As much as I love my home I can see lots of issues that weren’t properly taken care of. Pulte’s fix for everything is caulk! If your able to visit your home site, do it. We can see that the quality of workmanship is lacking. Before moving in our home we addressed several items with our home build supervisor but he was lacking in getting things done properly. We did threaten to not go to closing and most items were “done” in a rush to get us to close. I will say that the warranty rep (James) is Pulte’s saving grace. He has been wonderful at getting things taken care of. I can not stress enough making sure that the site supervisor is on top of all the work done by the contractors that are working on your home. This is my second home with Pulte in the same Del Webb community and I can see the difference between my current home and my first and can see the lack of workmanship on my new one. ... More

Communication was poor throughout construction process until very end. Updates inconsistent and issues were not handled timely when brought to Pulte’s attention resulting in continuous repairs for few months post close. Certain trades were careless and lacked detail without accountability. Lot and surrounding area trash was extraordinary with no regard for owner’s expressed concern. Good effort was made by Pulte and some vendors post-closing to correct outstanding issues (but not painter which did a less than mediocre job) but most should have been addressed during construction which would have significantly reduced time to coordinate repairs on behalf of everyone and homeowner’s frustration. ... We are disappointed with some of the quality and work done

The drain located at the back of the house is always clogged after raining, and water is always puddling. We advised HOA again and were told that it is a Pulte construction issue. We just want the issue resolved.

Some materials/ wood was the least expensive was used in upgrades.

when it comes to options that you want or is needed you must ask ask ask. they don't tell you everything that is available.

Final walk-through scheduled on same day of closing which doesn’t give the buyer enough time to have outstanding problems repaired. Surveys shouldn’t be completed before outstanding closing problems have been finished. Too many promises made during final walk-through by superintendent that haven’t been done yet. Superintendent didn’t follow-up on workmanship during build process. Comparing this home to our last Del Webb new build in Sun City Lincoln Hills, terrible!

Very poor craftsmanship of base board moldings and doors, nail holes not filled or sanded, caulking not smoothed or remove just painted over, very disappointed in finished detail work. Brand new house and I have to go over everything and repair it myself.

We--and our neighbors--were rushed through the process of selecting our finishes and electrical. Strongly suggest you be actively involved throughout the building process. We were from too far away to check on things. To our surprise, they started building before we could sell our home. (We had planned to rent in the area while building.) Consequently, outlets were in the wrong place, and a toilet is noticeably off center. Even so, I love my home and the area. I feel it is over priced for the quality ; their paint is horrible and it's applied sloppily. You are really paying for a lifestyle--not a home. Was unhappy with, how the crew forgot to install the Loop that was always in contract, so they had to compromise our main slab pour breaking it up to go back and install something that should have been install correctly. They export garage floor to cover the defect, but the expiry job was poorly done many pits in floor. Backsplash wasn’t happy with the finish. All the tiles are not level in home with some chips.

Advise them to the home closely inspected before closing.Walls are not square, cracked or chipped floor tiles,grout all over the mop boards, stucco comming off the exterior,

Interior finishes-painting terrible. messy, lumps rough edges etc. Worst I have experienced in all the houses I'v had built before. Cleaning prior to move in unacceptable. Cleaners mopping floors during 3rd walk thru on morning of closing.

Represented ceramic tile as wood look vinyl floor. My truck will not fit under garage door height. Del Webb does not do lawn maintenance on home owners property. There is not a golf course next to Sweetgrass Del Webb.

Only two units of the 400+ have no overhang above front door! Snow piles against the front door and when open falls onto the wood floor! Deliveries get soaked in the rain! If we were told that we would have this elevation, we would not have purchased this unit. Also No internet or TV for 6 weeks now! Cable was never pulled in the street!

There have been some issues with “ Subs”( plumbing) & minor quality issues. However, overall the process was generally seamless.

Make sure you really check drywall, painters painted floor so check for that, numerous scratches and chips in floor, upgraded carpeting is not good.

The after care of issues was great At first. Then it was the don't contact me ,call so and so, after that it was need to be reviewed, and so on. Still waiting. Was suppose to receive paint samples ,got a small can of paint with"semi gloss" on it. No color name or code Then was sent a paint chart with names and numbers but didn't tell you which colors went where. The inside paint work was very pooy done, some baseboards weren't even painted . Had a outside water valve stick. Was taken care of promptly

We love our Del a Webb home and the community. So much to offer. Well built home. Our only problem was Pulte mortgage. They were awful. Do not use them. Should have paid cash and saved ourselves a lot of stress.

Interior of home home lacked attention to detail. Builder's supervisors should have caught defects.

This is a production home - Not much TLC into the house!!

Do not close on the home until all visible issues are completely resolved!

We haven't moved in yet, still in NJ selling our house - some items - we had to pay for grab bar in shower $350 - senior comm shoud be free. Door in birdcage Lanai drags on patio and screws missing in back of Lanai at bottom - guys who installed should come back and fix. Too early to tell about lawn - looks bad - neighbors on each side not hapy!

When choosing a Del Webb development, understand that it will be a community of active people, mostly retired and ready to enjoy the rest of their lives. The most important thing to know is, these are cookie cutter homes, the developer will not bend or change their scope of work. Once you sign on the dotted line, that is it. No changes allowed. Keep an eye on every detail of the building process. The many different subcontractors are not necessarily experienced, licensed or caring of their craft. You will care more about the end result than the individual vendor. They go thru the motions and move on to the next house. So buyer beware, ask questions, stay on top of things. From the start to under roof and structurally is great, some of the trades work was average at best. On the other hand the delivered finished product left a lot to be desired! Work not complete or forgotten, house was no where near clean, horrible paint job, sanitary sewer was not hooked up to the main sewer... Screened porch, driveway, and front porch were dirty and someone had walked across these areas with muddy shoes/boots. Master bath grout was stained and dirty and drywall finish at the seat and tile where the tile meets the wall was horrific! Definitely are in need of a "Quality Control manager" ... More
