Quality is an issue for me. We have had major issues with the Whirlpool appliances, HVAC system, foundation crack, electrical problems and that is after two months of occupancy. The Whirlpool appliance required a new control board. The HVAC system electronic air cleaner was assembled wrong and requires a new transformer. The foundation crack was the least of the problem as the team here responded quickly to repair the cracked foundation and stop the resultant leaks. We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality. The house design and fundamental build is excellent and the location can't be beat, but the fit and finish of the trim and paint was unacceptable. Be prepared to redo a lot of finish work if you expected a quality job.

Need to keep a close eye on what is being done in a house being built. Builder tends to depend on warranty work instead of doing it right the first time. The focus is not on quality but they will deliver when they say they will. The good news is warranty team never complains about fixing building issues.

Could not get build issues resolved prior to closing and once they had their money, call back issues take forever and don't seem to fix many of the problems. Not the same Pulte experience I had in Virginia.

Cost per constructed square foot is exorbitant against comps in the area and 20% higher than the rest of the Southeast. The problem is that there are almost no other choices for active adult lifestyle.

While we love the layout of the home. The standard contractor flooring is extremely poor. We upgraded our cabinets and counter tops and we do not feel we received quality on either one.

Stucco been re-done a few times because of orinal mistake in color connection. Sliding door frames needs to be re-touch; side door to back yard is very cheap looking & needs to be fixed(can not open& close properly)

Everything was great until closing...Project Manager and Sales Representative were very responsive. After we moved in during heavy rains, we discovered two roof leaks damaging the ceiling in the master bath and the living room. Granite counter top in kitchen has a chip were two pieces of granite fits together. Third bedroom floor makes noise when you walk on it. Finished quality and responsiveness lacking

You have to watch your builders like a hawk! No a critique of people but the slap, dash process. Hey too often were dismissive of concerns until we elevated to higher and higher levels.

We expected our finished home to be of the quality of the models. What we got was something far less than that. There is a lack of attention to details, especially with the painting and chalking. The painters coming back to do the “repairs” said they aren’t given enough time and cheap paint is used.

This has been quite an experience moving to this community as we had been at our previous home for 41 years. This is a quiet, lovely community for seniors. The building supervisor Gary, has been a saint guiding us through the process and helping us with problems that have come up. I cannot say enough about this man how helpful that he was. Unfortunately, in the beginning we were told and promised there would be cell service in this community. If you have WiFi in your home your cell phone may work at times. Too many issues with the quality of products and workmanship used in the new home. We had walking inspections before closing but many more issues were found after the move-in date. Pay attention to your walkthrough! After closing I found the following - scratched cabinet doors (replacing), cracked and chipped tiles (going through repairs now), floor tiles were left with caulk and grout residue on most of them (spent 2 weeks cleaning), several cracked tiles were found, outlets were loose, fridge needed warranty service already (due to poor installation), currently fighting with countertop maker (terrible island granite - many chips and couple saw marks- requesting replacement, other countertop is great, Expected better workmanship.
