From the tour of the models through the sales presentation and contract it was great. Extremely helpful and knowledgeable staff. After we signed our contract our Project Manager kept us apprised of all phases of the build. After we closed he took care of all of our issues ASAP. Good job Del Webb team!

I must say, upfront, that Pulte's Warranty Department is very responsive to homeowners' issues. Acknowledgment is almost immediate and action for remediation is advised with a defined time period. Hanook Haroon is my Customer Care Manager. One could not ask for a more caring person. He is not a long distance manager - he visits my home, reviews the most minute of issues, makes suggestions for resolutions, contacts the contractor where necessary and follows up regarding satisfactory completion. My discomfort is with the On-Site management. New homes are going up all around us. That comes with the attendant swarm of workers and their vehicles, the noise, the dumpsters piled high with debris, and the facilities for the workers. Whilst I have no choice and must accept all the above, it is disheartening that there seems to be a lack of consideration for the comfort of the contiguous homeowners and their property. And it does not take much. It would make a difference if debris is cleared more frequently, if worker' facilities are not used to FRAME existing occupied homes and said facilities are cleaned regularly. One would think that safety precautions would be taken if a hurricane is approaching. No! Dumpsters are left piled high with construction debris for nearly a week while the site is shut down. In conclusion: I am satisfied with the away management and with the structure handed over. I am happy that the Warranty Department is so supportive. However, I am filled with dread that I will have to endure months (maybe upwards of a year) with the seemingly nonchalant, do-not-care attitude of the On-Site Management. ... More

Build a positive relationship with your building manager. Especially if you are building from a distance like we were. Ask for pictures on a weekly basis so you can keep track of the progress. Also write everything down describing any changes or additions, including annotating diagrams and schematics. That will make it easier for you and your manager to reference what was agreed to and avoid issues down the road. And be proactive. Get all questions and issues on the table right away so they can be resolved before it's too late to change.

Overall well built home. Supervisor of job was excellent and knowledgeable - and very helpful and responsive. Did a terrific job considering the time pressures and dealing with multiple vendors and weather delays. Assured readiness of home for closing. However, Pulte in its zest to close homes pushed hard to finish job - resulting in lots of small issues that needed to be addressed after closing. Not very different than other builders we have dealt with. Customer service department responsive to a point and then slacked off. Vendors were either non-responsive or very responsive. Del Webb tends to squeeze its subcontractors to the point that only the most egregious issues are addressed -- *IF* you notice them and *IF* you vociferously complain. There is no pride in the work that is done and the finishing touches are just plain missing. Regular inspection of the construction process and rigorous screening of specs are a must. Also, ensure that any promises made during the construction are in writing. But, overall, they are admittedly a notch better than some other builders (Perry Homes, K&B, DR Horton).

I'm loving my home but Del Webb has located the patio of the new home being constructed next to mine 8 feet from my patio. The back door of the home next door looks directly into my home and my door looks directly into the home next door. I'm not happy about either of these situations. Care should have been taken to avoid this. Del Webb needs to provide privacy for both our homes in the form of a privacy wall between them. I'm hoping they will offer and I don't have to fuss about it. A screened in porch with either latice work or some type of privacy between the two homes. I recently moved into my second home in the Rancho Mirage community. Why - you ask? Because the lot I originally wanted had not been released. When the lot was available, eight months after my first purchase, I decided to take a chance and put my original home up for sale. The home sold immediately. I am now enjoying a view of the mountains in my (second) new home in the same community. LOVE IT! Love it!

Pulte mortgage was excellent to work with. The quality of building materials was not equal to the cost of the house. Builder had no flexibility to correct design flaws.

We bought a home that was ready to move in. The purchase and loan application process was very easy. A great web page made it easy to upload documents and check the application status. Closing was painless. We feel that Del Webb offers a great product for a reasonable price.

The price listed online, doesn’t include the cost of the lot. Cost of options & lot, can nearly double the online price.

From the sales rep to the site management team, and everyone in between, these people are the best! They know their field of expertise and cannot do enough to make your entire experience a pleasure.

Overall, our experience has been great. The build-out went smoothly, and there were no major issues with our home. There have been some minor issues, but so far, these have been competently handled by the warranty department.

We had talented, professional folks helping us through the entire build process from sales to design to build to closing. Fantastic support that really made the difference. The home turned out better than we imagined.

While I love my new home, due to the number of issues I’ve heard about from my neighbors since moving here, I am concerned that Pulte is trying to build too many homes too fast in Del Webb Nexton which is resulting in a loss of quality for quantity.

The house is comfortable and meets my needs, but not everything was perfectly done inside. There were issues like front doors not working/not sealed properly, leaky faucet in both of the bathrooms, and a number of cosmetic issues throughout the home. The mailbox is very far away from the house, around the lake, and is very inconvenient for an elderly person to reach. However, the managers of the property have been responsive and the issues were resolved quickly. The staff in DelWebb are friendly, responsive, and helpful.

Despite the beautiful location and first-class amenities, our home was not move-in ready at closing. Our assigned field manager was more interested in receiving a positive survey response instead of fully addressing the deficiencies that, if resolved, would have made it so. While appearing to be accommodating towards correcting our issues (that should have been taken care of before we closed), his aggressive approach toward the survey results was his obvious priority.

Initial Purchase When we first walked through the model homes, we were surprised at how great they all looked, and after a lot of discussion, landed on the Sanctuary floor plan. It will make the perfect retirement home for us. The Del Webb (Pulte) agent was helpful, knowledgeable, and friendly and led us through the process, addressing all our questions. Design Center The design center appointment is extremely important, and though long, it was fun. There are so many options from which to choose, and our consultant helped us determine the best choices for our vision. Can't stress enough that before you go to the design center, have a vision and a plan for how you see your new home's style. Build Process We were out of state during the build so relied heavily on the weekly updates from our field manager (from Del Webb) and our realtor. Our field manager did everything he could to answer our questions, ensure the build went as smoothly as possible, and that the home met our expectations. And when it wasn't right, our field manager did what he could to get it fixed. This process was also helped by weekly photo updates from our Del Webb agent and our realtor. Final Inspection This took longer than we expected. Mostly because we expected better from the painters than what we received. It wasn't awful, just didn't meet our expectations. I'm sure they weren't happy to have to come back and see all the painter's tape on the walls of spots they needed to fix. We know and understand they are over-worked and rushed. I'd encourage them to slow down and do it better the first time. We were also disappointed that he house wasn't as clean as we should receive for a new build. The tile floors had stains and spots; all the window slider tracks were caked with dust and dirt; the HVAC filters were the same; even a couple grimy hand prints on the wall. Not the end of the world, but certainly below expectations. We had a tile and stone company come in and clean and seal the tile floors. We had expected that would be done as part of the purchase. Value Overall, we definitely received a great value with this home. It's fantastic and we are happy we bought it. Stone Creek used 116,000 gallons of water on our sod prior to ours closing. After our closing we had inadvertently and quite accidentally and mistakenly used 92,000 gallons of water on our new sod. Isn’t that an excessive amount of water and a waste????? Perhaps your notice/awareness Regarding watering new sod to new homebuyers could be made with more emphasis regarding the awareness of the first and second water bill!!!!! It’s been very upsetting to get our first water bill - $733.46!!!!!! It’s absolutely absurd and a shame that we got this kind of bill!!! Very upsetting as new home buyers to Stone Creek!!! We have never experienced this kind of water bill anywhere ever!!!! This should NOT have happened!!! We would trust you more had this not have happened!!! Perhaps literature to new home buyers could be written with a stronger warning regarding their first water bill!!!!!! ... More

The sales, design and construction management staff were friendly, knowledgable and professional. They helped guide us through the process, answered our questions and quickly responded and addressed any issues that came up along the way. The homes are built well and the products that they use are high quality. We were very satisfied with our Del Webb Mirehaven experience and would recommend them to others.

Stay on top of everything, and make sure you get a well seasoned field manager.

No doubt we will never regret our move to Del Webb. The Pulte team provided complete contact information for all services in their impressive Homeowner's Guide. Furthermore, many key people anticipated our questions and concerns , even those we had not considered. They visited us early on to ensure everything was going smoothly.. The Riverwood community has welcomed us with open arms and many fun invitations. We are excited about years of cycling with wide, safe paths, playing ping pong with new friends, pickle ball, golf, and much, much more. Maybe we discovered Camelot or closest thing to it. Very Satisfied with my new small home, went from large home to small space, but, love every inch, use all of it and very easy to keep. Well laid out and good quality, builder easy to deal with.
