Have tried many times to get answers. Upon moving in i discovered 20 plus chips out of a section of concrete, no response on this. Ive asked bout our yard. But seems pulte cares only bout the new closings and getting their yards in. We have standing water often, but i guess its not important. There is couple other items but its prolly a non issue.

My construction superintendent allowed sub contractors to do poor quality finish work. Then, when I asked for improvement and follow up....he went dark.....couldn't get ahold of him. Still having a problem getting things done & I've been in our home over a month..

Moved in 2 months ago. Contacted the onsite construction manager and received prompt service for 2 small problems, although two other problems mentioned at the time still have not been addressed, one of which involves unfinished siding. Since that initial week I have called 3 times to the same manager and received a voice message each call to leave a message, all which have been ignored. Our list of construction repairs have grown to 20+ items from small issues like sheetrock screw pops to the aforementioned missing siding and a crooked kitchen island granite top. I would suggest that if you purchase a Pulte home, you purchase a bare bones unit, then gut what’s inside and have your own contractors finish it properly and the way you want it done. Why Del Webb would ever associate themselves with Pulte Homes is beyond me.

Not a Very Good Experience

I did not like the creative and confusing math the agent used to come up with the final pice of the house. The construction manager took me on a tour of the house while still under construction. He never offered me a hard hat, safety glasses, and ear protection. We enter the house through the garage while the contractor was nailing up siding on a scaffolding above our heads. I especially did not like being threatened with a $500 fine per day if I did not move up the closing date that Pulte had originally set.

Great home and really nice neighbors and community amenities. Very happy we moved here.But based on my firsthand experience DO NOT USE PULTE MORTGAGE! The employees are mostly INCOMPETENT and from my experience have very little knowledge of the correct mortgage product to put you into. If the construction team worked as hard at insuring a quality build as they did in pumping up their evaluation survey things would be much better. We are here over a month and still do not have the ability to utilize the entire home, garage is full of items that are pending move in as well as storage here in Orlando and south Florida. Neighboring construction seems to be disastrous with work being done second and third times and no signs of construction managers. House was not properly cleaned before closing. Closing was postponed several times and we were not able to move in until about two weeks after closing. Painting required a lot of touch and redoing. Calking quality in bathrooms and other areas was poor and had to be redone. Trim was missing and front door would not propery close. Rear patio was below ground level and flooded. Our original sales lady, the construction manager and warranty manager have been helpful in getting most of the required work finished but there are still outstanding items and issues.

The are building in this community in mass quantity and I feel that they do not have enough personnel to provide good communication with home buyers. Was told many times by our sales consultant that he had at least 50 home buyers to take care of and could not be as responsive as we would have liked.

Your phone service is the worst. God forbid I need medical help because there is no service here if I need to send a message or talk to a client I need to get in my car and drive. Failed calls are the norm. While you might say it nothing you can do then you should advertise the fact that this is at this time off the grid living with no cable as well. Worst experience ever

Find another builder. Workmanship on these homes is of poor quality. Communication about the building of your home is non-exsistent. Once you make your down payment you are at their mercy. Do not buy a home from this company!

Lack of empathy for buyer during multiple delays of home being ready for move in. Do not get appliances through Pulte.You will pay double the price you can pay for identical item at Home Depot. Pulte use low quality quartz, low grade windows, etc.. Design Center is 2 hours away from New home community - thus very inconvenient.

My wife and i have done 13+ real estate transactions to date. This includes two prior home purchases from Pulte in Nevada. This was BY FAR the most excruciatingly stressful, and anxiety ridden home purchase we have ever endured. The closing date was delayed two months which involved two interim moves at a cost of thousands of dollars to us. The delay was due to the complete incompetence of Pulte's forecasting/scheduling and procurement departments. We have been in our house for a little more than 30 days! Way too many repairs; stucco is cheap; our roof has a hole in it; ceiling and walls have multiple cracks; side of yard is a steep slope that should have had a retaining wall!!!!! This is NOT what we had expected from a new house! We will NEVER buy another Del Web home and wouldn’t recommend them to anyone else!!! By the time all our repairs are done it will be a used home not a new one! Poor workmanship!!!!!!

The Sales sector: Felt we were pushed to make a decision that day itself. The Sales person told us we may not get the lot we wanted if we walk away from it that night. We deposited $10,000 that night when we signed the contract. Now that we are in LP home, I found out from others that they were given 7-10 days to think through for the decision. The lot we picked did not have a 20' wall of dirt piled on the common area facing the trees. now it does !!!! we were never told about this and if we were we would have picked another lot..
