There is a form that they have you sign saying the home is perfect before settlement. When you move in you see problems and there is no interest in dealing with them. The basement had mud and dirt and on the floor and it took repeated efforts to get them to do anything about it. The basement wall is leaking water and there has been no response in the 3 weeks after being told about it. There was a lack of oversight of the subcontractors and sub par workmanship considering the price paid for the house. The 1 tree is dead and some of the bushes are near dead in the 7 weeks since settlement and the forms you sign say it is your problem. Most nurseries say plants should live for a year or be replaced at no cost. We were told break branches and look for anything green to determine if it is living. One company person said, " I thought the inspector would fail us." when I pointed out a problem but he chose to not fix it and gave me suggestions how I could fix it. ... More

Much thought needs to be done UP FRONT before signing to build in an age restricted property. There are limited options. Little can be changed. There are no grab bars provided in showers/baths. Landscaping is atrocious with sod thrown down every which way leaving potholes that you can break your ankle in. Site foreman are so-so. All promise Arpege.....but deliver toilet water. Our front shutters are painted 2 different colors. If you want to buy properly, you need to be here all day long to witness what's going on during construction. . We found children doing internal painting. The Pulte community is great, the sales people terrific, but construction aspect is a real bummer and results in costly post purchase modifications. ... We wanted a Del Webb lifestyle without leaving Albuquerque. Pulte has amazing floorplans and every home was perfect for us. It was hard to choose. We have been very impressed with most of the home construction. Our supervisor Carlos did an amazing job of keeping on top of our house and answering our questions. Since moving in we have had several small things that need to be addressed. Pulte has been very responsive to our requests. We have little down things will be fixed to our satisfaction. Would we spend the money and do this again? Absolutely. The floorplan is ideal and we are very happy here. We like the Community Management as well. They seem to have everything running smoothly. ... Del Webb is that hybrid between custom and tract building. You must constantly keep in mind that you are buying into a "Lifestyle", not just a structure!

Workmanship is my biggest disappointment. Sloppy painting and caulking. Oversized cutouts that had to be repaired (at least the one's I saw before closing). Cabinet finish work, clean-up lacking, yard is not leveled... I will say the tile work in the master bath specifically is great work. Pulte has responded to 3 out of 4 warranty requested repairs.

So pleased with my new home - from the sales experience, construction communication, closing and follow up on details.

We’ve lived in Sun City for 5 years. This is our third home, but it’s our first new one. We loved working with our salesperson. We found some of the option selection process frustrating because of the limitations. When paying this much for an estate model home, there should be more flexibility. Now that we’ve moved on, we love the lication and the model. There have been some quality of construction and finishing details that should not have happened. When paying this much for an estate model home, I expect both competence and craftsmanship. Sadly, Del Webb has fallen short on both. I hope it improves as we try to get the detail issues corrected. Simple design with great quality

I would encourage anyone who buys the property, especially a new build, to bring an inspector with them prior to signing off.

Closing date delayed 3 times, many items unfinished on day of closing. No plan or communication of a plan to fix issues Can’t trust much of what they tell you. So disappointed.

Everyone is very pleasant and helpful

A building superintendent JL was a pleasure to work with. After closing he still took responsibility four items that weren't perfect. The warranty person assigned to me, Johnny, appears to be very knowledgeable.

We were told during our Celebration walk through 1-week before closing that our notated punch list issues would be fixed and /or corrected before closing, Well, that walk through was about 60 days ago at this time and only around 20% of those issues have been corrected to date. Dead lawn ( not watered appropriately by builder), dead bushes (same), stained concrete drive and patio.Unfinished cabinet trim.Several other unresolved issues. They keep saying they will fix these, but not yet.

Sales consultant was very informative and our house came with great incentives. The senior construction manager was fantastic all through the process, what ever concerns we had were dealt with in a cordial and professional manner. He has been awesome! We are very happy with our home, and we would recommend Del Webb Sun City Texas to anyone.

I love my new home in Del Webb at Dove Mountain. All the Del Webb and Pulte Homes employees are wonderful. My only issue is with the quality of craftsmanship. The paint job both inside and outside is not good. In the models, they do use two coats of paint but in my home, they only use one coat barely. Also, I assumed they would use a paint that would seal for the rooms that use water but they used the same matte paint throughout. I will have to have bathrooms repainted soon. The state I came from requires an eggshell paint in all bathrooms, kitchens, and laundry rooms. I assumed it was the same in Arizona. The outside stucco and paint job also needs major touching up. ... More

Del Webb home: 1. Quality of workmanship is poor. Examples: a) shower pan in master bathroom is not level, the result is pondering and poor drainage. Additionally, the metal plate does not securely fit into the opening.- i have cut my foot on this twice. b) faucet in kitchen sink is poor quality- the extension and retraction features do not work well. I expect it will fail within a few months. c) the floor in master bedroom is uneven and has rock-like substances under the carpet, which hurt feet when walking on it barefoot. d) poor ventilation in bathrooms (despite using exhaust fan in bathroom for several hours after a shower) there is a very strong mildew smell. Additionally, this is poorly designed because the window in the master bathroom does NOT open. e) there is NO ventilation exhaust fan in the laundry room. f) there are significant gaps around baseboards where insects can enter the house. g) extremely poor planning of landscape design- we have many plants which are dying. h) The laborers that put are home together didn’t use acceptable industry practices of making sure things (such as floors cabinets and shower pans) had a level surface before installation of materials. Everyone was very helpful and courteous from Mike our salesman to Victor who came to the house to take care of things that needed to be finished to the HOA ladies. We have had a good experience thus far and have been very informed about upcoming events.

Beautiful, quality home. The Sales Consultant, Construction Field Manager, and Customer Care Manager provided outstanding service.

Design center did very nice job adding about $30K in upgrades. No comfort height toilets a big miss, it’s a retirement community, costs almost nothing to add them. Space and storage in this house is bell designed.

The people we dealt with at Del Webb (Pulte Homes)were fantastic, from Darren the sales person, Nikki in the design studio, John our Field Manager, to the girls at Pulte Mortgage. I give each and everyone of them 5 stars. I love our home, but I believe they do not have enough workers to complete the homes within the time frame and do a quality job. Our sod has been our biggest complaint even before we moved in, but Pulte refuses to do anything about it. Many others in the neighborhood have the same complaint. We have some patches where the sod is nice and green, the rest looks yellow and half dead. It is our responsibility to pay for someone to treat the lawn and pay to water it in order to see if we can make it look decent in 12 to 18 months. Some people have spent 3 to 6 months fighting to get some areas replaced or have replaced it at their own expense. The driveway... Problems, but we had an outside source do epoxy, and they fixed the driveway problem for us. The paint job is sloppy, lots that should have been cleaned up, scraped off, cleaned off the carpet and floors, drizzles all over, and not quality work, because they have to hurry to move onto the next job. Bottom line, need to hire more workers to assure quality workmanship and still meet the deadline they are promising the buyers. On the surface, or home looks great, and we do love it. But I wouldn't call it "quality" work vs what we paid for the house. Suggestion would be to meet with some of the new owners and determine what they feel could be done to make their home better and help Del Webb in improving the homes. ... More
