Very happy with new home however disappointed with lack of attention to details

Del Webb is an active community with amenities galore for any interest group. We have found the staff and community to be friendly and helpful.

We love this active retirement community, thoroughly enjoy the friendly residents and have a wide range of opportunities from all the activities in our country club style lodge. The Pulte detail in construction is exceptional and only serves to positively magnify the Del Webb community experience. Throughout the construction phases, representatives kept us informed and made time to meet when needed. From the guidance of our sales rep, Dawn, to the positive construction experiences with our site managers, Marvin and John, we felt very confident in the quality and pricing.

After living in my Pulte home for a few weeks, I am seeing multiple problems as a result from poor workmanship and multiple cosmetic issues needing attention. I moved here from a Pulte home that was constructed well. After this recent move, I would NOT recommend Pulte to friends and family. I am working with Warranty on urgent issues but told the majority of corrections would have to wait for the 11 month walk through! “Don’t be rushed through all walk through stages.” Functional corrections were being made as I was closing that was already delayed d/t builders issue with contractors. I lived close and checked on construction every day. I brought up several concerns. Some were addressed and some were not....or hurriedly corrected and sloppy. “ If possible and affordable, do not close until you have hired an independent inspection.” ... More

Field manager does not follow up and little to no communication Finish work ie trim and drywall finishes poor.

Beware of closing .. they are NOT FLEXABLE on changing dates! They work on their dates not your schedule. We wanted to postpone our closing by a week and they would not accommodate. They will charge a daily rate if you don’t close by the date they issue. We were reminded that when we signed the paperwork it was stated that pulse has the right to issue the date so just beware that if you are coming from out of town that you are available.

While the overall value is good, I have two complaints thus far: (1) the new home going up next to us creates a pig-stye of our property. The workers go home at nite and their lunch garbage and other building materials blow on to our property, meaning we have to clean up the mess. A closer supervisory role would help to keep the builders accountable not only for thier building product but just as much the mess they create. (2) Most of our kitchen cabinets and those in our bathrooms were never checked before we moved in. The door hinges do not close evenly and therefore allow a banging sound and vibration after the slam shut which worsens the clamor. We have recently moved into our new home and we still have smiles on our faces. For the most part we are very happy with the house. There are things that of course could have been improved on, but overall, I would give the entire experience a B+ rating for satisfaction. We love the community, and would recommend it to anyone looking for a friendly easy living community, where there is always something going on.

Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. First, the urgency the developer has is totally one-sided towards getting as many houses built as quickly as possible. This results in sometimes sloppy work as all sub contractors are under extreme time pressure. And it shows. As we neared the finish line for completion of our house the pace seemed frenetic to the point where customer empathy became secondary. There was too much to do and not enough time to do it with care and simultaneously demonstrate sincere concern for the customer. Second, we had a couple of disputes around what was promised and what Pulte attempted to deliver. We had to argue with them on matters that never should have been areas of friction. Even though we prevailed on most items, this was not customer centric behavior on the builder's part. It was disappointing for the customer to have to stand up to fight for what was right and petty on their part. Third, expect to get nickled and dimed on upgrades. It's their business model. To end up with the kind of home you want - you'll spend several thousand extra dollars. No way around it. Last, do not believe anything they say about the time-line for completion of community amenities. They will happen eventually - just not when Pulte originally says they will. Don't take this the wrong way. We love living here. Just want people to be better informed than we were. ... More

Del Webb builds a beautiful home. The community provides many opportunities for a diverse range of activities and interests.

From the beginning of the sales process through building, to after the closing it's been the attention to detail. The entire process has been seamless and very customer friendly. Even if there was an issue, and there weren't many, they were addressed immediately! Thank you to the Del Webb team for making this a great experience.

My field mgr. was wonderful! He addressed any and all of my problems. Although I know this is not a custom built home, I believe the level of craftsmanship could be better, especially on the finish work. Some of the problems I incurred were small but should have been seen as the work was being done...not by the homeowner. That goes for inside and outside. Bottom line.....I love my home and love living in Del Webb!

The whole process of building a house with Pulte at Sun City was very frustrating! Nobody was responsible for anything and we were constantly ignored: no pre-drywall walk through either even if they clearly states it as one of two they do and we sent them MANY emails and texts! The only person who tried to make things better was Jon, our last field supervisor. But he came after the house was completed. A few days after we closed on the house, there was water leak from the ceiling, but the supervisor for plumbing said ‘it happens’!

Due to the highly strict HOA's (you wouldn't let us put up a very nice wrought iron fence for our dog until we could get the permanent one installed), we decided we are just too old to live by so many stringent rules. The wife in the household was treated like a 2nd class citizen when she came to view the home by the salesperson at Sun City. Mary, with Pulte Homes, was excellent.

Pulte builds a very low quality home for the $600,000 we paid. Their field managers and others should only be working in $200,000 markets.

We have been very pleased with the process of buying and building our Pulte Home in Del Webb. From our salesperson, to our builder, to our warranty person, everyone has been a pleasure to deal with. The community is friendly and beautiful!

It is better if you are close to where the home is being built to stay on top of the project

Excellent customer service, knowledgeable agents that listened to the requests I had to find just the right home for me. The area is beautiful.

Overall the home buying experience was great until we did the final walkthrough and noticed many deficiencies with the tile work in both bathrooms. The response has been slow.

We got the quality we expected given the very reasonable price and we are now happily living in it with no issues. When you consider the included amenities the home is a steal.

I am very happy with my new home. I purchased an inventory home, but if I were building from scratch I would have upgraded the appliances.

Lots of great floor plans are available and the building process and timetable were just as promised!
