We had a wolderful experirnce with the sales person, Ian. We can't say enough positive thing about him. He was wonderful.

If you want to build in Sun City you don't have a choice - it's Pulte. We found the design experience difficult as the design center online has a good number of selections, but "no image available" on most items. This makes it very difficult if you are building from out of state. Quality seen at the initial walkthrough with framing, plumbing, HVAC in place was concerning. Detail work at the finish was inconsistent and not good in most cases. Main issues that will be expensive and time consuming to repair - 1) flat paint on all walls, including bathrooms. The company has to paint all the walls so why not use a slightly more durable sheen like eggshell or satin; 2) and the worst kitchen cabinets I have owned in the last 30 years! The biggest problem is with the drawers and pull-outs. The edges of the drawers are unfinished and full of splinters! The drawers also fall off the tracks easily and require a repair request to get them back on track. Horrible! The cabinets in the models homes are very nice. The cabinets in the new builds are from a different company. I wish we would have been giving the same quality, especially given the cost of our highest upgraded kitchen and highest upgraded cabinets. I certainly feel that we have been downgraded. ... More

My home was completed early and with very few punch items. Steve, my supervisor, was very courteous, communicated weekly and responded quickly to my questions. All in all, a very positive experience.

Poor quality ie. No insulation on hot water lines under concrete floor, specs for laundry room cabinets is 0.5” to low to accommodate a pedestal mounted washing machine underneath them, sink disposal switch is under the sink in a cabinet which is difficult for seniors over 55. Foundation insulation is poorly protected with a parge paint that is damaged easily and cracks easily, missing shelves in kitchen cabinets, door locks/deadbolt wouldn’t latch properly, many issues found by our independent inspector that were missed by the “Pulte Quality Build/inspection process”, ceiling led puck light look very cheap, concrete flat work was very poor with cracking and large ridges which are a trip hazard, smoke detectors false alarm regularly, poor/low water pressure, LVP flooring has gaps/hollow spots to the concrete floor, sod is layed very poorly with gaps, holes, ruts all over the lawn, build sites are not kept clean with debris, trash and plastic blowing all around and in neighbors lawns and green space. ... There seems to be a total lack of professionalism when it comes to communicating what is being done with issues. We closed on the house and then there was total silence from the builder on open issues - that have still not been addressed.

The quality is not good at all. My tile floor has cracks already. The carpet is awful it has runs in it and it looks filthy all the time. My counter top in the kitchen , I don't believe is quartz at all. It is so hard to clean. My shower door is not fixed as per closing. Quality...what quality? I am a Realtor and will have a hard time selling in here in the future because of the quality of your merchandise. Not your builder.

Quality build and value for the price paid.

Great sales experience, friendly and no pressure. Smooth process with construction manager, answered all our questions. Great service from after sales, minor issues resolved in a timely matter.

We purchased a Pulte spec duplex home and were unsure that the quality would be as good as a home we were watching being built. But living out of town during construction wasn't a problem, as our construction managers sent us updates and photos during the build. Our manager, Mike, did a great job with the final inspection and walk thru. He gave a great overview of the home's systems and how to resolve any issues with the workings of the home in the month after closing. Mike's years of experience gave us great confidence Pulte would be standing behind their word.

Pulte made the entire process seamless. Used their mortgage co and title co and as advertised they coordinated behind the scenes. Overall pleased with build quality and responsiveness to questions throughout building process. Weekly progress updates were also quite welcome.

Like many seniors the need to downsize is inevitable and is still a stressfull time. These folks have rules and laws that need be followed. These rules and regs usually give the most pains. This area is where this organization excels. They tell you it’s coming and what they will done to make it easier , AND THEY DO IT!! Enough said.

Our builder James was great.

Our agent, April was very attentive and so nice to deal with. She made sure everything was in order and addressed any concerns or questions we had. My wife and I couldn't have been happier as April was knowledgeable and very easy to contact with any questions. We also had a loan agent, Misty, who was also very attentive and helpful. The whole purchase was an A+ experience.

We understood when we bought the house that there would be some things that needed our attention. So far all of those problems have been addressed and some have even been fixed. I enjoyed working with our build manager Dexter as he was always available and pleasant to speak with. Overall “we are happy”

I would not do it again. Only do it if you’re only looking for a life style. At some point you will realize it’s not worth it.

I would love to give this a 5 star review but having to try and use the mortgage division prevents that from happening. After 70 + days I went through another lender and was completed in 9 days with a clear to close. Pulte mortgage certainly doesn't like self-employed business owners. My wife and I are so glad we decided to proceed. We love it here. Can't wait for the club house!!!

Quality built home with many great conveniences. Construction manager made certain that all issues were properly resolved.

It starts with the Del Webb realtor agent who’s product and area knowledge stand out, and my agent Dana is that person. Dan’s insights/professionism exceeded my expectation. From our initial meeting to the design center to the closing, Dana was always available to answer my questions. When the build started my project manager Jack took over. Jack provided all necessary updates throughout the build process and answered every question I had. The project completion target date was right on which helped my wife and I with our temp. Construction Mgr could not have been more helpful or responsive to my questions.

Angelia made our home buying experience wonderful and stress free. She made sure what model we liked and then showed us what new builds they had available. Everything was explained to us thoroughly. When we decided on a house the entire process start to finish went smoothly. Thank you Angelia for not pressuring us.

Richard was very knowledgeable about Dell Webb, the Carolina Overlook Community, and the types of homes offered. He answered all my questions and as a result I felt very comfortable about my decision to buy a home in this community.
