We didn’t have a one-on-one personal experience with the builder only because our home was a completed spec home when we purchased it, so we didn’t actually meet the builder until shortly before closing. When we did meet, we were as impressed with him as we were the home! We are very happy here,

Loved every minute of the process. Ken is so awesome and friendly. The buying experience was amazing. I was able to design my dream home with the help of the designers. I’m looking forward to my new chapter in my beautiful Oasis.

All aspects of the process seem to be a well oiled machine. I was kept informed all the way through the process and questions were answered promptly or appropriately redirected. I was never left guessing or wondering.

Love my home, the only thing I would improve on is the warranty department can be pretty slow and in some cases none responsive

To be honest, I am very disappointed in the quality of the windows, cabinets, carpet, sinks, faucets, and fixtures.

Overall quality pretty good, some features upscale. Finish details leave a lot to be desired.

Entire process from Sales, Inspections to Closing was very smooth and pretty painless. Home was ready to move into on date promised which didn’t happen with a previous builder we had.

I had a wonderful experience from day one. Vicky in sales was amazing, Jimmy with finance was also amazing and answered my questions. Vicky helped me pick out the home I wanted. Hillary in design was very experienced and helped me get the options I wanted. Austin my CM was outstanding and guided me through the construction process and made sure I understood and was happy with the process. I am very satisfied with my new home and the Del Webb community at Carolina Gardens.

We can't say enough about Rob our Construction Manager over at Del Webb Grande Dunes! He was and is exceptional and a true asset to your company. From the start Rob informed us as to what to expect and when. He never disappoints. Rob is true to his word and that means alot. As far as the quality and workmanship, Pulte far exceeded our expectations. Our home is absolutely beautiful. I'm sure we will be very happy living here.

Evan, has been a wonderful person to work with, very knowledgeable and helpful. Everyone in the club house has been kind and helpful as well!

After a month of having to call workers to come back and fix over 45 problems, our home is finally beginning to shape up. However, materials used are not at all up to a standard of what we paid for the home. All in all though, we are now happy with our new home. The office staff who worked to get our problems addressed and corrected were very responsive to our needs. We are very pleased with the care and concern given to our questions and problems.

Everyone at Del Webb/ Montebello have been responsive and pleasant to work with. John, our sales rep, was with us every step of the way. The written communications from Del Webb was appreciated and informative. Our Building Coordinator Steve was patient and followed up on our concerns immediately. So why not 5 stars? Frankly, we have found lots of small issues with the construction. Areas not grouted, nails popping up through the carpet, paint not applied properly. Nothing major but the overall impression is that there was a lack of attention to detail and the need to just finish the job. Most everything in this build was not corrected like baseboards not cut to even close to a 45 degree and then just filled in with silicone to hide it instead of putty which could be sanded and painted. The builder grade paint can't be cleaned either. The front door was painted to the proper color but it still has places that are not painted at all across the top of the glass and they had to come back to paint around the door fixtures that they sloppily taped and instead of taking off the door handles first, then painted and replaced the handles. The subcontractors are THE WORST! Even the day before closing there was paint on the new floor the full circle of a 5 gallon paint can! I had upgraded the dark hinges and door knobs only to be covered in white paint that they tried to remove but still was in the hinges and the top of the hinge bolts. Big holes in the bathroom wall was not repaired before the light fixture went in and then the new fixture was covered with drywall repair and paint. The bathroom sink below was so full of debris that the stopper would not work at all and had to be repaired at least 4 times before I would even close. The pavers leading to the front door had 2-3 inch gaps on both sides leading to the front door and they just wanted to fill it in with sand that would harden! I would not close until they were put up next to the wall. The paver guy said it was simple to do and he just changed the pattern. Why didn't he do that in the first place?!! The grade of the pavers is really sloped and doesn't look level at all as I have a front porch @ $20,000 extra. I understand you need some slope but this is unbelievable! Getting things done or repaired is crazy hard and I was told just live there a while and the bring a list! I think they want me to move in and forget about all the things wrong. It is hard paying almost $700,000 for a house and the workmanship is terrible even if it was a $200,000 home! The sales team was great and accommodating. Our construction manager kept us informed and advocated for us every step of the way. My only criticism is the paint is low quality and you will need gutters. Overall, great experience and love it in Sun City Festival.

The contractors used by Pulte are below average. The roof shingles were defective when installed and until our personal home inspector went on the roof, Pulte had no clue there was a problem. They did no quality control to inspect the integrity of the roof. The towel rods in the baths are cheap even though we bought an upgraded model of Moen. The sodding of the yard was awful and Hittle landscaping skipped a 4 foot section in the back and after 6 weeks it has not been installed. We realize this is not a custom home build but really, the attention to quality work is not there. I question whether Pulte does any significant quality control of contractor's work and demand very much of them except a low bid price for mass construction projects. Don't know if we would do this again if we had a do over.. ... More

The trades were not effectively managed resulting in chronic mistakes. We forced to revisit contract to support items we added but were missing during construction phases. Items that allegedly were discontinued were not replaced with equal or greater value but instead represent lower quality than what should have been provided. Historic electrical call outs, water leaks, and now toxic black mold. Unable to proudly show our home and currently do not have a sink, dishwasher, or kitchen island because of tradesmen negligence. The list of complaints is too long to fit in this summary. Buyer must read the documents of what Pulte advices will be the process and expect to be the one calling for progress updates. Often the scheduled progress conversations did not consistently occur unless I made the attempt, except for a few rare occasions. We are just in our first month post close and already have an event that requires us to disclose on a Seller’s disclosure should we need to resale our home. Anyone who steps in this home today sees real time evidence of the poor quality and so it is I Pulte’s best interest to find a quick resolution. ... More

The quality of the build all comes down to the quality of the construction manager. Luckily we had a good one. The design center could have had a better selection of kitchen faucet upgrades. There were only 2. They also need to add black matte as a selection for faucets and hardware. Was a little surprised at having to bid on a lot. Just tell me the premium you want and I can decide if I want to pay it or not. The day we went in to look we were ready to buy that day but was told they hadn’t released the nexts months lots yet. We were not going to bid more than the premium asked so “luckily” our bid was accepted. If not, we probably would have walked away. It is too early to provide a review. After 2 months, my reaction is neutral.

Our sales team lead by Lisa and our Build team lead by Nathaniel were trustworthy, professional, proficient and became like family as they guided us through this experience. What a pleasure they have been to work with!

From start to finish process was great. When we settled on our house type structural and design options were numerous to choose from. Build process was efficient and smooth, construction manager and sales rep were great on communication at every step. Closing was effortless. Overall a great experience.

The builder was just a text message away and concern was completed or addressed within 24 hours

Overall, my experience purchasing my Del Webb home was a gifting adventure. I had previously been through an arduous home building/purchase attempt with a local builder that left me disenchanted and financially poorer. I’m happy to say, my experience with the Pulte Group and Del Webb have been a Blessing in waiting. Assurances and get it done attitude persisted to allow a quick and easy Closing.

Our construction manager Jerry was exceptional!! He made a real, positive difference in our home buying experience!!!

Some of Sod put down on lawn prior to close by Pulse contractor was DEAD. Other sod, especially in rear of home is WEED infested. This needs to be corrected. Watering and weed control has not rectified the problem
