Mortgage application and approval process cumbersome and redundant. On Line process not good. Pulte insurance not responsive to questions. Responsiveness to issues with construction after closing slow and some things after more than a month not done.

Our sales rep always wanted to be helpful and was always pleasant. Unfortunately, we sometimes wondered about her level of familiarity with the product. At the front end, we had to ask LOTS of questions and we would have preferred to have all options presented to us. Had that occurred, we might have purchased additional items; this is especially relevant to the pool - no one was available at the time we had to make pool decision to provide all options. (We were told a pool rep would be present and that do not happen.) Also, a two-hour design appointment is inadequate - we would have liked to visit the showroom n our own multiple times to consider all options and then come to design appointment better prepared. Patrick was exceptional. Highly knowledgable, always helpful, a stickler for high quality and always on top of things. Unrelated to above, we were highly aggravated by the lack of flexibility provided by the company for a closing date - rather than provide some reasonable options that all could agree to, we were dictated a single date. Neither our sales rep nor the construction supervisor are delegated any authority to work with the customer. A very big negative. As a general observation, the finishes on the home are mediocre. The wall finish is inconsistent throughout the house and even within a room; there are paint and other materials that were not adequately cleaned up and have yet to be addressed; and the finishes around electrical switches is sloppy. Also, since our closing, we have heard from NO ONE about the remaining items on our pre-closing punch list. That lack of responsiveness (and neglect) could infer that "closing" is more important than service. Any chance w might hear from someone? Although brand new at the Chauncy Lake property, Cindy responded quickly to questions and addressed issues promptly. Joe Robillard, who did the walk through and follow up repairs responded quickly and promptly making a pleasant maintenance experience. Thank you.

This is our second Pulte (Del Webb) home, overall quality home construction with very few issues and a very good build team. There were no surprises during construction and after living in the home for a month the only problem we have is a drainage issue on one side of the house.

Progress was very slow, the homes near mine are being finished much faster than ours.

They hit the exact closing date that they predicted from day one. We got to select almost all the interior features that mattered and workmanship was very good. Only very minor issues with house when we inspected - and they fixed, or are fixing, them. Construction manager was extremely hands-on keeping everything on time and high quality. He was very responsive and communicated frequently on each detail or question we had. Only real hiccup was in the specification of the base floor plan. We at first specified 2 BR, a then changed our mind a few days later and were not allowed to alter the plan. The total house specification (interior features) was not finished, but the base plan was locked. This was a little bit disappointing, but we still love the house. Make sure that the base floor plan is exactly what you want before signing the contract. ... More

Brian (no last name?) was a terrific Build Manager. Always a listener, and managing all of the concerns we had in a timely manner. If we were to build a Pule home again, we'd see if Brian could mange that build for us.

the service after closing was less than acceptable. more time and explanation of the technical device working and setup is very lacking. Work force is very haphazard. it takes many requests to correct problems.

Try to get Ian in sales

We love the floor plan. We chose to add the second master as modeled. I wish the upgrades were clearly marked on the models. There are so many models to chose from and options to change the floor plans. It was a very easy process from initial purchase to escrow closing.

The builder responded in a timely manner.

Our only issue was with Pulte Mortgage not having their act together therefore turning our closing into a 4 hour fiasco. Shame on you Pulte Mortgage.

Our new house is exactly what we wanted. Great workmanship and extremely responsive to questions.

My construction manager was the absolute best!

This is our fifth new home, our second Del Webb. Every step of the process was professionally managed. We so appreciate the floor plans offered (and the options within each floor plan). Love how the architects consider how a home is lived in. We are also impressed with the finishing work. The layout of the neighborhood is lovely, as is the clubhouse, and our wonderful new neighbors. So happy with our purchase!

We have Waaaaay too many items to list, but in no order of priority, please note: 1). we were mislead by our sales associate about size of community, location of our lot, and estimated build timelines; 2). our design meeting was a waste of time--we were prepared for our initial design meeting with a complete page-by-page layout prepared for us by a designer we hired to recommend floor, counter tops, cabinetry and hardware, room/area by room/area from the options given us by our sales associate. We put a lot of expense and time into that preparation for our design meeting, but our DW/GD designer couldn't follow it and when we arrived for our design appointment, the first 45 minutes of our appointment were wasted because we were ambushed by a CPI rep with questions about wiring and we were not prepared for that. We asked if we could postpone that meeting because were in the area for a week, but that was not permitted, which started a series of experiences where "NO, we don't do that," was the default answer to any future questions we had about our "custom home." We struggled through the wiring discussion, but it still took numerous follow ups before we got what we expected and I had to escalate this wiring plan to CPI's Charlotte regional VP. Their "white glove" service was not up to what our sales associate assured us it would be and when we closed we learned their front door lock wasn't integrated into the security system we contracted for and we had to remove their door bell for a new doorbell, and they placed blame on Pulte for that mistake which cost us $300 to fix! 3). once we took our designer through our page-by-page layout, we learned there was an out of stock on our kitchen counter top selection. When we asked if we could expect it to come back into availability, given we were 7 months in advance of our closing, she told us "NO," there no way to get it, which didn't make any sense to us, so we had to change our selection to accommodate the builder,...which we soon learned was just the first of many situations where the builder process took precedent over customer wishes/needs. Pulte should have been able to replace something they listed in countertop options, especially considering they were opening a new DEL Webb just 7 miles north of our community, and they have buildings going on all over the USA. How can something like that be permanently out of stock/unavailable to us 7 months before closing?! 4). we wanted to put heated floors in our bathrooms but we were told we couldn't because local vendors were unreliable in the past...which is a poor excuse, but again, just one example of other minor requests we had which were ignored because it conflicted with the builder, versus met the needs of the purchaser. 5) we have 2" gaps at the bottom m of every door in our house because we elected to have hardwood(aka manufactured/painted plywood) throughout our house. There was no adjustment made for our doors because they're fit to accommodate carpeted floors...what a joke! we should have doors fit to hardwood, not what the builder wants! 6) we have electrical outlets in the entry to our owner's suite which are an eyesore and right around the corner from other electrical outlets in the laundry and owner's suite ...with NO explanation how why they're located where they are, nor what they are supposed to be used for by the owner of the house. It's not code because we have so many other outlets nearby...just a mistake that no one takes responsibility for! 6) the water throughout our house takes way tooo long to heat up with no adjustments possible! 7) the oven door slams too loudly and our CM offered to fix but couldn't and Whirlpool/manufacturer told us it was installed incorrectly but no one has offered to quiet the door slam! 8).our floors are a mess because the cleaning crew mopped without a through vacuuming of the dust in the seams of the plywood flooring and their mops turned the dust to paste which we have to removed by hand, with knife blades and they treat with Olde English. Our CM got the floor rep to visit and he's the one that told us the floors shouldn't have been mopped until the dust was removed...so again, over to us to fix! 9). We were charged $325 for kitchen pendants that we didn't order. we told our designer we didn't want any builder grade fixtures in kitchen, dining, entry, bedrooms or gathering room, because our designer order fans and lighting for us to install. the openings were accurate except for the kitchen; we removed, installed ours at our expense and donated Pulte's builder grade pendants to Habitat for Humanity! 10) our closing was delayed because the backsplash and hardware were not installed as we requested; Pulte/DW designer messed this up and we had to wait 30 more days to close! 11) we hired a private home inspector who provided us and our CM a 35-page overview of issues we will track and note at 6- and 10-month intervals after occupancy, but have little hope that matters will be addressed because we've heard horror stories from other owners about the promises made/unkept by Pulte/DW-GD, plus what has been published don the DW/GD Facebook pages about warranty and follow-up issues from Pulte/DW. 11). we were shocked to learn that we have to fix the berm behind our house at our expense. We pointed out to CM and HOA rep that there were obvious, egregious gaps across our berm that didn't complement/match our neighbors. Our neighbors have chimed in and agreed with us. we pointed this out to CM 5 months in advance of closing, but he directed us to HOA rep, who directed us back to CM/Pulte to fix, and now since no one accepted responsibility, we have to pay a landscaper to provide the landscaping others got from Pulte. we learned from our landscaper that the city requested Pulte keep the berm open/with no shrubbery so the city could access a drain pipe opening in our backyard!! That infuriates us, but again, builder was accommodated 1st! Disappointed! ... More

Good house, support, and community center.

The building process was great, our field manager Jake nwas awesome. He contacted us weekly with photos and progress as we lived out of state. Move in process was fast and easy. Jessica as the warranty department has been a great help. After move in the minor issues were handled very fast as she set up contractors to come and address the issue. So far we are enjoying our new home and enjoyed the process. Thank you pulte for the nice move in gift as well

We should have been more insistent on items being finished prior to closing. We’re in the house two months and the communication on the items that need repair has been non-existent. I’ve instigated each email and call besides my sales person who just wrote back to me. Tile person was to start repairs twice and we set the schedule both times and the person never showed. Cabinets don’t have trim, pool bath door doesn’t open correctly, damage to windows and cabinets and many more.

20 years ago I bought a 3000 sq. ft. Pulte Home in Las Vegas. I was in New York at the time and had the construction manager send pictures of the progress. That house was built and when I moved in I was extremely impressed and was happy to see there were very little touch up and repairs. Now 20 years later I bought a 2000 sq. ft. Pulte home in Florida. I was very disappointed with the fit and finish. It feels like they tried to get it done as fast as possible with no consideration to quality or workmanship. There were Many repairs and some had repairmen coming back more then once. Unfortunately I was not as impressed with Pulte homes as I was 20 years ago. ... More

The title company, amazing staff EXCELLENT The loan process NOT THE BEST EXPERIENCE Finished in the house ( we expect more from Pulte.

Quality of workmanship was subpar. They just wanted to get the home built ASAP and then let the homeowner suffer the consequences of repairs. Very stressful
