Some issues with the paint job where paint was splashed on areas that should have been cleaned up during the job.

I had higher expectations for the quality of the finished product. There are already some issues. Most importantly there wasn't a thorough explanation of a specific project and now I'm stuck with nothing to show for the money that was spent. Not to mention a few key items missing.

Our experience with Pulte has been outstanding! Regina, our sales consultant, was fantastic, and our project manager, *****, was equally exceptional. Together, they made a great team, responding promptly to every question and addressing every concern throughout the project. Because we weren't living in Florida during the build, we had to place a great deal of trust in Malcolm, and he exceeded our expectations. His communication was excellent—keeping us updated throughout the project, answering our questions quickly, and making sure we always knew what was happening. We've been in our home for just over a month, and while no new home is perfect, every minor issue has been handled promptly. We get buried in paperwork and information. There's no rhyme of reason to what we receive and if there is it's certainly not clear. Maybe put together one BIG folder indexed by topic. If I want to know about warranties I go to the page on warranties listed in the index. I bought from another builder in my life and they did the big, indexed binder. With ***** just have a bunch of papers that are impossible to sort through.

The sale and closing process was very detailed and organized. Once you actually move in It appears the team is more concerned with new sales and closings and puts the new owners on the back burner. It's like they check you off the list as a new owner and then move on to the next sale. The staff is fine, but I believe their priority is moving on to the next sale.

We are awaiting having issues rectified.

Our sales team knew our HOA would be increasing by $130/month right after we closed on our homes; however, the entire team lied and said they weren’t aware of the increase, when in fact Mary ***** had the exact increase number for weeks on her desk. Will never purchase from Pulte again. And will continue to warn others.

Sales person often said "I think this or that", "I'll have to get back to you (and wouldn't follow up)". Project manager was a honest and fair guy (Orlando was his name). This is a million dollar house, cheap wire shelving in the main bedroom closet and pantry??? Paid a lot of money for upgraded LVP and kitchen cabinets. Both are ok, but not worth the high extra cost Pulte charges. For any upgrades Pulte charges a lot of money! Also Pulte owns the Title company used at closing. They make a lot of money off of outrageous title and closing fees!!

Overall our new home seems very nice, but there just seem to be too many little details that individually are not huge issues, but when they are added up, they collectively indicate what seems to be a lack of pride in the work being done. It is too new to really assess the overall quality of design, materials, and long term value. There are some things that were done well, and some things not so well. The landscaping around the house is nicely laid out. There is a nice variety of vegetation and trees. The woods behind the home will surely be colorful in the fall. The floor plan and layout of the home along with the extra storage space in the garage are a nice touch. The buying experience was fine. OTOH the selection of options process left us scratching our heads in a couple of categories. The sales associate never made the option of cased openings between rooms very clear cut. So there's one thing we will have to have done after the fact. We thought the cased openings were standard. At the design center the associate stated the cabinetry would all be soft close, but that was not the case. Our doors are soft close, but the drawers all have the cheap, horrible, noisy epoxy roller slides, resulting in very noisy travel and utensils that are often in the back of the drawer due to them closing so hard. That's another item that we seem to be stuck with and will have to replace after the fact somewhere down the road. Maybe the builder can contact the cabinet supplier and rectify the situation for us. There are several corners throughout that show improper angle cuts, or framing/sole plate that was cut too long/short, where a 45 degree cut at a 90 degree angle was required, but wasn't cut properly. It seems that the idea of "close enough" was sufficient to get the job completed. This results in walls/baseboard that curve inward slightly from one corner to the next and makes things look cheap. During construction of the kitchen an exhaust hole was cut into the ceiling above where the microwave cabinet sits, but the microwave exhausts out the back, not straight up. The cabinet itself also had a hole cut, and should have been replaced, but was only patched, and not very well done. The ceiling was not properly repaired before the crown moulding was installed, resulting in a very ugly bump above the cabinet where the crown meets the ceiling. The top of the cabinet box is now falling apart. The pocket door guides between the master ***** and bath were installed upside down, in the wrong order (after the jamb was finished) and also painted afterwards, ruining them. This also carved a line in the paint two inches above the bottom of the door on both sides. This required refinishing and repainting. I opted to install the new guides myself to ensure proper alignment and spacing. Pocket door guides are meant to be installed (properly, of course) before the final split jamb strips are installed. This way they are hidden. The AC compressor unit is installed right outside the Master ***** windows. This produces quite a bit of noise, especially when it starts up, and for anyone who is a light sleeper, THIS should be a deal breaker. Everywhere there is paint splatter. On our cabinetry, on our LVP floor, on our bathroom and kitchen hardware, there are tiny bits of white paint overspray. In some cases it can be removed using a small amount of water and a paper towel, or gentle pressure using a fingernail. The flooring is a different story. The areas where it got into the grain of the wood-like finish have proven to be a challenge, if not impossible. As time goes on we will continue to assess the overall quality of our home and will keep working with Del Webb and Pulte to ensure these and any other QC items are resolved in a timely manner. ... Minimal Service after closing. Sales team's only answer to questions was "NO". Felt PUSHED thru out whole experience. If I could do it again, I wouldn't

I showed them their flaws with the house y'all decided to put next to me and agreed it has caused a HUGE issue with My patio and enjoying it. Your people even agree but are passing the buck to someone else and then still nothing but crickets. I have been on them since I realized they were putting the AC on that house on the opposite side of the rows of homes on my street. The AC unit is in my patio and loud. They decided on the home to build next to me without any regard to my house. I would not have bought it had that house design was there because it ruins what I have done to my backyard. I have begged for some sort of compromise or way to help the situation. Everyone says they should not have put that floor plan next to mine and can't explain why they put the AC unit on the opposite side on every house except the one next to mine. You can't think or hear the water feature I paid to put in my backyard before they built this house next to me. No phone calls to explain just excuses why they can't do anything. They just finished the house next to me and it's for sale. I wanted them to do something like a noise barrier wall or suggesting what I can do but I get nothing. Our homebuying experience with Del Webb has been extremely disappointing and frustrating. Based on our experience, they failed to deliver on their promise of high-quality homes, and we would not recommend them to family or friends. ***** & Concerns Build Quality & Workmanship: During our walkthrough, we noted numerous issues including poor kitchen backsplash installation, sloppy cabinet installation, dented appliances, loose sidings, half-finished painting of the house, a ***** front door lock, cracked window pane, loose showerheads and faucets, and even sharp nails left in the carpet after closing and more. They used the cheapest paint that comes off when you wipe walls with paper towel. Grading & Common Space: The swale and property grading were not done as specified, and the rear common space was completely different from how it was explained to us. We had to go to the ***** to verify and upon inspection, noted that builder did not do what they should and as according to the approved plot plan. Delayed Amenities: The clubhouse was supposed to be partially open by April–May. It is now almost August and it is still not ready. Landscaping Issues: The hired landscaping company frequently leaves weeds untreated unless reported. Furthermore, if you build a backyard fence, the landscaping company will not cut the grass inside the fence unless you pay an extra fee (~$60/month)—despite HOA fees covering full property maintenance. They also refuse to fertilize or offer a credit for doing only half the property. Final Advice This builder will tell you what you want to hear. The experience during the process of building the home was excellent. But more importantly, we were build an excellent quality home! We would defiantly recommend you to anyone.

The follow through is very good.

I am not sure how much of the home was built by TrustBuilders so I will just talk about things in general. As we were living with friends while the property was being built we noticed many days when there were no workers at the site at all. The framing was done well, the finish work was not as good, the interior paint left a lot to be desired, no pride in workmanship. I will say that anything that we found Pulte has been good to take care of. Overall very happy with the new house.

We love our home

Our experience was amazing. The entire team was kind, responsive and thorough. From the first time we walked into our spec home we were blown away. The quality and workmanship were second to none. The closing went smoothly. The move in process was excellent. We love our new forever home.

There should be a source for us to contact for issues that need repair/corrected.

The standard process was easy to follow. Each phase was responsive and reliable. Few surprises so far that are/were not addressed quickly and professionally.

Overall I am very satisfied with my home. My only advice is to watch as the home is being built to catch anything out of order. Customer service is responsive and great. My sales agent was always available to answer and resolve any issues.

The workmanship seems to be quite good and I have had no issues with anything since I moved in 3 months ago.
