Poor communication. Slow to respond to issues. Poor site conditions inside and outside of property during the entire building process. This was followed by a poor presentation on the closing day. Interior trim and finish was substandard. Be sure to document every single defect before closing or it will not be covered after closing, examples would include dying sod/ drainage issues, weeds, caulking, damaged appliances, counter trim around appliance. We noticed a damaged 3rd bathroom (not used) toilet seat after 4 weeks that was not covered. Every defect was filled with caulk instead of sanded/ ...

Don’t need to be told how to drive in welcoming session. $40 every time you get a delivery or $30 if a contractor comes to do work at your house! Design options are extremely limited. You don’t know this u til after you signed a contract. After buying 5 new construction homes this was far from being the best experience. Kolter is FANTASTIC!

I have filled out a survey already but never got feedback from Pulte so I am not sure they are even listening. There is SOoooo much to try to convey that I am concerned that I will run outta space. 1) Sales agent was poorly responsive with 2-3 days to answer questions. 2) Pulte Title erroneously informed me that I owed them money at closing so we were scrambling the day before we left Colorado (with access to my bank) to get to Nevada. Be EXTREMELY careful with the "come on" low cost advertised mortgage interest rates. I ended up paying over 1.1% more than their original commitment due to an "error" on their part.

Pulte homes is a production builder that is rigid in the limited homeowner selections. The very best kitchen cabinets they offer at a substantial cost to the homeowner are low level contractor grade product. This strategy goes thru out the selection process to all homeowner choices. If your history is with custom or semi custom builders prepare to be disappointed.

From the beginning it has been nothing but issues and the issues continue. The only helpful person is Isaac the construction project manager who continues to help us because otherwise nothing gets done. The subcontractors are definitely the lowest bidders. Poor tile work, windows that don't work properly, garage door that keeps getting stuck, appliances that don't work properly. Every house has issues, nothing's perfect, but getting them to actually fix them has been horrible. Unresponsive and unreliable.

Um, you are looking for trouble with one of these homes. First (and still not fixed) are electrical wiring problems. Then there was the sewage backup in the master bath. Other little just plane careless things. Brandon is trying his best to resolve but.. nuf said. AI love my neighbors but not fond of Dell Web. Please feel free to call.

One third of my backyard I have no access to. Wasn't told I would have access to this part of my backyard unless I paid for a ladder. Why would I buy a piece of property that I don't have access. I've gotten no help with resolving this problem.

Incredibly Disappointed - Never Bought a New Home constructed with Less Care

Very little if any quality control - no follow up of contractors or subs. Walls way off, windows bowed to the max, expensive floors destroyed by not being covered up and many trades trapzing in with little care. Walls sprayed that look like milk was applied rather than paint. No semi in baths or kitchen. Garage not painted. Locks that don't open. Walk in showers with rain head above and so crooked it was dumb. Kitchen island a complete mess. Home not cleaned well at all upon turning over of keys. Second garage door inoperable. I was pre approved for financing and 5 days before closing was told that Pulte mortgage would not finance the remaining 68,000 needed on my $520,000 home. I am also very upset with the drywall in my house. The texture applied is so inconsistent it looks like it’s been patched.

This is a beautiful community and well cared for by the residents and HOA. The entire building process was LONG (14 months). Originally told it would be 9-10 at contract signing. Long periods of waiting with little communication and no sense of urgency. The builder seems more interested in producing their spec homes than finishing the contracted homes. We have built over 20 homes in multiple cities over the years, this was by far the worst experience we have had.

Frustrating Build Process - Poor quality of workmanship

There was poor oversight of the trades during the build. We found multiple issues that our construction manager did not find i.e. electrical, flooring, cabinetry, finish carpentry, etc. Pulte was good at responding to our concerns and attempting to rectify some but it was frustrating to continue to find so many issues from the pre drywall to the pre close walk throughs. We felt as though we had to be the construction managers of the build. However, we do love the community, but sorry to say, it just was not a good experience with the build.

Shortly after the contract was signed the issues began. Once we finally got a return call from our project manager Colin, we were told our home was going to be significantly later than we were promised even though we’d purchased a quick move in home. Detail work was not good. Actually in my lifetime of building 3 homes & remodeling others I have never seen poorer detail work. We have a long punch list. Cabinet had holes & nails protruding & unfilled cracks in the trim. Lots of nails sticking out in all trim work. The trim looks badly beat up in very many areas. Carpet wasn't protected was very soiled from workmens feet as well as paint spills from the painters . They tried cleaning but did not get the paint out or stains out. Continually Stressed by Sales

We tried to buy at Pulte DWRM in phase 2 a couple years back, started the contract process on our lot only to be told we had to be married to purchase. Later we were told this was not true. I fell that we were discriminated because of being a bi-racial gay couple. We finally purchased in phase 6 this year after several friends of ours moved in. My partner is a person of color and was never treated very kindly.
