Great building manager. Trim & doors leave something to be desired…..Some areas the woodwork looks poor. No touch up paint left for us at all. Wire shelving installed with plastic clips, rather than metal, consequently we had a long closet shelf fall down! very poor that we had to pick everything out just two wks after we signed. Very rigid about changes. We had 3 plumbing errors where there was a pipe in the middle of the den, a drain in master closet rather than utility room, & plumbing put in at wrong end of shower. We were told it would be fixed & yes it was.

The sales agent who worked with us throughout the process in choosing the materials in the construction and helped to pick out a lot that met our needs but also helped in directing us financially in what we needed to do to make our dream home a reality was remarkably outstanding. Give her a raise!

Their were many obstacles to face due to COVID. Windows were delayed, appliances on back order, However, after a three month delay the project managers, did all they could to find a solution. During that time they continued their best to move what construction they could move forward and worked diligently once the other windows had to be chosen to complete the house as expeditiously as they could. It was a good experience to work with dedicated project managers and so appreciated.

So far everything is fine. The buying experience was fine. Danielle made the process easy and kept us up to date. The project manager talked to us weekly as we were not in the area. The key will be a year from now.

Our only concern is the responsiveness to post-closing issues.

I have nothing good to say about Pulte homes. I paid almost half a million for my house and have been very disappointed in the quality of work. Nicks in laminate flooring, screw holes in the garage where they put up the garage door wrong but neglected to fix the holes. Sloppy finish work the caulking is bad throughout the whole house. The microwave was not installed correctly, the kitchen range is crooked and don’t even get me started on the staircase railing. When the come to fix something the usually make it worse. I have talked to home owners in Carolina Orchards and they to have had similar problems and some had worse. All Pulte is interested in is getting their money then slapping up a poorly built house. If someone asks me I would tell them (DO NOT BUY A PULTE BUILT HOME THEY PROMISE THE MOON AND YOU GET A VERY SLOPPILY BUILT HOME FOR YOUR HARD EARNED MONEY ... More

Good quality materials watch detail level

Pulte/Del Webb is a MASS production home builder. Their attention to detail, especially with finishing is not good. It would seem that many of the subs are hired for low cost, not the quality of their work, especially the painters. The houses have small garages, hardly suitable for 2 cars. The driveways are narrow and short, more like what you would see for a townhome, not a detached single family home. Many of us have to expand the width of the driveway at our own expense to have a driveway on which we can park 2 cars and access each without having to walk in soggy soil during a rain, or bag car doors due to the narrow width. I was also disappointed with the lack of options included for both the structure and the lights/faucets. Any upgrades done were paid for twice in my opinion. The main thing to remember is that you are buying here for the neighborhood. I think the house is structurally sound, but I may have spend more money to improve the finishing and driveway usability. The salesperson, Danielle, did a good job of selling and offering the available options and she talked the talk on quality but did not walk the walk. Could use more upgraded trim and doors! Trim painting not done well at all more detail to painting

Overall we are pleased, however some of the work showed a lack of attention to details.

Before I closed, I had concerns about the granite island countertop. I was assured the sealing issue would be handled. It was not done to my satisfaction, but when I emailed Del Webb about getting the countertops resealed, I was told it was a cosmetic issue and one I would have to handle. The problem is moisture leaves a temporary stain and other things, even though cleaned, leave a stain. I have had granite countertops in homes since 2002 and never had this problem. The spokesperson at Del Webb told me my email reached them on day 31 of the 30 day limit and they would do nothing....not a positive experience! ... More

It was much easier than I expected.

This was an overall good buying experience. Be very careful when evaluating the upgrades. Sales wasn't always thorough in explaining additional options out there. I recommend looking at the existing homes and see what else they have. Ask a lot of questions.

Very good experience Responsive to questions and issues

While are superintendent Matt was great, there were several issues with the quality of the contract work. Most notably, the plumbing and the painting. All issues were corrected, but could have been avoided with better quality contractors. The painters were just sloppy and messy.

Numerous issues- Pulte Mortgage, floors had to be replaced and now still having cracking problems, mirror fell off the wall ( took one month to replace), windows caulked poorly, kitchen cabinets installed wrong ( still no resolution) poor design of bathroom lights, heating and air installed wrong, drywall is wavy in ceilings, quality of trim is poor, quality of painting is questionable, trim on garage door falling off! Working with warranty rep has been slow and unsatisfactory

This house I call my home was beautiful made and I am so proud to live in Carolina Orchards community!
