The entire process from sales to completion went smoothly. This is our third new build and we were impressed with the quality and value of our new home. The build team did a great job keeping us informed of the build progress, even sending us pictures, and of any issues that occurred. They responded quickly to any questions or concerns we had during the build. Just a shout out to Aaron in sales who really was great to work with and Cody our construction manager who kept us informed on everything. We have been here a month people are great. We have been trying for 3 weeks for someone return our call to help resolve the issues. Having buyers remorse

Buiding a new home is NEVER going to be perfect from start to finish. Expect some bumps along the way. Having said that, the BIG DIFFERENCE, is the manner in which those bumps are handled. Our construction manager, Jay, was the reason we ended up with all expectations realized for our beautiful home. He was always on top of our build. He communicated with us on a regular basis, When I called or texted or sent an email, he was quick to respond and deal with our questions or concerns. The area in which I think improvement is needed, is in the workmanship. Too many small details by the tradesmen are overlooked or simply disregarded. Although we had a very negative experience with Pulte Mortgage Denver Office, we cannot provide enough compliments for the Jacksonville/Wildlight Group. This was our 8th home build, with various builders nationwide, so we clearly know good from bad! From the beginning, our sales representative, Jeff N. was knowledgeable & thorough with the process, models and company. His unique combination of expertise and customer service are amazing. He was always responsive, even on days off!! There seemed to be no end to his service, so he often became our first point of contact. We feel very fortunate to have been assigned Spencer F. as our Construction Manager. Spencer has an outstanding way of managing a build. He always took the time to explain the products, processes and next steps! He was always willing to meet with us, even when it Squeezed his schedule. Most issues he found & either corrected, or had the problem resolved before we even knew about it. On many occasions, he quietly went above & beyond for us. Karyn, my sales agent was excellent, always there when needed , very professional and friendly. Luis, my construction mgr went above and beyond to make the building experience kinda fun. And Kelly at the front desk with her smile , warm greeting and friendly conversation was great. This team is the best! These people are the best

We were able to visit the Homesite almost daily during construction so we caught many items which would not have been addressed if we were from out of state. 2 months later we are still trying to get kitchen cabinets repaired/replaced. But, we really enjoy our home and the community.

The house is very nice. The workmanship is just okay. Pulte should provide an independent QA/QC company once house is complete. They should also provide a house cleaning service to clean the house from top to bottom before purchase is complete.

Had to do some work in house to make it better. My biggest complaint is there is limited storage in my home.

The loan process was long and involved.Be prepared to be " financially undressed".

Great community with many activities, very reasonable HOA fees.

Need a lot of patience while waiting for escrow items to be completed. Weather is a partial reason for delay but so is focus on building/closing new homes rather than completing existing homes. HOA process also cumbersome.

Pulte boasts "premium building materials" and "higher quality standards". I have gotten nothing but push back and told out right lies about rectifying issues with the quality of the "upgraded" kitchen cabinets. Some, but not all sizes of the doors have visible vertical seams. The sales manager claimed any doors wider than 20.5" wide will have a seam in the joints. Four sets of doors are 22'' wide and do have a visible seam. Upon visiting several other homes under construction in the same neighborhood with the same exact doors there are NO SEAMS on the 22" wide doors. So much for "Informed Sales Specialists". An expensive kitchen "upgrade". ... More

The home buying experience was easy with Del Webb. The sales person, Holly, kept you informed along the way. It was nice to know the progress and see pictures. Del Webb builds a quality product and the community is great with all the amenities. The only not great thing is I feel I paid a little more thank I should of for the villa.

Customer Care Person did not hold to his word. Never showed up when he said he would and had to be prodded with higher up management to get a response. Home is well built. But fixing minor issues after move in was a headache.

Home is beautiful and everything I wanted. However, the landscaping is substandard. Sod is 50 percent crabgrass and I was given one dead tree. I pointed this out to the site forman and he called the landscaper who said the tree is only in shock. All the leaves are brown and falling off. The tree is dead

For the most part everything has been good but we are still waiting for someone to get back to us regarding issues we are experiencing with our landscaping. It is very frustrating when no one returns your calls!

Thank you for the opportunity to share. After 6 weeks in my house I detect small, but significant to me as I expected perfection, flaws I never could’ve seen in a 10 minute pre-close walk through - chunks of missing dry wall under the island too, missing paint in window seams, big bad gobs of glue around outside fixtures etc. I also had a stressful experience re: my master bath shower floor tile install. I chose a tile in the Design Ctr. in February 2024 and the tile I chose was not installed. After several weeks of back and forth communication in which I provided photos and documentation of my 2/2024 choice to Lauren, Al and Steve, I chose to accept the tile that was installed. Our entire experience was easy. All information was made available to us, all of our questions were answered and any issues were taken care of, almost immediately. There were no "hidden" or extra costs. This was our 5th home buying experiencing and our 1st new build. We retained a trusted realtor to represent us and that made the whole experience even easier.

The punch list was not addressed prior to settlement. Some repairs were attempts to band aid instead of fixing properly. The follow up process to schedule repairs was frustrating and required too much chasing on our part.

We love Sun City, our lot selection and house. Terrible landscape and sod job. No gutters means beds wash out every time it rains.

Overall decent experience with our new home

Our Salesperson and Construction Manager are fabulous people. Got prompt responses and they know their industry. We paid close to a MILLION $$$$$ for this home but the details are very weak ... I saw trades working and painting homes in the dark ... Builder i.e. PULTE should have very high Standard Procedures when delivering a home. Response time on punch list is weak ... we had very high expectations. We do love our home and would sincerely like to thank our salesperson and fabulous construction manager. You both are marvelous.

Make sure that you use a mortgage company that will give you great interest rates and cash incentives.

In general terms, what they offer you at the time of sale is quite realistic with the final product. If I can make a constructive criticism, they should take more care with the contractors in charge of the painting finishes, in reality, they damage the work of the other contractors, painting door handles, switch plates and outlets, hinges, etc. For the rest, the materials used are of good quality, the houses are well insulated, thermally and acoustically, the finishes are in line with the price of the property. Finally, I think the response time for warranty tickets should be improved a little. Although they do respond and resolve, sometimes you have to wait more than a month for the resolution of a problem; This must be improved. ... More

Everyone I have interfaced with at Pulte here at Del Webb is a 10. Lisa in sales, Stacey in design, William and Luise construction managers. All tens. Over the many years I have worked with other builders and Pulte is most certainly the best I have had the pleasure of working with. Home are exceptional, and with quality being a very high priority with Pulte, it works. As an engineering type person I know great Construction when I see it. Thank you for asking.. Jerry
