The only response we get is "sorry that's not covered", go hire a contractor.

Very Poor Warranty Service

We have now been requesting repair work since we moved in at the end of November, 2019 and we are still waiting. We have talked to your people, sent emails, etc. with nothing but promises in return that are not being kept. Completely unsatisfactory. We were told that Del Webb had quality homes and always stands by their homes which is why we decided to buy the home. We have seen nothing of that. We hope that our issues will be resolved soon and if not, I would like to speak the CEO or President of Del Webb. Thank you.

This purchase was quite a nightmare. There was many delays, poor craftsmanship and materials not to our standard for the cost of them. As a disabled veteran on a budget it was hard to see the upgrades they charged excessively for although were needed for my safety. We were to far in to look elsewhere. If we could have we probably would have went a different direction. We love the area.

After a nightmare with closing we still have paint on the carpet. Holes in kitchen cabinets. Paint coming off outside trim. Loose window screams. Stain on walls. Very disappointed and feel as if I wasted my money. Would never buy from Pulte or in a community with them as a builder.

Poor construction and finish.

Poorly managed contractors. Allowing for mistakes and carelessness. I’m certain it would be worse if we weren’t on site to question problems. Even then managers didn’t address poor finish details. Paid inspector found serious items like framing issues...

Not what we thought

As we are in our new home from Pulte we are seeing the REAL quality of our home. We thought we were getting a quality built home, but things like the painting on the outside & inside was a just a rushed job. The quality of the cabinets are poor, even though they were expensive. The drywall was done poorly & the grouting of the tile we are still trying to get fixed! After you close, you cannot get the person you were working with for repairs to call you back to get the work completed, our work supervisor. At this point we are totally dissatisfied with the way we are being treated.

Buying a new home should never be the horrific experience that it was for me. Too many delays. The lack of gas meter installation caused a major delay which caused me to have to live in a hotel for 2 weeks and pay a lot of money for storage of my personal belongings and pet care. It was a total nightmare. During initial delays I had an agreement with the builder which I have yet to be paid for and it’s been almost 2 months. The whole process of building a house with Pulte at Sun City was very frustrating! Nobody was responsible for anything and we were constantly ignored: no pre-drywall walk through either even if they clearly states it as one of two they do and we sent them MANY emails and texts! The only person who tried to make things better was Jon, our last field supervisor. But he came after the house was completed. A few days after we closed on the house, there was water leak from the ceiling, but the supervisor for plumbing said ‘it happens’!

Having purchased a number of new homes over the years, I was extremely disappointed with the build quality of this new home. It would appear that the sub-contractors, were in a hurry to complete their part of the construction. I am also surprised that the builders walk through did not identify a number of issues.

Semantics of the definition of quality

Order of events: 1. Move in day: the air conditioner no longer worked. A compressor was defective. Hum, an omen of things to follow? 2. Three days later the air is fixed, but a wind storm came up and half the house lost power. Why did a breaker switch turn off? 3. After living in the home a few days there were a number of issues with the painting...it was a mess. A month later, we're still working on having that addressed. Also, there is and still is paint splashed all over the brick work. Sloppy? Perhaps...thank goodness I didn't paint it for I'm sure it would have been worse since ...

The house was built with some very cheap materials, the workers all did apprentice ship work. I am very disappointed in Pulte builders. If your buying a home here I suggest you stop buy a lot and check on the workmanship. Sorry to say I felt like I was left hanging after I signed my papers,

My Del Webb Home Not a Good Investment

In my opinion this is a cheap home. What are considered upgrades are really subpar accessories to the house. They push you in the beginning to make choices that are not changeable. I noticed subpar framing strips in the home prior to putting sheetrock up. Our flooring that we picked at the design center was different than what we saw on the flooring a home that was almost finished. We had a hard time changing it had to be done at their time instantly caused us to make a bad choice. Put down pavers then painted house. Paint all over pavers want them replaced so far nothing. ...

Warranty team refuses to fix issue regarding improper installation of our gutters. Extremely poor quality work from their contractors in general. We’ve had numerous issues during the process that could’ve been avoided with better quality work.

You are buying a track house - expect track house quality

Do not be fooled by Del Webb's sales tactics - their "Build Quality Experience" is just a sales gimmick - Del Webb is a track house builder and the fit and finish of their homes reflects this - we spent over $40K for upgrades to our Kitchen, Master Bathroom and Flooring and the fit and finish is terrible - there is no quality control during the build process so nothing gets addressed until after you close on the house and then you are at the mercy of Del Webb's "Warranty Center" which is the most non-responsive outfit I have every dealt with - the tradesmen they send to fix the numerous ...

The day we took possession we had the following issues: Broken windows Painting is so bad they are repainting the entire inside of our house Refrigerator has bee replaced (Ice Maker DOA) Air Conditioning has failed on two occasions (Leaks were found on the outside of the house) The quality of our home is just not what we expected and our dreams have been taken away with all the issues

Disappointing experience!

Experience was too rushed as we were in the process of selling and moving out of our other home in another state. All the technology used by the company was difficult to understand for an elderly couple and it was difficult to complete the application process. Also, the sales agent misrepresented two different issues then blamed it on our lack of understanding him. My husband and our realtor were all present at the meeting and we all understood the same thing. It was very disappointing to find out at the closing that we did not get the things we had been promised.

Poorly made, finish work, care in workmanship and materials poor, Pulte cut every corner to deliver a marginal house at a high price. Will take time and money to redo house to bring house up to standard. Can not recommend this developer to a prospective buyer.

I hope the house was framed better than it was finished. Absolute worst finish job I have ever seen. From nails in the front of cabinets (where they could be seen) to scared up doors and door frames that they tried to cover with caulking to iron door hinges that were painted white ( not supposed to be painted). The paint job on the walls was so thin you can see through it. At one time there were 3 building supervisors marking up the house with blue tape for the carpenters and painters to come back and redo there work. The next day all the blue tape pieces were gone but the work was not ...

No need for AC in July....

My AC has not worked properly since I moved in at the end on June. It's now August 15th and it's still now working. I was told that the thermostat not controlling temp was normal, I should be OK with it the 80's in my house. Black marks on my while tile floor...again I was told "that's how it's supposed to be. Back Splash tile are not all the same color. Again, I was told that was how it was supposed to be. Door handles on my sliding glass doors were different colors...I was told, that was how it's supposed to be. Those handles were taking off..they were different colors...new handles ...

Total lack of attention to details. Subcontractors are more concern to getting the job done fast with many errors. Which needs to repair at later date. In summary we paid custom home prices for a tract home.
