First the positives: very friendly and responsive staff, across the board. Secondly, they are very schedule conscious-your home will be finished on time no matter what. This positive leads to the negative. Negative: quality of workmanship. There were multiple instances of poor installation/craftmanship. If you raise the issue, the customer service team will address it right away (not necessarily right away to fix, but will respond promptly). That said, I have the feeling if the home buyer doesn’t point out the problems before closing, they get left as is—-probably to keep on schedule It seems there should be more supervision of the trades at each stage. Home delivered on time and in move-in-ready shape. Upgrades were worth the extra expense. A quiet neighborhood with friendly neighbors. And plenty of activities to be a part of.

The overall quality and craftsmanship is not there for the value that we paid. Terrible responsiveness to issues throughout the build and after we moved in. Still have not been reached out to regarding numerous warranty issues that I sent in and we closed on Jan. 26, 2024.

The new home is beautiful, well-built, and I couldn’t be happier. Both the interior and exterior are exactly as I envisioned and expected. Reasonable price also.

Brian the construction manager was great.

I had a great experience with the Sales person we had , and our Construction Manager. Very attentive with our needs, and communicated well.

Warranty department is not really helping me with some issues.

This is our second home we built with Pulte . Everything went smoothly with our new construction. We had an excellent builder Mike that overlooked all the contractors . He looked over and organized everything so well . Anything that needed to be addressed was taken care of quickly . We are very pleased with the floor plan of the Renown model . It is absolutely beautiful and everything flows perfectly.

Pre closing walk through with project mgr identified several issues he disclosed were to be addressed by closing (1 week). I was prodded to give a very positive review as mgrs performance would be addressed by corporate based on my review. After closing, repairs were not completed. Prior to closing I was treated like royalty. After closing, I didn't exist and 2 months later, I am still waiting for repairs to be taken care of. Buyer beware.

Overall very good experience.

We are very pleased with our new Del Webb home. Every person who was involved in helping us pick out and build our house went above and beyond the call. We would like to mention Bob in sales Laura at the design studio also Ben , Daniel the construction managers and John and John the customer support team. All in all we would tell anyone looking for a new home to first look at the Del Webb homes.

Quality is lacking. Walls not plumb, finish woodwork is uneven, horrible caulking. This is our 3rd Pulte purchase so we are familiar with "big box" builders and how things are done. This home is the lowest quality home that we have every purchased.

This is a model home, which to me classifies as a new home. However, when I submit a request for service, Pulte people I deal with constantly remind of what do I expect, this home was built in 2014. Customer service is definitely lacking. If I had known this home has so many issues, I never would have purchased it. The painters took absolutely no care in their work. If it didn't move they painted over it. Paint on doorbell casing and paint over most switch and electrical outlets. Complete disrespect for the homeowner. They painted over nails and loose dry wall tape. Why could they not repair it while they painted. The quality of the paint is poor. They had to replaced the sunroom door and made a disaster of the outside paint. Again, I was made to feel like what is the big deal. The appliance that were left in the house were either not connected or poorly connected and damaged. Did anyone follow up? Did anyone care. When we turned on the valves for the washing machine, water shot out from the fitting on the back of the washer. They cross-threaded the connectors. When I called in a problem, I was often left feeling like I'm the problem. The dishwasher is scratched. The base plate was not connected and created a tripping hazard. The whole warranty issue is complicated, because they are not treating this as a new home. I'm left wandering about the quality of the build. Well, I know it isn't quality. I asked about a leak under the kitchen sink which I fixed (the connection to the dishwasher was loose. I was told it wasn't a warranty issue. So, to put it bluntly, if something doesn't work, too bad, I just need to accept it. The kitchen sink wasn't even sealed, so water runs underneath it. Apparently, when the builders constructed this house, they treated it solely as a model home, with complete disregard for quality and workmanship and future homeowners. The materials are of poor quality compared to the cost of the home. Once we signed the contract, customer service ceased to exist. They tried desperately to get us closed before this home was ever ready. And, it never really was ready. There was material left in the attic that I had to request be removed. The closet by the front entrance was a jumble of wires. Why? And, I can't begin to tell you how may light bulbs I have had to replace. Would replacing burn out bulbs break Pulte's budget? The light were on constantly. The bulbs should have been replaced. Customer service, really? The home we sold, which we built in 2011 and lived in for 13 years had no such issue. No shabby dry wall, no leaks, no burnt out bulbs. I guess I have high standards and Pulte does not. This was a huge mistake on our part. If anyone should ask me about purchasing a Pulte home, I will tell like it is. This home does not resemble the $475K we're paying for it. ... More

Colleen and Jim could not have been more helpful as we moved through the building process. We were out of state during construction, but were kept up to date at every important juncture. The end result was a beautiful home, just as we hoped it would be.

Pulte is a large builder and part of a conglomerate. Things will be done according to their schedule, not yours with no apologies. My home was completed within their predicted time frame. However at several points in time, it sat for a week with no progress in the building process. I could have been completed more quickly without sacrificing "quality". So far, with the exception of one request, my experience with the warranty department has been very disappointing.

The Dell Webb resort style living is why we moved to this community. Coming from a high end DR Horton home the experience has been quite different. The walk through was several hours and appliances were run off and known to be working, as opposed to this walk through - being told they work fine when the dishwasher wasn't hooked up and flooded our floor and cabinet when we ran it off the first time. The hood Vent wasn't working either which turned out to be a bad breaker. I understand these things happen. What I'm not happy with is the service team rather than saying " we are sorry Mr and Mrs Schultz we will get it handled" your people choose to take photos under the dishwasher to see if it was removed when we changed the floors out . I explained the tube to the aerator requires a clamp at the connection which your team denied it did though the appliance repair person said yes it needed one. He only had a zip tie with him so I provided the clamp. I am an easy going person the clamp is no big deal I was glad I had it, but don't blame us for items not completed after the walk through. I wish this was the end but your service professional asked to see the rest of the home and continued to take pictures and tell my wife you did new tile on the shower walls your plumbing isn't covered now, your put back splash on the kitchen walls maybe that's why the hood vent isn't working and now your pot filler isn't covered he then asked if we were going to change the thermos stats " because if your do then and heating/ cooling system isn't covered. I thought for a second we were just calling for two items to be fixed and didn't realize we were going to investigated by your service team. My wife and I run a building supply company with four locations a little customer service goes a long way FYI. I could go on about several more items but I believe my point has gotten across. Lastly I'm on the mailing list for several of your South Carolina communities as we want to spend our summers close the the beach and family but I'm not to sure about those now. There is one last item I would like include . We have a mountain bordering our back yard and during flash floods there is extreme water run off. Dell Webb / Pulte had there contractor install a 2 or 3 course block wall to divide our property from the common area. After completion of the wall the contractor left his scaffolding planks water bottles, Beer Bottles, Energy drink cans and the dirt from the footings which now halt drainage. We asked for this to be cleaned and the drainage to be reworked for water to run as intended, at the walk through which was never done now we are being told its common area and the HOA should clean up after the Block wall contractor. There is QUALITY CONTROL in place during the building process. Builders are rude and do not explain nor justify delays in the construction process. Homeowners have the right to ask questions and not being reprimanded by the builders. It’s necessary to get a Quality Control System in place that homeowners can use or talk to instead of mean and disrespectful builders. We placed a complaint about Russ, our builder at the time not knowing that we would get a call back from Bryan screaming at us from the top of his lungs to “BACK OFF”. Bryan, was beyond rude and disrespectful. This is a culture of terror and bullying towards the homeowners that pay for his salary. We have heard several complaints about him after moving into our new home. Nobody seems to be interested in complaining anymore as nothing changes. After moving in Quality Control Again, ZERO. Always trying to push to get things done. Subs are not held liable for the mess they make. Nails everywhere, no magnet enforcement, muddy streets for weeks in a row. Our Project Manager, Erik Williams, made the experience very positive.

From signing the contract through our final walkthrough we had a great experience, mainly due to our Dennis - our Team Leader. He kept us informed of progress, addressed our concerns and sent us weekly photos. From signing day to present - not so much. Hopefully, communication will improve, problems resolved, and we will get back to that bright and positive future.

For the price of this home the quality was substandard. We upgraded everything and have issues, in particular, with the cabinetry - so many scratches and inferior painting, and the interior paint job was terrible. Our construction manager even told us that if we tried to wipe away anything the paint would come off. In speaking with neighbors again tile, roof, and gas meter problems. We asked consistently for the price of the "standard" furnishings, like flooring, carpet, cabinets, etc., to be shown on our upgrade sheet and it never was. Therefore, we consider that we paid way over market value for an upgrade and did not receive any credit off that price for the standard furnishings. They kept telling us that it was adjusted which simply was not true; otherwise, why would it not be shown on the contract numbers. ... More

Pulte customer service needs lots of improvements .

Del Webb not only builds a quality product, but they also build a strong active community. promoting interaction and involvement for their residence. They have built in numerous activity elements to satisfy almost everyone's interest, and have set up a strong network to make sue that the community maintains its high standards long after the developer is gone. We are excited about joining the community and look forward to enjoying our new friends and home.

Although I purchased a model home, the company addressed every issue in a timely manner and was very professional. The whole team, from Sales to Service acted as if I was there only customer. I moved from LaGrange where I had lived for 40 years. This was not an easy move personally, but this team along with my realtor made it seem so easy. My house is perfect and I love it! Thank you to all that were involved in welcoming me to my new dream home!
