We are happy with our Del Webb home and with the community My only two comments would be that they don't allow enough options for people willing to pay for them, and it would save them money to do so. They also wouldn't allow us to do some things until after closing that they later allowed people n our same village to do before closing, saving them a lot of hassle - and we are still trying to get it taken care of!

Our construction manager Brandi made the difference in creating a great experience. She was responsive, caring and gave us great guidance. We were very thankful for her and her friendship. The sales experience was “ok”. Kind of felt like a number here - some room for improvement. Overall we are very happy and glad we chose what we did.

We bought a model home. We love the house and all the upgrades. All have been helpful in answering our questions. But disappointed that Pulte states you buy the house "as is". It them appears that the builder moves on to the next project. And has less regard for the model home .With our home inspection there were some issues found. We are working on those. Furthermore, our neighbors are very wonderful, and as we walk along the paths everyone waves..and they even stop and introduce themselves. Finally, the clubs and activities are great. It feels as if you are at camp.

Great building manager. Trim & doors leave something to be desired…..Some areas the woodwork looks poor. No touch up paint left for us at all. Wire shelving installed with plastic clips, rather than metal, consequently we had a long closet shelf fall down! very poor that we had to pick everything out just two wks after we signed. Very rigid about changes. We had 3 plumbing errors where there was a pipe in the middle of the den, a drain in master closet rather than utility room, & plumbing put in at wrong end of shower. We were told it would be fixed & yes it was.

This was an overall good buying experience. Be very careful when evaluating the upgrades. Sales wasn't always thorough in explaining additional options out there. I recommend looking at the existing homes and see what else they have. Ask a lot of questions.

Before I closed, I had concerns about the granite island countertop. I was assured the sealing issue would be handled. It was not done to my satisfaction, but when I emailed Del Webb about getting the countertops resealed, I was told it was a cosmetic issue and one I would have to handle. The problem is moisture leaves a temporary stain and other things, even though cleaned, leave a stain. I have had granite countertops in homes since 2002 and never had this problem. The spokesperson at Del Webb told me my email reached them on day 31 of the 30 day limit and they would do ...

While are superintendent Matt was great, there were several issues with the quality of the contract work. Most notably, the plumbing and the painting. All issues were corrected, but could have been avoided with better quality contractors. The painters were just sloppy and messy.

The home buying process we thought was going to be fun, but it didn’t turn out that way. Several things we wish we could have changed after our sales person gave us bad information. One of those was that he told us we had to have the exterior gas line come out of our bedroom, when we walked around with our construction manager he told us that was not the case but it was too late to change. The second thing we didn’t know was going to be an issue is the tankless water heater, we have never had one, we didn’t know if we needed the recirculating pump and our sales person didn’t give us any ...

In hind sight we would've gotten a realtor to help oversee construction and negotiate. Pulte sales and other staff friendly on the plus side. Location and neighborhood, amenities are great but finishing workmanship not so much The project manager was great and in constant contact but it is more an issue with the sub contractors lacking quality workmanship. For the price you pay we would expect more attention to the finishes, We feel Del Webb has gotten greedy in what they offer for the price. We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality.
