We purchased in March of 2022, at the height of the hysteria, and closed on 2/10/23. Had the home inspected 3 times, and found pages and pages of issues, which were addressed. The worst was yet to come with the finish work. Beaten up trim, gouges, dings, and paint speckles all over the wood floors have created a mess. Spent 14 hours scraping the paint off the floors! We didn't move in, had the crew come back for fixes, which they rely heavily on selling you the concept that you have a year to use the warranty if you're not happy. Here we are buying our final home to live out our golden years. The workmanship is awful; shower door was put in backwards, almost fell on us, a third of downstairs HVAC was wired to upstairs thermostat so we froze for over two weeks since it wasn't deemed an emergency. From the moment we walked into the Sales Office, Pulte demonstrated a high degree of a lack of integrity through the entire process. The Sales Team initially lied to us regarding our initial visit arrangements. Sales Team members do not get back to you when you have questions. Project Managers do not have a handle on their projects and communicating with the customer. Post close, Pulte cannot fix in a timely manner the outstanding issues which remain. Bottom line. What Pulte says they will do and what actually happens is the real issue. It comes down to integrity.

Poor quality of contractors and workers, Homes sites were not kept clean as well as the interior of the homes were filthy. There was no respect for the buyers home and options put in the house. Home was drywalled before they stuccoed resulting in water damage and multiple replacement of dry wall. Mold on roof trusses. Pulte would have left the house with wet dry wall and mold if we hadn't been in Florida to watch the build. If I'm being honest, I found the builder rushed the whole process and was far too intransigently rigid, from the time I won the bid to the time the home was eventually completed (behind schedule). And no one ever bothered to provide me with details of the process, incl. Design Center expectations, or HOA requirements (such as finishing the backyard within 6 months). The builder prematurely set a "finish date" (before end of November), but they still didn't have the home ready on the date they set. My experience started with my saies person. He was not helpful with information I should have been told in purchasing my home. Then to the design department. I asked for some upgrades that she did not list and I missed due to the complication of the forms.. There was no “ wow” factor in this new house. The builder forced us to close earlier than we were originally scheduled for and we wound up having to complete many projects that the builder did not finish. Our trees and bushes were dead or dying, a/c system inoperable, doors with no locks, no access to cable television, shoddy electrical work, and many more issues we’re still dealing with. It boggles our minds why they couldn’t wait two more weeks and present us with a finished product.

Buying a Pulte home, more than three-quarters of a million dollars, was and continues to be the worst experience we have had in purchasing a new home. The workmanship is absolutely sub-par and they have had to do many things multiple times over, like tile work, 3+ times now. These times are unique but the true mark of reputable builder is one who is able to manage the entire building process despite them which far is from our experience. Shifting the blame to others for your end results is inexcusable and only poor management.

After being in the building industry ourselves for the last 30 years, the quality of materials and the workmanship are the worst ever. No insulation, walls not plumb, studs 24 inches apart whereas in most building codes they are 16 inches apart. Cement work was awful, no way did a Georgetown building inspector inspect the inside of this house before giving occupancy, thresholds not finished, drawers and doors on cabinets not screwed in properly, takes forever to get hot water. The list could go on and on. I would not recommend anyone buy a new home built by Pulte in this community.

My construction was delayed and resulted in me having to stay in a rented residence more than 3 months @ $2350. Pulte has ignored my request for reimbursement. The house was not finished properly and my construction contact was not very helpful. He accused me of causing damage to a bathroom tile which is untrue. Refused to help . Very disappointed in the way the house was completed.

what I would like new home buyers to know is that the workmanship is horrible. It seems that Pulte allows the builders to hire the most UNEXPERIENECED tradesmen there is. Subpar would be a understatement. Everyday I find something new that was either not done or done incorrectly, from the poor paint job to mismatched cabinet doors. Thing not working as they should, broken items that were poorly place back to seem to be correct until you touch them. All together, if I could get refund I would, I will NEVER recommend Pulte or Sun City, I am your cautionary tale.

My experience during the build process exceeded my expectations. Lance was proactive and responsive throughout. However, I was encouraged to close with several punch list items that are still outstanding almost two months later. It seems that once you close you move way down on the priority list. Sadly, this has tainted my opinion of the house and community.
