Very responsive - before and during building. Communication could have been better after move in

Overall we are pleased, however some of the work showed a lack of attention to details.

This was an overall good buying experience. Be very careful when evaluating the upgrades. Sales wasn't always thorough in explaining additional options out there. I recommend looking at the existing homes and see what else they have. Ask a lot of questions.

When we had a question we often did not receive a call back ASAP.

Building was performed on schedule even during the pandemic. Overall we are happy with the results.

We did have a few issues before closing that took some persistence on our part to get resolved and a minor electrical issue after closing that WAS resolved quickly

Nice home with quality.

.Home options are good and home looks great. However some options not available were disappointing. No option for central vac or foam insulation come to mind. Items needing attention after closing have been addressed promptly.

Overall, we are very happy with our home. There are a few issues regarding quality of materials that are annoying.

Before I closed, I had concerns about the granite island countertop. I was assured the sealing issue would be handled. It was not done to my satisfaction, but when I emailed Del Webb about getting the countertops resealed, I was told it was a cosmetic issue and one I would have to handle. The problem is moisture leaves a temporary stain and other things, even though cleaned, leave a stain. I have had granite countertops in homes since 2002 and never had this problem. The spokesperson at Del Webb told me my email reached them on day 31 of the 30 day limit and they would do nothing....not a positive experience! ... More

While are superintendent Matt was great, there were several issues with the quality of the contract work. Most notably, the plumbing and the painting. All issues were corrected, but could have been avoided with better quality contractors. The painters were just sloppy and messy.

Somewhat disappointed in the quality of materials and workmanship for the money we paid for the home.

Good things: the house meets my needs. The design is nice. Bad things: The quality is under my expectations. The repairs take a long time to make.

Home is attractive and comfortable. Some workmanship was quite good, such as tile work.However, quality of paint and paint workmanship was not what I hoped. Most fixtures are fine, but some (toilet seats, for example) were What I perceived as very entry level.I'm not unhappy, But I paid a lot and Didn't get "wowed" as much as I expected.

We had three different sales reps during our sales/buying cycle. The first two were promoted during our cycle but unfortunately the 3rd was a "rookie" and we knew more about the product & process than she did by that time. Our workmanship was just OK, but I guess that is to be expected for such "cookie-cutter" houses however the lack of true options to customize things such as kitchen appliances was very disappointing. After-the-sale responsiveness to house faults and issues is lacking severely - it is as if Pulte is saying "now that we have your money we don't care about any issues you are having with your house". One has to be very persistent in calling repeatedly to get anyone's attention at Pulte. Very frustrating! ... More

Purchasing, choices, construction process........all very good to great! Mortgage process.........the worst experience of all!

This would be a five star rating except he home buying experience was marred by now a former employee and our home suffers from us making uninformed decisions with him. However, the company took action and he is no longer employed; everyone else is great..

The home buying process we thought was going to be fun, but it didn’t turn out that way. Several things we wish we could have changed after our sales person gave us bad information. One of those was that he told us we had to have the exterior gas line come out of our bedroom, when we walked around with our construction manager he told us that was not the case but it was too late to change. The second thing we didn’t know was going to be an issue is the tankless water heater, we have never had one, we didn’t know if we needed the recirculating pump and our sales person didn’t give us any guidance on the product, and now we waste so much water waiting for hot water, if he would have explained how the recirculating pump worked we would have been able to make a more informed decision. If we want to stop wasting water we would have to purchase a new one for over $3000.00. Maybe you should have the construction manager in one of the early meetings to explain these things if the sales people don’t know the answers. Because Pulte is so strict in not letting homeowners change selections. That is the most frustrating thing about this process along with a sales person that told us inaccurate information more than once. We would really like Pulte to let us upgrade the tankless water heater to the recirculating pump model, we would pay the extra material costs and labor, areas of having to purchase a brand new model, they shouldn’t even offer the model without the recirculating pump, I can’t imagine that other homeowners aren’t disappointed if they purchased the same model as us, cold water to wash your hands after using the restroom is very frustrating! We have already had 2 plumbers out to diagnose the problem and both said the only option is a new one with the recirculating pump. Not a happy homeowner. ... More

In hind sight we would've gotten a realtor to help oversee construction and negotiate. Pulte sales and other staff friendly on the plus side. Location and neighborhood, amenities are great but finishing workmanship not so much The project manager was great and in constant contact but it is more an issue with the sub contractors lacking quality workmanship. For the price you pay we would expect more attention to the finishes, We feel Del Webb has gotten greedy in what they offer for the price. So many things are "upgrades' that really should be included in basic price. In the end still mostly displeased with a lot of the trim, doors and some of the drywall and paint finishing. ... More

We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality. I caught a function error in what I was told by the sales person and the manager of the design center about what my microwave/oven combo would do. Once I saw the model numbers when delivered to the property site and looked it up, the information given to me was wrong. They changed the appliances, but at an additional cost of $1800 to me. They had no interest in accepting any responsibility. It was only 3 weeks from our closing, so I really had no choice at that point but to accept it. On the outside of the home, the landscaping is pitiful. Many of our bushes and trees were just dropped into a hole and covered with pine straw. Theres was no dirt around the root ball. Many patches of our sod were and still are completely dead when the house was delivered. All in all, like the title says, its just a production home and all that it implies.
