Our superintendent, Ron, was extremely helpful and prompt when we had a question as well as the follow up home maintenance coordinator. All the workers for the trades were always very professional and friendly.

Our journey began with a visit to Clayton Overlook in Spring 2024, when our house in MD was not yet on the market. We signed a contract in late April, placed our home on the market in June (closed the sales in August) and relocated to temporary quarters in the NC in September. Our new home was ready in December. During the sales process, we selected our model and our salesperson worked with us as we selected options to modify the model home to our liking. The design process was very thorough and the builder provides a well organized set of finish options that allowed us to truly make our home unique while keeping within our budget. The construction process included the ability to provide input at various meetings which coincided with the various construction phases. The construction manager provided regular updates on progress. At completion and following closing, we were assigned a local warranty manager who expedites the solution to resolve any issues related to the house itself. Every aspect of the home buying process was administered with clarity, professionalism, and appropriate information. Policies were explained and time lines firmly established. Working with Matt, Alec, and Nancy was very enlightening and gave us a positive sense of direction throughout the building process. VERY HAPPY WITH THE OVERALL EXPERIENCE!

Generally great experience. We love the house. Area's that could use attention - Heating system initially was not working properly. System with the vents in the ceiling means the floor is always a different temp. Landscaping is marginal - seems no system to make sure all homes landscaping look great. Our construction manager, Walker, did a great job in fixing and explaining things.

It is a lovely development and things are very well organized. For the most part the quality is good but I’m only here 2 months. I do think it is crazy that we need to hire someone to seal our grout. I’m 76 and 5’2”

House is breezing it colder inside than out side my olive is frozen in the pantry! hot water takes forever to get to the bathroom and kitchen.concrete in drive way is coming up.purchase the more expensive paint but when you wash a mark it makes it worst

We had a great experiance with our purchase and build in Sun City Festival. The communication and quality was great! I would recomend Del Webb for your retirement build.

The actual purchase and inspection was v good. Construction Manager Marvin, awesome. Warranty people are awesome. Dealing with the women in the Viera office is difficult & opaque. Lots of untimeliness, "not my job" & "email only" going on. Except Shannon, she is helpful and picks up the phone. Getting additional landscape is a colonoscopy. Landscape vendor super unreliable, opaque & $$$. Not as easy, breezy as it was made out to be!

We are pleased. Our sales person Nicolette was wonderful ad well as our construction manager Daniel from start to finish!

Sales people were not familiar with or not forthcoming about all options on homes and how or one option would affect other options Ie extended driveway and walk up stairs to attic occupied same space Keyless entry lock back ordered and not installed yet Home not placed appropriately on lot- manager stated foundation framing done after he left work so was on property line Said they would redo and center home When we came back they had moved it to the other property line Not centered on lot 12 feet on one side and 35 feet on other side from property lines So construction workers thinking yard was common area and walking through and placing supplies in our yard and sidewalk Shrubs and trees Planted improperly after dark and dying the next week construction manager stated would replace in spring sod placed poorly with large gaps and dead areas full of Johnson grass and 6-18” not laid on one side along property lines property markers continually removed and neighbors irrigation placed on our property Irrigation bought after market needing approval yet if bought with purchase not needing approval nor meeting guidelines of HOA House not cleaned for 2 week walk through nor celebration walkthrough (said they would do a construction clean) so many things unseen at time to be able to blue tape them d/t covered by grout in tubs and shower pans and unable to see scratches in floor windows scratched not seen d/t being dirty Window screens not tight or fitting correctly Areas behind appliances bought with house were not finished- not painted nor caulked or quarter round placed behind appliances or frame for dryer installed Appliances scratched and dented Finished garage not completely painted large (1/2 inch high 4 inch by 3 inch)globs of drywall putty on floor with missing screw on breaker box Missing truss support in attic Missing downspout on front gutter Sinks full of paint and scratched after celebration walk as well as chips in countertop Multiple areas that had blue and green tape not fixed to this day Wrong size electric boxes for pendent lights showing outside base of light Originally told not to send to warranty that they would come back to fix (some they did ) much they did not Now being told not under warranty it is normal wear and tear though it had been pointed out to them Many times our issues confused with family member that also bought here going through many of same issues Workers just knocking on door out of the blue asking if can come in and do repair work at that time Multiple gouges in drywall and areas not caulked Now being told one year warranty on materials and workmanship does not include things not reported in first 30 days We had permission to do radon test and it was inaccurate d/t table being moved by workers and no refund for it to be done again This is just a partial list of issues not caught by the multiple construction managers we had And ongoing struggle to get them fixed It seems one of the major issues is poor oversight by the construction managers to ensure the quality of the work done ... Very pleased with my new home. Quality is outstanding. Beautiful landscape.

I have been in my home for under 2 months. Issues come up that you would only see when actually living in the home. My Pulte customer service manager is very responsive to my concerns. But…..I am noticing construction issues that should have been addressed prior to this home being put on the market. Cabinets, doors lighting, sprinklers. Seems no one has pride in their work. These homes are referred to by some as “production homes”. I went with Del Webb for the quality and amenities. I shouldn’t have to discover cabinet shelves that are not secure and have my items broken. Dining room light is cheap yes but it was not hung properly and it’s bent. How does someone not step back, look at their work and say “that looks good” instead of good enough. I like my home, I like it here but the finish work has a lot to be desired. I didn’t think I was going to have to babysit a brand new home. I trusted that if it was deemed ready it would be. ... More

Our construction manager was a pleasure to work with and communicated well with us. However the subcontractors for the drywall, trim, and tile finish work was substandard. We are now having to deal with warranty to correct all the issues that should never have happened. The following is a partial list of issues. The paint on the windowsills has raised the grain so they are all rough. The floor tile was installed unlevel and had to be replaced. The wrong color kitchen cabinet panel was installed. The baseboard molding and window trim has rough edges that needs sanding. The Hardiboard siding has holes, scratches and paint chipping. The drywall has nail indents that were never spackled correctly. The drywall has spots that they painted over tape. They put white caulk on a brown countertop. The tile guys tried to coverup up a chip on the tile with a spot of caulk. Closet doors are not hung straight. We feel confident that these issues will be resolved to our satisfaction but it's unfortunate that they happened in the first place. There was a definite lack of detail in the finish work. The interior electric switch design is flawed. There is no light switch for the Gathering room when exiting the master bedroom at night. You must walk across a dark room to get to a switch to light your way, a definite safety issue in this Prestige model. We have also noticed that along roads, common areas, and construction sites there is a lot of windblown debris and garbage which is unsightly and detracts from the community's image. We certainly hope that the developer will be held accountable prior to turning this issue over to the HOA. ... More

From sales to construction to closing everyone was there to answer questions and concerns. It could not have been better

Everything was explained thoroughly and there were no surprises. I’m very grateful to deal with Dell Webb.

Our experience with Pulte Mortgage was horrible. We had to keep supplying the same info and the new info could have been requested much earlier. We did not close on our closing date bc of trying to get info that should have been requested much earlier than the week of Christmas when many offices were closed. We were very stressed! It was a trying experience.

Overall, I would give the home quality a B-. There were many items that should have been completed prior to closing and we are still having issues with some of these items. Rough 85% of the home is great... it's that 15% that was not completed correctly that is a bit frustrating. On the plus side, your warranty people have been very polite and professional... just takes a while to get things done.

1st class it was a great move

I think when you go to closing, you have a right as a buyer to be involved in a convenient time and date for the closing. We had to close on December 20 and we had airline tickets for a Christmas holidays and they would not budge. I think that sucks

Shower seat is not well done. Too many doors in MBR area. Rest is excellent.

The entire experience has been excellent including warranty department after moving in.

Getting someone to show up to fix an issue- so far a month. Construction around you is difficult when you need to get in or out of your driveway. The board needs to be more proactive about real issues. Communication seems to be an issue here. Once they sell you they are pretty much done with you.

Overall I’m very happy with my new home and with the community. Del Webb’s home design baths the interior with natural light and their planning/layout of this community allowed for plenty of natural space. My sales experience wasn’t great, however my GC (Nate) was amazing!! The grading of the lot (water management) and the quality of the build are very good. That said, some of the tradesmen could have done a better job. I hired a home inspector pre-closing and really wish I would have also hired an inspector at the framing stage as some of my neighbors did. Overall, the amenities are nice and the community is nice to walk in. What you won’t learn until after closing is that homeowners must pay additional fees for exercise classes and (for several classes) if you’re not poised at your computer the moment sign-up opens you won’t get in. The dog park is just a fenced area under power lines that couldn’t have been used for anything else. It’s a low area where rainwater runs and is already becoming muddy, plus no running water/water fountain and no equipment aside from benches. All of that said, the residents here are wonderful!! The neighborhood layout/design is lovely!! My home feels spacious with ample storage and is filled with natural light. I would recommend this community. ... More

Overall experience was wonderful, everyone was very helpful with our paper work. The builders are very nice, love that they come out to meet you and make sure your house was build correctly. Delwebb is the best to live
