Some things did not work and I was told it would be a few more weeks to repair. Not really thrilled with the architectural design

1. Our realtor had to call out the salesman twice for misinformation/bad information. In particular, due to delayed closing, I was not available on rescheduled close day. We talked to salesman and he said that we could not do a POA and he make it sound like it was the mortgage company that was telling him that. We talked to the mortgage company and they said we could do a POA. Our Realtor made him eat his words. 2. The color of stone that we saw in the showroom and selected and paid for and expected was not what was put on the house. Pulte said that the stone name matched what was on the order sheet...but the color we got did not match the color of the stone in the showroom. We are extremely disappointed with Pulte. We should have taken a picture of the stone as evidence when we selected it. 3. We put in all tile floors...no carpet. The tile floors were 'mopped' to pick up loose dirt; but not cleaned. We had to go buy a steam cleaner to get off MOST of the residue that was on the tiles. We expected the floors to be cleaned prior to move in, they were not. We did not have time to hire Stanley Steamer to come out and clean the tile. We had to do it after furniture arrived....so tile underneath furniture and bed etc is still not clean, as is some other areas. 4. The interior design phase went very smooth. We selected the paint color, tile, cabinets etc. Very pleased with this part. 5. Issues were handled quickly by construction manager during the building phase. 6. Would have liked to have more options. like there was no option for crown molding in the sun room...se we have to do that ourselves. There was no option for adding a back porch and maybe even a pergola...very disappointing. So we will have to get someone to move the sprinlkers and gutter down spout to get the porch and pergola done. There was no option to carry the bathroom tile to the ceiling. Yet, we saw a house, a few doors down, under construction, that did have tile going to the ceiling. We would have liked an option to build out the master closet with shelving. Love our home! Everyone was great to deal with including our sales agent, construction manager, mortgage loan officer and processor. We couldn’t be more pleased! Love the neighborhood!

After closing, it has been a nightmare. I have had multiple warranty issues as well as poor follow thru from the builder. Still living out of boxes because issues haven’t been resolved since Closing on May 21, it’s now July 5. My life, my schedule has been disrupted,disregarded and disrespected.

Personally I hate Pulte so I can’t recommend them, first step they didn’t allow me to inspect the house prior to sheetrock so I don’t know anything about the material used, initially they told us a HOA price, at closing was changed to 504.00 yet all the HOA services are not completed & it seems they have not rush to complete them it is cost effective. Quality control came over with a list of items to take care including bringing AC company to work at the house, at first i said I will be in NY on 6/7 but then I sent two texts one to Ken & one to Ryan to tell quality control that we changed the date to the June14, since I don’t know quality control name or direct phone number, as of June 14 nobody came to work on the list from quality control or anything. On 6/27/24 I emailed Haydee at HOA asking for help how to pay the HOA I need to pay via ACH since I am in NY under medical care. On 7/1/24 she replied & She included Michelle P on the email supposedly to help me as of today nothing. At this point I simply hate dealing with anyone at Pulte, they promise & promise to be back or send someone & nothing is done. ... More

Disappointed with elevator. Has been down a few times in two months! Also, no A/C vents at entrance. This means that entry into the unit is not pleasant since no air movement. Too many dogs!

Great sales department: Go April Great construction team supervisor: Go Daniel. These two people were most helpful with the purchase of our new home.

Maureen was a great sales rep and Lance was unbelievable good project manager. Also Donna and Denise did outstanding jobs thru the process

I think Pulte did a fair job and missed a lot of easy opportunities to build a great home and engender goodwill with this customer. My perspective is likely skewed as my last new home purchase and build was 30 years ago, and for a much larger home at less than half the cost of this home. I don't feel the contractors hired by Pulte were striving for excellence in any way, shape, or form. I don't feel the Pulte construction manager had much experience and talked a good story but at the end of the day was not straightforward with the customer. In fact, I think he outright lied to me. For the price point these homes are thrown together and cheap. I'm not even convinced that they meet code. Especially hurricane or wind code requirements. Time and the first hurricane will tell the story. On the warranty side things are a little better but most of the warranty issues, in my opinion, were created by sloppy and shoddy workmanship, and the construction manager not understanding what was needed or asked for. ... The realtor who I worked w/was amazing! Very knowledgeable and responsive to all my questions. The contract supervisor was terrific too. He also was very responsive and sent weekly updates during the entire building proces. I felt like I was being “nickled and dimed” as everything was extra instead of being part of the package. For example, why weren’t kitchen island lights or outside gutters included in the price of the home like so many other builders do? Lastly, the workmanship was okay…not great!

Quality of workmanship is subpar! To get something fixed impossible takes forever!! If you measure each room including sunroom the measurements are smaller then what brochure says!!!! Bought property driveway was somewhat flat had walk thru now driveway is 45 degrees which is stupid especially since your selling to an older crowd. I would have had 2nd thoughts if I knew!!!!

the workmanship is a bit shoddy. Paint on the carpet, doors that aren't hung correctly, weather-stripping falling off, paint blistering under front door sill, cabinet doors out of adjustment and not being able to get adjusted properly, drawers delaminating, etc. I understand these are track built homes but there should be more pride taken in the finished product.

Everything was done with professionalism and understanding. All questions or concerns were handled in a timely manner. Always kept in the loop as the process proceeded.

This home building process is a well oiled machine. Sequences are in place to efficiently move things along. I wish they would provide the option of patios and screen cages to be included in a new build. Now you have to wait until after closing to start the project when you do not have local contacts. They planted a tree where my patio will go even though all personnel in sales, design center and construction mgr all knew of my planed enlarged patio and cage. They would not remove or relocate the tree.

From the first contact of the sales staff all of the way to the construction walk through, everyone was very friendly, courteous and professional. Our buying experience could not have gone smoother.

Brad our contractor did a GREAT JOB, We were in Arizona the whole time our house was built and Brad gave us weekly reports. He also did a great job explaining everything during our walk thru.

We have built many houses over the years. This has been the easiest and most pleasant home building experience of all.

Sales consultants and construction managers were great to work with. Very responsive to questions and concerns.

Pulte was excellent to work with. Home completed ahead of schedule. Good overall quality with a few minor problems which were addressed timely. Would recommend Pulte highly.

I absolutely love my new home ! Love the community and the residents are exceptionally friendly. Buying a house is scary and having one built doubled the fear of the unknown. The staff at Pulte mortgage were very caring , compassionate and helpful. They alleviate your fears with wisdom and compassion. No hard sell just helpful suggestions. Love the experience with my sales team allen my project mgr Mateo and my design team Nikki . A couple of suggestions: have an option to have medicine cabinets in bathrooms, and it would be nice to have your team also follow up to make certain you are happy in your new home … more interaction with client after they got your money would be advisable… just keeps the good vibes going and insures you made the right choice . Have a list of vendors who service the community available, ie, landscaping, lanai builders , painters etc . As a new Floridian - it would be helpful! ... More

Make sure you hire a private inspection company . The company I hired brought out issues that I wouldn’t have known . They were corrected . Also, it’s been a nightmare to get issues fixed after you close . Very difficult to get assistance.

From the beginning contacts in the Sales Office until the completion of the home we were always informed of the progress of finances, building design options that were communicated in a polite and responsive way.

Del Webb homes for the money per square foot is a good deal for a brand new home. The communities they build in are moderate size and not over crowded. The amenities are abundant. You will be proud to bring family and friends into the subdivision. It's great for the active senior as well for the working 55 year old looking for a safe, comfortable and peaceful community.

Bought a "spec" home". Saved time to "get in" but no changes allowed, so had to make changes after moved in at greater cost. Initial "punch list" of repairs and touch up has not been addressed in over 30 days. Not a big deal, just disappointing having to stare at little pieces of blue tape.

The process was quick and easy, we were informed on the status of the build during the entire process. I would buy again, no regrets.
