Water pressure is terrible and response in getting repairs done is extremely snow or nonexistent.

Alexis was our construction manager, and she did a great job with communication and follow through. Pulte is lucky to have her.

Pulte does a wonderful job of helping you through the process of building a home to keep the buyer from being overwhelmed. The various appointments with specialists like electricians, designers and contractors are spaced enough apart that the decision making process never seems rushed. Our experience with our construction manager was exceptional. He was professional and very responsive. We moved in 9 weeks ago and couldn’t be happier with our new home!

We had poor communication throughout the process with our salesman, Todd. Knowing my husband and I lived two different directions, 300 and 400 miles from our new home, he didn’t tell us we would have to return within 3 weeks of deciding to buy. He didn’t always answer questions about the meetings scheduled through the process. However, it is a very beautiful, good quality home. We especially enjoyed working with Brooke, the construction manager. The workers in our neighborhood seem friendly and respectful as well.

Sad to report that we were very disappointed with our build experience with Pulte/Del Webb. There is a huge disconnect between what the sales team presents and what the construction team delivers. The quality of the home we purchased does not live up tp our expectation. We had major issues that were not resolved to our satisfaction. We were just given a bunch of excuses and nobody want to be accountable for anything. They had not even completed construction by our closing date. It was a terribly stressful situation and for what we paid the quality we expected was not delivered.

From my sales professional on down to the folks building and completing my home everyone was fantastic. My site manager Ryan was always available and always went above and beyond. I am very happy with my new home.

I have found working with the construction managers to be very easy and they were responsive to requests. Great to work with.

No major issues to date

My experience with Del Web and Pulte was very good. Although we ran into some rough snags due to my purchase being based on a contingency, the team worked diligently with me to get everything done in a timely manner. Phil was my contractor and Dave was my sales agent. They were both outstanding during my purchase process, always responded to my emails a calls. Purchasing a new home can be overwhelming with all the information you are given. Although I have built several homes in the past from the ground up, there were some things that my experience I thought was standard. However with Del Web everything is an option. This is not a negative blow, buyers just need to be aware so you can get it added. By the same token many of the standard items I received were surprisingly nice, as they had not been standard with my previous builds. My overall experience was great and I love my community!! ... Our experience was very easy. Our salesperson and building manager were both great. Kept us well informed and helped tremendously.

Our Builder, Roby handled all details of our closing and any minor quality issues professionally and completely. He went out of his way to make sure that our move in went smoothly. A real joy to deal with him and a company that stands behind their products.

I’ve built several homes over the years- and this was a very easy process. Thoroughly enjoyed partnering with my Del Webb sales agent and construction manager to build my dream home.

My new home was built with all the bells and whistles I wanted. It's cozy and modern. The Pulte Project Manager was always prompt with his answers. I could not ask for a better place to live.

If you put it into perspective that 'no house is perfect' and make the decision to accept the disappointments and focus on the better, I think the overall of the house is good. I wanted to point out that in picking options process for your house was both fun and with anxiety. The two options I need to address were changing primary bedroom to a 'bow window' in which would enlarge the width of the room. My goal was to have at least 1.5 to 2 feet extended in center of the bow on the inside of the room. But by the time I discovered from the Pulte sales agent that the bow window only extended by 1 foot or less on the inside, she said she gave us the 'exterior measurements' at the time of the sale and was too late to change. The option costed us $6000 and bought me only by 1 foot or less in center of the bow! The other option is worth raising an issue was that the kitchen cabinets have option for 'full overlay' which meant the cabinets doors would install close together per Pulte sales agent. However, in reality, they didn't. The option was $1000 to have cabinets doors to install 'almost' close together. It would have been better to have them install close together for a higher price. Lastly, after you moved in and found things around inside and outside of your house either didn't look right or didn't work right. I entered these warranty items in both using their email link AND our Pulte account portal and waited for more than 3 weeks and got no response from Pulte customer care. So, I reached out to my Pulte sales agent and the customer care department responded. ... More

I would not want home buyers to know my experience.

Be EXTREMELY careful with the "come on" low cost advertised mortgage interest rates. I ended up paying over 1.1% more than their original commitment due to an "error" on their part.

What you see in model (and we don't mean the upgrades) doesn't necessarily represent what you get as a final product quality. Also, be, be aware this builder does not adjust grading after you purchase so be sure to be accept the grading on the lot you select. Finally, be ready to be nickeled and dimed for things that you would assume would be part of a "Luxury Builder"
