For this price point, the finish work was poor. There was overspray and paint drips along EVERY interior wall. On the outside, there was overspray, huge drips and a large area (2' x 2') of spilled paint on the rear porch. The 6" baseboard trim has wobbles throughout the primary rooms, the 1/4" round trim isn't cut at 45 degree angles and has no attention to esthetics, light switches and trim are not square, windows shades don't hang level due to poor manufacturing, LVP flooring has a very uneven finish, there are gouges and dents all over the home in the walls and around the door trim, chips in a bathroom counter and on the tile floor from dropped tools, mismatched dye lots in the tile used in the laundry room and so on. It also seems that some of the materials are seconds. The interior doors have nails popping out and/or are delaminating and the finish on some of the laundry room floor tile is coming off. The Bermuda grass/weed was laid directly on the ground with NO leveling or rolling of the soil before the sod was laid. The concrete work has cuts, gouges and such poor trowling that most sidewalks are of a higher caliber and finish. And when the concrete crew was finished, they cleaned their equipment on the newly laid sod/weeds, leaving a pile of gravel and concrete sediment. None of what I've written includes "fixes" made during the construction process. I don't expect perfection in a production home, but at $600,000 I don't expect this degree of sloppiness. It appears to me that Pulte has a problem with the quality of their subcontractors. Concerning responsiveness: excellent during the build. Once we closed? Very slow. Very, very slow. And when I called their daytime emergency phone line, it went to their after hours answering service who couldn't help me. And other times I called or sent an email and no answers because they were on vacation with no "out of office" response provided. There are design elements in the home intended to control construction costs such as the location of the electrical sockets, hose bibs, soft-close drawers and garage insulation. I can live with those but the overall finish is such that I wouldn't buy a Pulte home again. I was expecting much better than we received. ... More

The closing process was very smooth, we had the opportunity to visit our home several times before completion. The sales person was great to work with. We were introduced to building manager and manager of the sun city peachtree.

We recently completed our new home with Del Webb, and the entire process exceeded our expectations. From our very first visit to the final walkthrough, every step was handled with professionalism, care, and attention to detail. We are especially grateful for three outstanding individuals who made this journey truly exceptional: Leslie (our sales consultant), Susan (our design center consultant), and Max (our construction superintendent). Leslie was our first point of contact and set the tone for a great experience. She was friendly, knowledgeable, and always available to answer our questions. Her guidance helped us navigate the early decisions with confidence, and we always felt she had our best interests in mind. Susan at the design center was phenomenal. Making so many design choices can be overwhelming, but Susan made it enjoyable and fun. She has a great eye for design and offered helpful suggestions that aligned with our style and budget. Thanks to her, our home reflects exactly the look and feel we envisioned. Max, our superintendent, was the rock throughout the construction process. His communication was excellent — always keeping us informed on progress, timelines, and what to expect next. Max’s attention to detail and commitment to quality were clear in every stage of the build. We felt confident knowing our home was in such capable hands. Thanks to Del Webb and this incredible team, we are now settling into a beautifully built home that we truly love. Absolutely beautiful home and the workmanship is top notch.

We have purchased both Lennar and Pulte homes and I find the quality of the Pulte homes to be better. Our salesman and quality control person were exceptionally helpful and attentive to our needs. Move in inspection was great and they handle all the necessary adjustments. Would highly recommend them to build their next home.

The options and flexibility was extremely limited for new construction. Example: If you didn't want one of the 3 lighting options given you had to buy & install light fixtures/fans yourself. Also, the interior upgrades were grossly overpriced. I would say the quality is slightly above average for both the interior and exterior work. The Del Webb community itself is very nice.

From sales, design and construction our experience was great. A quality product was delivered and any issues or concerns were addressed promptly to our satisfaction.

General appearance great! Not so great with things we have found like furnace not installed correctly. First being told that’s the way it is. Saw other villas, they did good job.

Our experience with Pulte was poor from the start. Our original sales person relocated after 4 weeks and the alternate was unavailable for 3 months while recovering from surgery. When we finally met, everything the previous sales person had done was lost. The result was starting from scratch and discovering that the previous contract did not include several structural items (elevation, sunroom, etc) had not been included. Along with this, Pultes' original salesperson stated erroneous information regarding what was included in items selected (single window instead of double, island cabinets, and garage extensions are not allowed), just to name a few. This incompetence resulted in having to redo the entire interior/exterior options/selections. Which resulted in an additional 20,000 costs increase of the house and our having to readjust our budget selections. When we informed Pulte of their sales persons mistakes, they just said "mistakes sometimes happen I'm afraid". Their sales personnel (5-10 years with Pulte ) were telling us that options were standard and available ( upgrade ), that had been stopped 3-4 years earlier. As I said earlier, we had to start from scratch....... twice. I could write much, much, more but I won't. If we had to do it all over again, we would NOT do it. As for Sun City..... love the community ! Just not Pulte ! and since being here, have heard countless stories from neighbors of similar bad experience with Pulte. ... More

My Wife and I in joy how our home turns out, if we have to done It again we would.

We love our home however some upgrades were super expensive compared to after market sub contractors. Builder flooring was not customizable unless you pay more than double of what it's worth. Backyard and front yard landscaping should be more customizable. Exterior paint was substandard. Drip lines are all done with cheap thin wall tubing that always breaks after a few years.

We love our new home and the friends we have made.

Move in and all warranty issues were easy to resolve

Excellent neighborhood. Had a great project manager (builder) Sam. Great neighbors. Excellent amenities. Very glad we decided to build here.

Once you buy your home, a person from Pulte or Del Webb goes through the house with you and then they want an excellent rating and tell you so Be sure before you do any rating that ALL has been completed on your checklist. We were promised repairs but they never came through and this was after the rating! Beware

Overall the experience was fast and comfortable. Our salesman Bill was very knowledgeable and helpful in making sure that this was the right move for my wife and I.

Really happy with our new home. Any issues we have had since closing has been quickly addressed and completed in a timely fashion. Recommend you consider Del Webb here in Mesquite for your new home

Bought a move in ready model home…appears to be good value getting upgrade features at lower cost. Paperwork was surprisingly plentiful…could drive you nuts. Pressure an no flexibility on closing date. Walk through happened 3 days before closing but punch list was not completed…assured all would be taken care of quickly. Somehow in Warranty process and appears to be wrapping up 4 months later. Jasmine in Warranty seems very helpful:-) One disagreement on guest bathroom tub condition not noticed during walk through…may still get resolved, may not…get help to go over every detail during walk through. Include verifying every outlet is in working order, every faucet, every appliance, showers and tubs, etc.. ... More

I was fortunate or maybe unfortunate to be able to visit the house almost weekly to see the progress of the new build. It was frustrating to witness the lack of "craftsmanship" that they claim in the promotional materials. To look at finished window openings that were not plumb or level, inconsistent wall texture due to the numerous times the drywaller had to return, items that supposedly passed inspections but yet I had to point out to the construction manager that they were wrong or needed to be fixed and the attitude of not only the construction manager but the senior construction manager were disappointing. Basically was told that this is how it's done in AZ so accept it. There are other items but I could type forever. I do have pictures documenting the subpar work. Now after being in the house for a couple of months, it's obvious subcontractors are not very keen on using a level to check evenness of tile and numerous other aspects of a build. We'll call this "slap and go construction". Hopefully anyone that looks at these houses has a thorough inspection if they are not able to watch the whole build and check daily or weekly to see the lack of "craftsmanship" they claim they put into their product. ...
