Spend more time at walk thru looking for small items. Walk thru items get quick attention. Over all the house is great, but a little maddening to find corners not painted, cabinets that swing too far, concrete stained.

Have tried many times to get answers. Upon moving in i discovered 20 plus chips out of a section of concrete, no response on this. Ive asked bout our yard. But seems pulte cares only bout the new closings and getting their yards in. We have standing water often, but i guess its not important. There is couple other items but its prolly a non issue.

We were pleased with Pulte Homes especially Tom D but very displeased with our Del Webb Agent, Diane A. We had very little interaction with her- she did not return calls and complained a lot about her personal life and how busy she was at work. Once she knew we wanted the house, she became invisible. She did not help us through any of the process including things that could have been done prior to closing on the house. We had friends here last week who were interested in Del Webb too. We told them DO NOT deal with Diane A.

Del Webb sells a community, and the house is the least valuable part of your purchase. House designs provide options, but the finished house is of only average quality. Ultimately you are merely another purchaser, a small fish in a big pond, and the bureaucracy can be overwhelming. In the end, it really is just a house. The community and amenities can shine, so prepare to find your satisfaction there. Along the way take the time to be certain all details are accurately set forth in your agreements. I have had 4 out of 6 appliances worked on already, and even though we paid top of the line price, they aren’t top of the line. I have had 4 warranty visits where I was sitting and waiting and no one showed up. The house isn’t wired for a separate switch for the fan in rooms set up for a ceiling fan and light - you have to use the pull chain. You can’t choose to put in extra outlets or say where you would like them on a wall. They planted a Live Oak within 6 feet of our swimming pool, and now we’re going to have to go through the struggle of getting permission to change it out for something suitable. Floors aren’t level. The house has a passive return air system, resulting in stuffy rooms when guests close their bedroom doors. ... More

Del Webb homes are a good value for the money from a builder who has vast experience and resources in building new home communities. The quality of their direct employees is very high and they are responsive to homeowner concerns as they arise. Evidently there is a bit more flexibility in considering homeowner requested modifications during the building process than you are led to believe at the beginning.

Builder was very good. The representatives of builders were excellent. Contacting the association and sub contractors need some improvement.

We had very good experiences with the people that sold us the home being the staff at Del Webb.They always responded to our questions and kept us informed as to what was going on.We felt like they were very honest and forthcoming about all issues and answers good or not so good.We appreciated that.I will reserve comment on Pulte Homes until I am asked.

Due to turn over with Pulte homes I did not meet with my construction rep until the house was about 3 to 4 weeks from Dry Wall. In fact he told me that he was leaving the company in two weeks. I felt that he had a bad I really don't care attitude. Thankfully his replacement made up for all the negative experiences I had. Danny made it right and was very responsive to my concerns. In the end I was very happy.

Overall, the Del Webb home buying experience was good. The sales consultant, the builder, everyone went out of their way to be supportive and helpful. The exception was the Sales VP who came across very arbitrary and capricious. Also, the processes used by Pulte Mortgage were unnecessarily complex and challenging.

The field manager was inexperienced, his supervisor is incompetent and no one listened to us when we were telling them through the building process that things weren't going correctly. After closing we have been attempting to get the mistakes corrected and have only found one person interested in doing the right thing. If I had to build again with Pulte Homes I wouldn't do it and I wouldn't recommend anyone build with the group at Hill Country Retreat.

My wife and I fully enjoyed the build process. Our field manager did a fantastic job addressing our questions and concerns. We would do it again.

The house is well built, but has one design flaw. The furnace room and the laundry room should be reversed. That way hot water would flow quicker to the master bath room and to the kitchen area. Right now it takes a full 2-3 minutes to get hot water to the master bath sinks ( complaint from other homeowners also) After the hot water has been shut off for more than 3 minutes we have to wait again a full 2 minutes to get hot water.We are wasting a lot of water with the set-up we have now. The laundry room would be the same distance from the water heater, so no adverse change there. The only adverse effect would be the front bath would have a long time getting hot water, but this room is used the least. ... More

The purchase of our new retirement home with Del Webb / Pulte in Sun City Festival has been a relatively low stress experience. This was consistent through all stages (sales, design center, title, mortgage, construction, final inspection, closing, and post move in). Usually the most stressful phase "construction" was also low stress due to our Field Manager "Michael" and his leadership. They explained the process and established a communication plan at the start. This formed an issues resolution team and process for responding to all issues in a timely fashion. This communication process helped ensure the quality of the build and reduced the stress that comes with the largest purchase typically made. ... More

Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. We are away right now and will have to call when we get back home. Called many times to have front eve painted to no avail. Still needs to be done

If you want a custom built home, find someone else, Pulte is not the builder for you!

We were very pleased with our buying experience from beginning to end.

After 2 months living in this house my microwave and oven still do not work they have tried and failed 4 times. What a shame for such a reputable home builder like Pulte

We had three different sales reps during our sales/buying cycle. The first two were promoted during our cycle but unfortunately the 3rd was a "rookie" and we knew more about the product & process than she did by that time. Our workmanship was just OK, but I guess that is to be expected for such "cookie-cutter" houses however the lack of true options to customize things such as kitchen appliances was very disappointing. After-the-sale responsiveness to house faults and issues is lacking severely - it is as if Pulte is saying "now that we have your money we don't care about any issues you are having with your house". One has to be very persistent in calling repeatedly to get anyone's attention at Pulte. Very frustrating! ... More

Very happy with my experience in purchasing my home. Everyone was friendly and helpful from the sales agent to the very helpful design center. Any questions or needs were quickly met during the building process. Phone calls or messages were quickly returned. This house made me want to leave my beloved long time house in another state.

The quality is excellent. Fixing any items that could go wrong after move in is so easy and quick.

We're not too sure if we'd buy another Pulte home or move into another Del Webb neighborhood. The home was "finished" on time, but we did the final celebration walkthrough in a dirty, unfinished house. The baseboards are in terrible shape, there are doors that need to be replaced due to damage, the Sherwin Williams paint is cheap, the granite in the kitchen needs to be replaced (per the granite company) but haven't been able to get this resolved. The oven wasn't working and after 3 attempts by KitchenAid to repair it,they decided it was electrical and not the oven. My brother in law found where the electrical coming into the house wasn't wired properly into the oven and actually fixed it in about 10 minutes. Our front door was supposed to be touched up and hasn't been painted yet after 3 months. For the amount of money paid, we are rather disappointed. ... More

The builder put up the home pretty fast. There were definitely more workmanship issues then I could keep up with during the process. Yet, our field manager was pretty easy to deal with and very responsive. Now that we are in our warranty, the response time for problems has slowed greatly. Also, some of the fixes that were performed during the construction process we’re still not done to my expectation. They keep talking about the 11 month review to fix things. I feel like there’s a push to delay things and then if they don’t get fixed right you will be without recourse. Given the price of the home, almost 500 K, I would’ve expected more options for customization even though this is a production builder. For example, some of the fluorescent lights in the closets were too small as all of them are 2 feet long. And you can’t choose any of your light fixtures in the rest of the house. So I find myself spending a good deal of time customizing the house after we purchased it! The only reason we bought the house was because it was a Del Webb community and we look forward to participating in a lot of the community activities. A lot of people say you don’t buy here for the house. The common facilities in the neighborhood are very nice, and you subsidize the cost through the purchase of your house. ... More

My experience with my new Del Webb home has been great. Any issues I had were handled immediately. My construction manager was great to work with.
