Add everything you think you might want in your wish list at the beginning of the process. You can always back things out if you wind up with a final price that you are not comfortable with.

I am truly disappointed in the workmanship if our home and would never recommend a friend after seeing the finished product. It is amazing that they can make the models look so good and then give customers sub standard quality. We paid a lot of money for our home. Very disappointing. Our salesperson was very helpful and our field manager did what they were allowed to do but their hands were tied as far as who the company hired for subs and the materials used. This is the fifth home that we have had built for us and probably ranks very low for quality for price paid.

The purchase portion of our new home was a wonderful experience with professional and friendly assistance and support. The Design Center experience was at first great and we were excited but there were issues in the execution of details that were disappointing. The actual construction had a number of flaws that to this day have not been fully resolved, although the Customer Care representative is following-up. The major open item is the front yard where it is obvious that providing a barrier between our lot and the utility easement was not planned. It appears the builder cannot decide on how to do there right thing and provide a barrier in keeping with the appearance of the community. Order of events: 1. Move in day: the air conditioner no longer worked. A compressor was defective. Hum, an omen of things to follow? 2. Three days later the air is fixed, but a wind storm came up and half the house lost power. Why did a breaker switch turn off? 3. After living in the home a few days there were a number of issues with the painting...it was a mess. A month later, we're still working on having that addressed. Also, there is and still is paint splashed all over the brick work. Sloppy? Perhaps...thank goodness I didn't paint it for I'm sure it would have been worse since I'm not a professional. 4. Stainless steel sink has scratches in it...must have been my fault or perhaps it's not as "quality" as one might presume. At least that's what I have been told..."we don't use the best materials." 5. Breaker has tripped four times in four weeks. 6. Granite counter was chipped...but that was fixed; however, upon the repair guy telling me it was not sealed (I wondered why water was soaking into the stone) I realized that $500k does not actually buy sealer for another "quality item." 7. Evening walks display beer bottles and caps in building areas. Perhaps it's for happy hour when the work day is finished...perhaps. 8. Ceiling fan outlet appears to be wired incorrectly...not sure how many are that way, but had an electrical engineer over to look at it and there is no power. However, when speaking with the "approved electrician" he seems to think I had something to do with it not being operable. He'll be here to fix the door bell since it sticks. 9. Guest bathroom window is scratched. This is only week six since move-in. I wish I could be more positive, but alas, my neighbors also feel the pain of "quality." I'm afraid they will not speak up. As it is, I have to remain anonymous. I'm sure they will know who wrote this. On the plus side...I have exceptional neighbors. That is the best part of living here. ... More

Sales was thorough each step and construction timeline was amazingly fast and accurate. Visit your chosen model often to visualize (and measure) your selected options.

Well built homes, area is well maintained. Everyone working here in the sales and service areas are very responsive to any questions or issues that come up.

Not always perfect in execution, but trustworthy and 100 percent well-intentioned.

The value for what you pay is fantastic.

Very poor quality control. Have spent the first month in my new house getting things fixed that are terribly built including-brand new hv/av required (was without air for 4 days), dead lawn and plants due to no working sprinklers, master shower has to be rebuilt as it is totally out of square and two different colors of tile were used....the list goes on and is much more than the cosmetic, punch list items one would expect .Would never build with Pulte again

This is my first experience building a new house. Communication with builder during the process was good. I would receive weekly updates. My sales consultant was extremely helpful every step along the way. After closing, there is a system in place to report repair issues. A personal consultant is assigned. Mine is very polite and returns my calls in a timely manner. However, there needs to be a better follow up procedure to be sure the work actually gets done. Otherwise, the homeowner shoulders this responsibility by having to make repeat phone calls. I gave 4 stars instead of 3 to acknowledge that there is a lot of building going on that may cause the staff to be overwhelmed and this is my first experience and I have nothing to compare it to. ... We love our house and the community with all of the activities available. A good experience from the initial purchase, design and option selections. Some quality and craftmanship issues with the home, but nothing that could not be corrected. Home was finished well before the initial completion date stated at time of purchase. Field Manager and Sales have been very responsive to all questions and concerns.

Home was completed on time, quality construction, very few items on our punch list and the ones we had were resolved quickly. Very pleased with our builder and Del Webb overall!

Although we are pleased with our new home, the quality is quite lacking. The wood floor needs to be replaced--when we first inspected the home, we noticed the floor was curling up at the board ends. we have been told the floor cannot be replaced for several weeks/months which means that all the furniture will need to be removed. The builder would not acknowledge the defects--we had to deal with the flooring company and the flooring manufacturer. moldings throughout the house have paint drips, gouge marks, etc. the door moldings were all cut too short leaving 1/2 inch gap between the moldings and the floor. Builders answer was to cut small pieces of molding and glue to the bottoms. The granite countertops were covered with a film which we cannot get off. Requests to identify the provider of the granite have gone unanswered. The basement wall is separated from the floor in one spot. We have complained several times but still no answer. Floors all have paint overspray which was not removed. Front door has paint sag from over spraying approximately 9 inches long and 7 inches wide. Builder does not respond to concerns very well. We have been told that our customer service person will contact us but he has not. There are numerous drywall issues which need to be addressed. Very disappointed in the customer service. ... More

The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. We did that. Be aware of where your lot is so you don't have too much construction past you, trucks dirt and noise are necessary in new areas.

Love the layout of my home. Large selection of options made it easy to personalize to my taste. Perfect size. Great neighbors and loads of activities at Lodge.

Great structural, but finish work lacks detail, completeness and finish.

Del Webb Lakewood Ranch is a beautiful community. Landscaping, houses, and layout of the community are all topnotch.

I would really like to thank Chris, my salesman, and Spencer, my building supervisor for all of their assistance. They have both been outstanding and exceptional to work with, and have gone the extra mile to ensure that I am happy with this home purchase. Both Chris and Spencer made this purchase and build far easier than anticipated. I am extremely happy with the decision to buy this home in Frisco Lakes.

When choosing a Del Webb development, understand that it will be a community of active people, mostly retired and ready to enjoy the rest of their lives. The most important thing to know is, these are cookie cutter homes, the developer will not bend or change their scope of work. Once you sign on the dotted line, that is it. No changes allowed. Keep an eye on every detail of the building process. The many different subcontractors are not necessarily experienced, licensed or caring of their craft. You will care more about the end result than the individual vendor. They go thru the motions and move on to the next house. So buyer beware, ask questions, stay on top of things. Lisa in the sales office was wonderful to work with. Also our builder chief, Anthony executed perfectly. Both helped to make our new home the best experience for us.

The entire Pulte experience was seamless.

Check all paperwork. Do your walk-through slowly and look at everything and make sure everything works for you. Question all cost and all changes or added work. go slowly. have them fix everything quickly. Make a list of vendors and when and what they do to correct any issues.

Excellent experience!

Very happy with our new home and especially this area in Florida. Everything we need (shopping , restaurants) and more. Amenities here at Del Webb are first class and everyone here seems happy with the new lifestyle as are we.

The only issue is with the responsiveness of the Pulte group to fix the issues with the home. They do not seem to provide feedback and a schedule in a timely manner.
