are impressive beyond description. The other point to recognize, when you contract to buy a lot and build a new home, there are definite limits on selections. Granted, there are numerous choices within each selection targeting different price points; but, understand, you are not sitting down with an architect and a blank sheet of paper sketching out your vision of the perfect home design of your dreams. Bought one of the ready to move in properties, so it was pretty straight forward.

Overall we were unhappy with the sales person during the purchase process, she forgot some things during our initial meetings that caused problems later in the build process. The designer was great and the construction manager gets 10 stars. But your mortgage division gets 2 stars

Don’t need to be told how to drive in welcoming session. $40 every time you get a delivery or $30 if a contractor comes to do work at your house! Design options are extremely limited. You don’t know this u til after you signed a contract. After buying 5 new construction homes this was far from being the best experience. Kolter is FANTASTIC!

We were given periodic access to the home for construction progress reports with Kevin, our building rep, who was responsive and helpful.

Robin, our sales consultant, made our experience so easy. She patiently reassured us many times when we were concerned since we were moving from another state. It all worked out beautifully and we couldn’t be happier in our wonderful Del Webb Prestige home! We love everything about it. The home is designed so well and we wouldn’t change a thing! We have had just a few minor details that needed to be addressed and Pulte has quickly taken care of them. The Del Webb neighbors are so friendly too! Thank you Pulte for the best home ever!

Our salesman Art did a good job. He knows how to guide you through the initial purchase. He was responsive especially early on. I did expect to see him at the final home closing celebration but he is very busy. Donna at the design appointment was very knowledgeable and helpful. She really made all our add ons come together. We preferred to do most of our add ons at time of build vs after closing. Many wait till later for quality, choice and property tax reasons but we figured how much is an extra 50 or 60k really adding on property tax wise? managers caleb and mike try to deliver a quality house and good home buying experience. Overall they deliver. They were both very responsive with any concerns and they were good with weekly updates. Mike really came thru with the finishing touches we were looking for. We were lucky to have him!!! If you do any change orders be sure to closely follow up that they are being done. Their change order system still has a few bugs. Overpriced homes with basic quality of features and lack of attention to detail. Overpriced design features with limited design choices. No flexibility in design features as per model. Final move in quality lacks completion of all tasks. Still have blue tape on inside and outside home of work not completed. Cleaning team is worthless with windows, appliances and floors filthy. Second sanding and painting dust on everything to included light switches and appliances. Washer water connection not checked, flooded laundry floor the first week in the house. Outside flood lights not adjusted properly and many of irrigation sprinklers were spraying where they just wasted water. Overall experience is poor and shows that building as many homes as possible is the only concern. Worst building experience I have ever experienced. ... More

Ben and the team were very focused on the outcome during the construction of our home to ensure they delivered a quality home. They all also stayed in close contact as to the progress and any problems encountered. Thanks to marjan, our salesman, for all he did for us.

After much research we found a lot away from the noise of busy roads and the freeway. We paid a premium for the lot. Then Del Webb built the home on the lot next to ours and installed the neighbors noisy pool equipment 10 feet from where we sit on our lanai, wrecking all our efforts for a quiet space. Most of the response to our asking for resolution was insulting and Del Webb is unwilling to do anything meaningful to resolve the issue. They say it's our problem to resolve after they created the issue. We would not have purchased the lot/home if we had known, but now we're stuck with it as long as we own the property. This was an excellent experience. I felt very supported. In almost all ways from the Sakes people to the construction superintendent. The Pulte loan team was also beyond helpful and kept their word. With a good realtor, this experience exceeds expectations!! Thank you! RRR

Love the house and the quality and craftsmanship. Only a couple of things were not up to par. The electrical outlet for the dishwasher and garbage disposal was backwards. Ended up getting fixed the grout in the second bathroom in the shower is cracking. A few of the bricks for the porch are loose. My wife is supposed to be putting in for the issues we have. overall love the house.

Settlement was without problems, only took 15 minutes. I have been in the villa for 3 months and am delighted with it.

Pulte builds a minimal home that in my opinion is hastily and sloppily built. After purchasing the home and employing workmen to do renovations/upgrades, it is apparent Pulte's workmanship is sub-par--floors & walls uneven, trash stashed behind the walls, quality of cabinets are cheap, offerings to personalize are limited (why we can only have one choice in flooring that encompasses all the extra bathrooms and laundry room and why we cannot have better quality tubs and tiled shower floors in the extra bathrooms or the option to pay for soft close on all the cabinets is ridiculous!). And while I appreciate the warranty process for things not working or in need of repair, when we do get people to come to do the repairs--they are incompetent, sloppy and usually create a mess that needs a follow up repair, particularly with Jkraft cabinets and the flooring company. Bought one of last homes for sale in development. Builder reps are already working on a new development so responsiveness is awful.

Met with the builder and was impressed by how the homes are built. Joe does a great job keeping up with the requests for service.

We’ve purchased multiple new-construction homes over the past 40 years, and this has been our most frustrating experience. The overall finish of our Pulte home felt rushed and poorly executed. Here’s just a sample of the issues we encountered: • Paint and concrete drips throughout • Visible drywall seams on ceilings • Trim work that was pieced together, uneven and poorly painted • Sagging soffits and porch ceiling • Mismatched exterior paint • Holes in Hardie boards not filled • Cracks in kitchen cabinet interiors • Yard not fully sodded Within the first few weeks, the front door lock failed, the screen door latch broke, and the doorbell was unreliable. To Pulte’s credit, our construction manager was excellent—professional, responsive, and persistent in pushing trades to make repairs. Still, several crews had to return multiple times to address issues that should have been caught before closing. We didn’t expect perfection, but we did expect basic quality control and craftsmanship. Sadly, that standard wasn’t met. Based on this experience, we would not choose Pulte again. ... More
