Walking through the models prior to build is a great sell. Nice homes, beautiful grounds. In reality however, the the actual build & process was far below what I presume to be industry standards. There is a severe lack of communication which may be due to an over-load of absurd quality issues and not enough field supervision to handle the multitude of speed-builds by hundreds of non-qualified crews ongoing throughout a day.

1. We purchased the option to upgrade to Kitchen Aid appliances in our gourmet kitchen. Issue our Kitchen Aid the DW and Cook top are in the warranty garage since Feb 15 according to our construction manager Jack Mead. 2. We bid and paid $110K for our lot. The pool company installed our back fence 5ft inside property line, left side one foot inside property line. Landscaping and sprinkler system installed prior to fence install

Lack of customer service in fixing many things

We waited 17 months for our build. We saw many other houses during this time start well after our house and finish well before. Yet we should not have closed, as we got tricked the day before closing into believing many items would be fixed. After three days we identified 17 items that were not done correctly at closing. Only three were fixed. Now, six weeks later, nothing has been fixed for 36 days except for our gutters finally being put in. We still are in dire need of many things that we cannot get fixed.

If we could have, we would have walked away from this home purchase, but we didn't want to forfeit our earnest deposit. Terrible communication, still waiting for final walk thru punch list to be completed. We've bought and sold many homes, this was the absolute worst buying experience we've ever encountered.

NEGLIGENCE TO CONSTRUCTION-LACK OF CALL BACK

ANDREW was negligent in his oversight duties. Did not follow contract! Argued positions even after I showed him the specific items he omitted from contract!. We closed on January 10, 2022 and the house is not complete and I have not received return calls to me trying to call Pulte representatives!

Lack of pride in workmanship

This was the worst experience we had building a home from the master shower, tile installed incorrectly causing the tile to all be torn out and then having to move plumbing, gas line to cooktop installed in wrong place causing drywall, insulation & back of cabinets to be destroyed. Broken windows, damaged doors, ripped weather-stripping under exterior doors, threshold destroyed when acid washing brick. Exterior electrical plugs installed crooked. Would NOT recommend Pulte Homes to any of our family or friends and would have never taken possession of the home if we didn't stand to lose a lot of money that was already put down on the build. We understand that with COVID-19 and material issues occuring worldwide things got out of hand. Pulte should have slowed down the building process and made sure the product they were turning out was quality instead they pushed for quantity. One would expect to have a good experience with a new home, but we've had a nightmare with Pulte. Our house post-tension slab had large holes (24"x10" broken completely through do to mis-laying out plumbing and not refilled with concrete under tub and shower, floor baseboards were mismatched with different two sizes and styles, the doors were not prepped before painting and have edges sharp enough to draw blood, we've had 100+ broken roof tiles replaced, several water leaks in stucco and shower, the upgraded insulated garage door is not installed with no refund, painting around windows has ...

Despite the beautiful location, be prepared to deal with lack of transparency and “bait and switch” pricing; base price (shell); lot size, location, and pricey upgrades (ceiling lighting; wall outlets; “finger pointing” regarding shoddy construction, poor quality, or defective doors, and high-end appliances. Challenges in reaching Customer Service, and lack of response. Be your own Advocate!

Run, don't walk. They will leave you with an unfinished house. They must be a company going down the tubes since they're ONLY interested in selling as many houses as quick as they can. They are NOT in any way the old Del Webb. They will ruin your retirement experience>

I am waiting on issues to be fixed yhat shouldn't have to. This is the worst home buying experience I have EVER had. There are number of repairs needed. The home was never cleaned before keys were released. There is no quality control. Throw them together and hand off the keys. No one cares.

I can't believe how bad Del Webb and Pulte screwed up my forever home. The issues are deep and systemic. Their procedures on dealing with these issues as well are a serious problem. I have floors w/ grout all over them after the install of tiles. Yet, for weeks I can't move in, and even today Feb 2 I sent another email asking when they will come out and fix this. Quality of work is extremely poor in every aspect. Materials for exterior/ interior is of poor quality. Little to no communication with anyone from Pulte. Pulte gives you only 30 days from closing to file issues or problems on your home. It is stressful enough just moving in without having to worry about your 30 day notice from Pulte. Do you think Pulte will fix those issues or problems in 30 days?

They just keep selling although they are way, way, behind on fixing the "punch lists" of almost everyone who has built in the past year. Items ordered for replacement being diverted to complete new houses. Senior construction people leaving in droves as the stress of trying to offer some semblance of customer service deteriorates further and further. Class action suits being filed and more and more are joining every day. Hard to believe that this can end any way but badly. We're selling while prices are high and before the whole thing implodes. What a mess. The care they take while building your home is well below any expectation I would have expected. They don't cover anything. My cabinets are nicked, the countertops are scratched, the workmanship is well below normal. My floors were so dirty I had to call a tile company to come and clean them. My carpet is stained and I have to live with it. If you decide to build with Pulte, do yourself a favor and don't upgrade anything. Do it after you take ownership. This was by far the worst experience I have ever been through.
