A NIGHTMARE EXPERIENCE - I was stranded with my friends and folks waiting outside my new home, NO KEYS and most frustrating and dismay that nobody from the builders/management was seen on the site. And when I had called for the repairs - sadly none would take the responsibility. I had to do the phone calls to wHIRLPOOL, Fridge company. Pulte management insisted that the brand new house had been purchased "as is" a JOKE of Highest Order

Beginning with the positive: the onsite construction/project manager Dawnyel was outstanding! She went above my expectations repeatedly and was the one person in the Del Webb-Pulte experience, other than my realtor who was listening to me and anticipating my needs. There’s been a few minor problems with the purchase: lawn problems with drainage and initial set up of sprinklers, but she’s been aware and responsive to my concerns. Made a great recommendation/advice to get my tile grout sealed, which will be a huge benefit when I start living there. She listened respectfully when I was rushed with the closing process, and I needed to be heard. She and Deborah from the Title company understood my issue. The home itself is lovely. I’ve not been able to move in yet, as life has kept me in California longer than anticipated; however, I was never going to be a quick move in. The negative: my Pulte’s sales person, Brian, was terrific in working with me to select and buy the home. I was a cash purchase. I gave my deposit and signed the agreement and was told escrow would be 30-40 days. I was flying back to California on a Saturday. The day prior I asked if I needed to stay for anything. Brian said no that closing would take awhile. Two days home and I get a call that the house was closing in 7 days and house inspection would have to be done and a lot of paperwork and I was told by a woman, Nickie??? - I forget now that 3 days after closing all electricity and water would be turned off and I would need to set up those accounts. When I stated to Brian that I needed more time, he dismissed that saying they could close immediately as per contract. I panicked, having nightmares that I couldn’t get it all done. If I didn’t get water, all the Lanscaping would die, though the sprinklers and drainage is wrong and that’s happening anyway. If I didn’t get electricity in time, my house would be destroyed by costly black mold as the a/c wouldn’t be on. I needed to find insurance and Brian said I didn’t need to worry about that and that the house would be fine for a time without insurance. I explained that I had lost my home to fire during renovations and it was uninsured because it was over a 100 years old and new wiring throughout the house hadn’t been finalized yet, so $250k in renovation costs lost and a gutting of my finances as my home in California was a planned investment. Brian didn’t budge. After a few days, realized that the contract I signed said 30-40 days escrow and I refused to allow myself to be railroaded and bullied just to meet Pulte’s monthly sales quota. My realtor and a local friend did the inspection for me. My friend received the keys. My prior property had all been inherited and this was finally a home I was buying and I never got the “welcome home” ceremony, I barely have been spoken to civilly by Pulte’s sales since I didn’t let the sale finalize in 7 days from my deposit. I’m glad I stood up for myself, but I shouldn’t have had to do so. Back to positive: my one truly positive impression of Pulte’s was and is Dawnyel. She made me feel like she truly cared about me being happy in my home. I held off doing this survey as I was so upset still when I got this that I didn’t trust my ability to be civil. Does not do as they promise.

We are delighted with how our new house, The Palmery, has so beautifully accommodated our new lifestyle. This includes the friendly community and wonderful social opportunities.

The sales team is excellent, specially Jonathan, On the construction. Team Daniel give a wonderful overview of the complete house ,,, some electrical minor issues

Deal with Jeremy. He was the best experience we have had so far.

The trades are very sloppy, and the Construction Manager missed a lot. We had several issues including light switches not connected to exhaust fan (how did that slip by the code inspectors), missing gutters, NG drop was too short and would not turn on, water under kitchen sink sometime during the build and left the cupboard flooring bubbled, hot water connected to the cold water connection which was labeled "Cold", Quartz in bathroom that was stained and had to be replaced, etc. I could go on and on but will leave it at that. As mentioned, the Warranty Manager, Brandon, is a lifesaver.

Purchased "Model Home" in McKinney. Entry door was attached to frame with Tyvek Tape, Interior doors missing hinge pins and hardware, Plumbing leaks, huge sprinkler leaks, broken exterior lights, do not waste your money on these poorly constructed dumps.

Pulte team is quite responsive. However, the quality of workmanship by some contractors and materials used is not very good. For example, paint quality, in particular on window frames, is very low. A two-door garage has only one spring, posing potential safety risk. We have noticed many small issues, such as caulking and cracks on the garage floor, after moving in.

We are happy with our home but have some unfinished landscape work and trim work that needs to be addressed, very difficult to get anyone to make it a priority or receive a schedule that they can meet. Waited four hours last week and contractors never showed and no communication from anyone.

The process of buying a home with Del Webb was pleasant and enjoyable. We made our decision the first time we met Alex, who was one of the best representatives of the Oasis team. She walked us through all the options that we really liked. The whole process was very smooth and easy to follow. Very good.

Buying experience was pretty good. Closing was a joke. Del Webb/Pulte employees stood over us encouraging us to give everyone a 10. The trades who worked on our home were awful and extremely sloppy. Pulte said the windows in homes were hurricane proof, double pain with vinyl frames. We got hurricane proof only. Neighbors are filing a class action suit against Pulte.

MIke was great and very responsive. When the site Manager is looking out for your best interest you know the end product will be good. There will always be some little things, fortunate for me, there was nothing big or worrisome. Thanks y'all

I have had an overall great experience both shopping for & purchasing my new house. I very pleased with with the home itself. Great attention was paid to the details.

The workmanship has a lot to be desired. I think the building of the house was rushed and the attention to detail was lacking. We had numerous problems with the house. The response to the problems was excellent and our project manager was on top of everything.

While my experience was phenomenal, the Pulte organization has placed their best professionals at this project. Trisha, our sales rep is like no other I met at any other development I considered. She really cares about her clients. Nancy the design professional was an absolute joy. Garrett, the Contstructon Manager was unbelievable. His ability to maintain JIT phases on multiple homes being built is outstanding. I would have liked a higher quality of windows and the landscaping and gardens (included in our home) is very disappointing. Two shubs were dying when we took possession and most of the others are in a state of failure. ... More

My construction manager Alvaro was there for me every step of the way. From beginning to end and afterwards. He updated me every week via email while my new home was being built. He went out of his way to make sure I was clear on everything. I’m satisfied on the quality of my PULTE home, it’s worth its value.

We started looking throughout Florida 3 years ago for our retirement home. When we toured Del Webb Bayview we knew we found our community. Thankfully Jill was our sales representative from the beginning and never gave up on us as it took us 2 years to finalize retirement and commit to build. Jill: sales representative, Susan: design consultant, Sam and Jake: construction managers, all were professional, excellent at their jobs, excellent with customer care. They definitely are dedicated to making Del Webb a successful builder.

The agent we used Evo was super Professional and made the purchase of our new home as easy as it could be. I have bought and sold four homes to date and none have been as pleasurable as this experience has been. Moving forward, your construction management team and my care manager has not been the experience we would’ve hoped for. We love the community and the amenities. Our home is beautiful and will work through some of the missed steps.

In general it was an overall good experience. The build quality of our home was lower than past builders we have used. Cracked countertops, misaligned joints, lots of caulk to fill in excessive gaps. Upgraded cabinets are still cheap particle board. Floating cabinets were not secured properly needed repairs. Paint was water thin and builder painted around hardware on doors and electric trim. Seeing other homes being built next to us, it's kind of amazing Pulte is able to get these homes ready for the buyer. TRADES do not clean up, dust, debris, and garbage is left every where inside the homes until just before closing. Leaf blowers are not a normal home cleaning tool. We repainted the inside due to seeing drywall mud, texture peeling off. During the framing inspection, bare minimum code is met. No trimmer studs on interior doors, large framing nails protruding all over in wall cavities. 24" interior spacing of studs. Glass is scratched on sliding doors and windows. A level and tape measure would make a better quality home. Pulte's build time is very rushed 90 days. Fortunately, our area does not experience lots of inclement weather or earthquakes. Communication was good. Most buyers are out of town moving here, so Communication is important. It's disappointing to see some of my neighbors gutting a new home before move in. The upgraded options are EXTREMELY OVERPRICED, so alot of owners go standard and scrap them and hire outside contractors to upgrade. We will see how the warranty system works. ... More

Jordan made videos for me to review maintenance and upkeep procedures. Patient. Kind. Helpful.

Slow or no response to minor issues. Multiple emails sent with zero response. Seems like once they have your money, you cease to exist.

Several repairs to our brand new home have been required, each request has been fulfilled in a timely manner.
