Overall, a great experience from sales to closing, some follow-up issues still unresolved, request to install screens, a very simple and benign project, enclosing our lanai is still pending (appl submitted on 3/5/26).

The realtor we first met, Bryan, was fantastic. However, our experience with Pulte Mortgage was absolutely awful. We would not recommend using Pulte Mortgage. The build supervisor, Ryan, did a good job and the customer service team for the little issues we have had since moving in have been good. Overall we love the house and the community, but we will always have regrets for the process because of the bad experience with Pulte Mortgage.

Our home is fine. Builders, sales, and follow up has been fine. But Pulte Mortgage made offers and promises and withdrew them HOURS before closing, costing us 5 figures. The "settlement" was in our favor, but still cost us $10k+ that we had to finance. Pulte Mortgage has ruined this process. We're still researching what we can do legally, but DO NOT UNDER ANY CIRCUMSTANCES EVEN HAVE A DISCUSSION WITH PULTE MORTGAGE! They lie, which to me is simply unethical, if not fully crooked. The "bait and switch" was set and we had 2 chocies. Pay the extra $10k or lose our home. I can't say this loud enough. AVOID, AVOID, AVOID Pulte Mortgage!!!!! ... More

The team is very good. The construction managers did a great job communicating.

Our Construction Manager, Tyler, helped make the home buying experience great. He kept us up to date on everything, always making sure we understood what was going on. This is our second DelWebb home and never before did we receive information about the building of our home until Tyler. While there are some structural problems that concern us I doubt that Tyler is aware of them. Overall we are very happy with our home and grateful for Tyler.

I am extremely happy about my new build villa in Del Webb Oasis (DWO)! Every Pulte team member with whom I worked with was/is very nice, customer-conscious and dedicated to helping me have the best possible experience throughout each step! The Pulte mortgage/loan process was the most challenging component, as I wasn’t the common or typical buyer, so the financial team members worked diligently on a solution that allowed me to purchase my new build with only a slight delay in the closing date (to allow the loan process to complete). Being in DWO has is just fantastic! The neighbors are very nice and helpful without being intrusive; the HOA team and Pulte Warranty team the same - earnestly striving and delivering excellent customer service. Definitely recommend DWO especially if you love Disney, that spirit permeates throughout the community! ... More

Still waiting on the first 21 day warranty list to get finished. I have emailed every day and am lucky to get a response after 3 new emails. Also with no answers to any of my questions. What the heck is going on with Del Webb. I thought they were top notch, but apparently not the case.

Spencer was on top of his game with weekly updates and photos of the process. We closed on the date he gave us when we initially walked the property with him. This was our best experience building a home.

I could not be happier with my experience. My sales person Ian was professional, efficient and helpful. The design center made everything easy, as did Pulte Mortgage. My construction manager Crandall was the best. Love my new Prestige home.

Picking out your new home and lot was made easy by Janice in the sales office. She is defiantly working for you as a buyer. The building process is well organized and building superintendents like Craig keep a close eye on the building process. The real draw is all the activities that are available and the closeness each individual neighborhood. Each neighborhood is broken into blocks where neighbors get to know each other. If you are board it will be your fault for not joining in all the activities that are available. The fitness centers are amazing, pools, hiking trails, 25 - pickleball courts, 3 golf courses with a new 9 hole course coming. Golf cart accessible community with sidewalks for miles, restaurants, banking, corner grocery store, church, Walgreens and much more all accessible. Bingo, concerts, dancing, all type of hobbies are also available. A great place to get back in shape and make new friends. ... More

On the sales side we had a serious issue with our salesman wherein we requested no futher communication with him. Never heard from the useless district manager although he was aware of the issue. Construction managment was terrible. Over Promise and underdeliver was the norm. There was no earned trust. I was told things were done and they weren't. Blatant lying. There was no supervision of the subs with no standard for quality workmanship. Construction managment accepted garbage as long as there were no compliants or no one picked up the defect. No one cared. It was an absolute clown act. As little as possible was done. It was very disappointing. Quality Control review was a joke. It's just a marketing tool. ... More

We had great experience with Pulte and the Del Webb team. Our sales agent Beth H was excellent. We told her what kind of home we were interested in and she showed us a couple of homes that were in the process of being built besides the models. We texted her several times during the sales process during the build. She always answered, even after normal working hours. Our construction manager, Jackson M. was also outstanding. We were always kept in the loop with what was going on during the construction process. After we moved in, there were a couple of minor issues that were resolved promptly by the customer care team. Most importantly, we have attended a few events and have felt welcomed by fellow neighbors. The staff at the clubhouse are kind and informative. ... More

We had planned on this being an interim home until a lot in a future phase but no way would we ever build again with Del Web Pulte community again. First when we signed our contract the lot was not gradin was not finished. We asked our salesman what to expect and were told that it would look like the lots next to us. As the home finally got started we had a severe fall off over the entire lot with a storm drain inlet in it. After several meetings and commitments to make changes we only got one token change that made an insignificant difference. Further meetings with higher up construction staff for us no where and were threatened with having our contract canceled and losing our significant deposit. So we got screwed. Then we found the foundation was too small and the brick on the front columns was having in mid-air. The fix ended up cracking our front porch concrete which they patched over and was too day the least nothing more than a cover up with the Crack still showing. Plumbing in walls left the walls crooked which they tried to fix but made poor attempts at best and the end result still left the walls crooked. We decided to change the trim molding in the house and what we tore out turned out to be nothing but basically pressed cardboard not real wood. For the price and the promise the quality and experience would be high end custom it was just a Pulte tract house. We are taking our complaints to the North Carolina State Licensing Board for General Contractors since they are doing nothing about the big detention pond we are left with in our back yard and cracked front porch concrete. The experience from start to finish was professional and exceptional. From sales to the walk through, just a group of highly professional people that made me feel completely comfortable with the process. I give a ton of credit to our sales person Aaron who did a fantastic job at making sure we understood everything we were buying into and to Josh for the thorough walk through and knowledge transfer. Thanks to everyone else I did not call out by name. You all are true professionals!

My overall experience was very positive. The first meeting with the DelWebb staff was very informative and the tour of the homes and Sun City was very thorough. Once the decision to purchase a home appointments were thoughtfully made as I was living in Houston. Rachel in the design center was fantastic in helping me and my support group to make many important decisions. Kevin and Sarah called me weekly keeping me well informed of the progress on the home. The few stumbles along the way were resolved quickly. I am very pleased with my home and feel supported if any issues occur.

The real-estate portion was outstanding as well as the title portion. Now when as to the mortgage portion it was ABSOLUTELY HORRENDOUS !!!!!! Between loosing very important financial information and as for the same documents over and over and telling me the need to pay off a $60 credit card at closing THEY ARE CLUELESS!!!!! At one point I told them I should just buy the house outright!! I was lucky I only had to deal with them for 3 weeks!!! I have a friend dealing with them now and he is going through the same issues, sadly enough he has to deal with incompetence for a few months!! Moral to the story DONT USE PULTE MORTGAGE!!! Now for the good points the construction manager was outstanding and as for the home they seem to build a very good house. Very well insulated and very good products in the house. ... More

The buying process was easy, no issues. The construction part was also easy with no issues until we closed. The house was "clean" but boy we had and are still having issues. The paint and mill work was not to par. Grout cracked and missing in areas. Shower silicone is peeling off. The outside stucco was dirty and nails showing. Getting the issues fixed but the time line is taking longer then it should especially when they have to come back 2 to 3 times to get the fix fixed correctly. This is our 3rd new construction home so we are not new to the process. Not what I expected with Pulte. ... More

Love my new home in Del Webb

When I first drove into Chambers Creek it immediately felt like going home. My sister has a DelWebb home in SunCity so I was familiar with the builder. My experience with all the “hiccups” throughout the construction has been disappointing. After I moved in there is very little to no communication as to when these concerns are taken care of. I had a $372 water bill from a faulty sprinkler that STILL has not been taken care of.

The process of working with the sales representatives, Irene was very smooth. I get she gave great advice and helped explain the buying process very smooth. The financing was very smooth as well and streamlined. I was worried about the design process - i did my homework and the design consultant really helped pull things together. The build process was amazingly quick once it got started and completed on time except for the driveway and landscaping. The quality is above average. The responsiveness of any warranty issues has been quick. Overall I am happy with purchase.

I had a Pulte home built 20 years ago. This is a much different company and product than we experienced the first time. The focus now is on speed and profit. The craftsmanship and attention to detail is completely lost in their desire to make money. Our home is essentially a tract home sold at custom prices because demand in the area is high. We are very excited by the promises of being in a high amenities community how ever we are disappointed by the cost and care taken in building the home. Home design options at very low to mid level quality. Base level of everything is toward the lower quality end and upgrades are greatly over priced to take advantage of the buyers desire to have better in the home. There are probably 30-40 homes in process in our neighborhood so you can imagine the difficulty in getting good craftsmanship. Pulte is also extremely rigid in the buying process. They will not make any adjustments that aren’t part of the plan. Just about the only true flexibility you have is where you place outlets, can lights or rough ins for light fixtures and fans. Even this all has to be decided before you break ground and there is zero flexibility after. Overall a very disappointing experience!! Then, once the house is done they beg for perfect score on they’re customer served just like a car dealership does! Unfortunately they tie the poor guy who tried to help to the rating and it can affect their pay! Additionally they control the mortgage and title process all 3 of which have a different, terrible to use portal thru which they force you to communicate and they send there demands of you! All this said, can’t wait for have no yard work and enjoy the amenities! Hopefully this part of the process is much better! ... More

We love this community, it has been very welcoming and there are activities for all. The multitude of green spaces makes it feel very open. Our beautiful home is perfect and we look forward to enjoying many years here.
