The buying experience was great. The construction quality and process, not so good.

Elaine was the best experience I had with Del Webb she would get a 10! Your mortgage company gets a 0. Give the trades mor time to do work correctly on homes and you won’t be tearing up driveways, garages bathroom floors, the electrical boxes her are outrageous! All if them crookedness

We closed on our new home a couple of months ago and so far have been somewhat disappointed and frustrated. The closing process was stressful because we had an air conditioning repair issue come up shortly before closing. Del Webb has been good about communication and staying on top of the issue to get it resolved, but they still have not found a solution. I was also surprised to learn that our builder uses copper clad aluminum wiring in the home rather than standard copper. I wish someone would have disclosed that to me during the construction process. In fairness, our third party inspector also failed to mention it. My experience with Pulte has been great. My construction manager kept me in the loop and the warranty department is excellent. Would highly recommend.

Salesperson was very knowledgeable and helpful throughout. (Adam). Builder rep (Ben) was also knowledgeable, helpful, and answered all of my questions.

Multiple visits required to do repairs and replacements after move in.

The experience consists of being nickeled and dined to death- everything including doorknobs is an upgrade. The doors sat in the mud and were covered in red clay. The grading pitch is so steep I can't walk around the house. The windows are so cheap there is no ledge to raise them, and of course only open bottom up. Fifth house I have owned and by far the worst. I was taken advantage of coming from out of state and would advise watching more carefully and white glove test every wall and surface. The place was filthy at settlement.

I was told wrong where the sun goes down on my house. it now covers my whole house in the afternoon. Extremely hot. I was also not told the truth about there HOA payments which I am going to get straightened out this week

Initial buying experience was very helpful. Downside was the lot was not well marked when we chose and ended up surprised at the direction the back of the house faced. Should be better marked and clearer. Certain options were disappointing- example is lack of double hung window options. Deck options limited, especially when we pay for the railing that immediately comes off for an expansion. Meetings with the various managers thru the different phases was excellent and they were responsive to any issues. In particular, Tristen was fabulous as our final manager for closing and follow up on issues - cannot say enough about his responsivenessand demeanor. Paint options were disappointing less for the color options than for the use of flat for the walls even with the upgraded paint option. Egg shell should be an option ... More

Working with Mark our salesman and Roby our building manager was great. The communication was great.

Pulte Builders and Del Webb provided higher quality for a midline home. The permitting process created a two-month delay, and the lack of communication caused us some concern. But, once construction started we received detailed and timely updates, and construction came with great attention to detail. We were very pleased with every stage of the build.

This is our 3rd home, and our second home where we chose the design and accessories. Del Webb and their employees were great and helping to guide us through the process. Was it a flawless experience? No (nothing in life is flawless), did Del Webb and their staff did everything to make it an enjoyable and stressful free environment? Yes! The quality of materials used and the final product were great. Can some upgrades offered be outsourced cheaper? Yes. That is an individual decision to make, and you have to take into consideration that anything done on the outside of the home, will require you to close on your home first, and then submit for an ARC approval, which if you filled out correctly after reading what is allowed, can take up to 45 days for an answer of approval or denial. If you have to resubmit your ARC request due to missing information or non approval, you have to start the process all over again. So if time is not important to you, and you can wait several months to get an ARC approval, then dont upgrade through PULTE, and get an individual contractor, but if you want to move in and not worry about delays, then get the upgrade with PULTE. Our only complaint that could have made the process better where the following: 1- Pulte finance- Although we informed them of the importance of the closing date and Time constraints and their assurance it would not be an issue, they tried several times to change closing date and Time for their convenience, ultimately honoring our request. Additionally they asked for the same documents several times, even though we had attached them to their portal. Every time someone filled in for the financial advisor, we would receive another request to submit documents, that were already attached. They also told us 12 hours before closing that a document was missing, and for which we had already spoken to our main financial advisor, and were cleated, and they wanted to change our closing date and Time just hours before, due to their own negligence. PS- Your mortgage and insurance through Pulte will be sold to another company by the time your first mortgage payment is due. Design studio - An EV charger displayed in their website with photos was not what we paid for and received. We were informed that what we paid for was an EV 240 v plug on the wall. Which we disputed because that is not what was on display in their site. Pulte finally did the right thing. I requested they update their website to avoid further confusion with new home buyers. I have not checked to see if they updated their website. Home quality- We were assigned a construction manager (Morgan) who was excellent and kept us informed through the whole process. He made sure our questions and concerns were addressed and ensured we were satisfied with the final product (per home specs). ... More

The only problem we had was to move in with large bush in front of house that was dying. It was pointed out that bush needed to be replaced. In one month bush was dead. They refused to replace and said I was responsible.

We had a great experience building in the new Dell Webb in Noblesville. We had a great construction manager that was very responsive to our needs and questions.

Overall I had a very positive purchasing experience. Throughout the process Meghan helped us understand any of our concerns and kept us updated on the process. Our build manager Luke kept us updated during the build with photos of the concluded steps and was very helpful with any questions we had. After we closed on the home we found a few things that needed to be taken care of and once again Luke took care of us and remedied all of the things we found that needed attention. I'm very happy with my new home.

The only issue we really had was a very poorly put together landscape and irrigation. Very lumpy lawn with high irrigation heads, exposed irrigation pipe in every landscape bed. Just poor quality control.

The choices for flooring, etc was very limited. The cabinets are a very low quality.The escrow department was a total nightmare. Our contractor put receptical on wrong wall and wouldn't change it

Closing process was great, and the house was exactly what I was looking for at an affordable price

Sales agent was extremely helpful throughout. The building agent was very thorough with his post closing walkthrough.

While this was one of our fastest home building completions, there were still some issues and challenges with the builder (Pulte). First, the consultant at the Design Center rushed us through the process, and she did not fully explain our options, or the full electric layout. If she had, we would have selected additional features and outlets. Not sure if the subcontractors are licensed and insured as most are “no name companies”. The builder never gives you any names of them, except for the Plumber, and maybe HVAC. The house was the messiest and most dirty place all the way up to a few days before closing! And, even after closing, the windows were still very dirty. And there was construction dirt and dust still from floors to ceiling! We’ve been here for 3 months and are just now starting to get the floors clean. And, don’t get me started on the doors, trim, and the stairs to the attic that l clogged up my shop vac like 10 times trying to vacuum them! Plus, they pulled a fast one on us by using what they called a “suitable substitute” tile throughout the house without first checking with us if it would be acceptable! If you know anything about tile, you’ll quickly learn that they used a cheaper tile. And since we’ve been here, we’re seeing more and more lack of quality workmanship in every corner of the house. Things like putting clear sealant around showers and toilets right over dirt and construction debris! This is our 2nd Pulte home, but they can and should do better! Don’t know if their construction managers are overloaded or what, but they should be more hawkish about staying on top of the above issues! And Pulte in Georgia can and should do better by their customers in all areas from Design to the final product! In Florida, Pulte hired real local contractors with real names and addresses! But not in Georgia! They all come from somewhere else in their unmarked white vans, and at least 95 percent of them are not local! ... More

Overall, pretty good but not perfect.

This is my 14th newly built home, and it has by far been the best home in all aspects. I have owned Toll Brothers, Miller & Smith, Beazer, Ryan, NVR, to name a few and Pulte's craftsmanship, customer service, quality, pricing and willingness to work with the homeowner has been nothing but superior - far out pacing their competitors! If you are look for the best quality, service, loyalty and all around great experience, purchase a Pulte home - you will not be disappointed!

We are satisfied with the build overall. Our construction manager was very good and responsive to our questions during the process. It was actually fun to come by the house and watch the progress, and the closing date was as promised with no delays. While there were corrections that needed to be made, the time it took was swift and completed quickly. Zach is a great manager and a keeper for the company!

General contractor was on time, available, took care of all my concerns. He went the extra mile to complete a beautiful home!

Since moving in on April 7th, I have repeatedly reported the installation of prohibited spotlights by my neighbor, which result in significant light trespass into my bedroom and the entire side of the house. Despite submitting weekly photographic evidence, I have been forced to sleep in my living room to find a dark environment. It is my understanding that the Board has recently decided to approve these prohibited lights, which stands in direct contradiction to the community rules I am expected to follow. Furthermore, I have serious concerns regarding property safety and maintenance: - Safety Checks: The construction manager, Greg, had to be asked three times to remove red plastic dust covers from the smoke detectors, meaning a proper safety check of the system was never conducted. - Ground Saturation: There are approximately 30 trees over-saturating the ground in an area already prone to foundation issues and previous lawsuits. This was also brought to the attention of the Master Association & SeaBreeze Management and they just choose not to address this concern. - Harassment and Retaliation: I have reported being threatened and harassed by neighbors. Rather than addressing these legitimate concerns, the HOA has issued me violations in what appears to be a retaliatory response to my reporting. And when I submit the necessary documents for an approval they denied again in retaliation using light trespass which was just not possible. I can Appeal but they've shown me they won't be fair. I have visited Lake Las Vegas for six years and chose this community with the expectation that the Master Association would consistently enforce rules for all residents. I am simply asking to live in peace and for the CC&Rs to be applied fairly. When I purchased the property the neighbor's backyard was not started so I had no idea that Del Webb Master Association was going to allow the aesthetic of a Mobile Home Park on the Las Vegas Strip I definitely didn't want to live there and the CC&R's state if you don't follow the rules they will enforce and it's the neighbors cost to fix. So there is Absolutely No Excuse - You Asked and I told you and I have all the documents, pictures and proof of this Selective Enforcement and Retaliation.
