Home buying and building was fine but the appointment to choose all your decorations was awful . You are not allowed to see the choices in advance, you don't know all the decisions you have to make. It becomes overwhelming. And then you are not allowed to change your choices when you leave the 3 hour meeting. So you end up living with choices made in the spur of the moment and not thought out, what no process to change those choices until the finished home is yours.

We were fortunate to have an excellent Construction Mgr. in Mike Phelan. He kept us updated on a weekly basis as we were over 300 miles away. These homes are not inexpensive and we are very pleased w/ the overall quality. We hired an independent Home Inspector who also kept us updated and advocated for any items needing correction prior to both the pre-drywall inspection and closing. We highly recommend you do the same. We are pleased with the purchase!

The purchasing, closing and move in process was exceptional. Everyone was very friendly and helpful. The only negative is working with PULTE Mtg. Co. The entire process of getting mortgage approval was horrendous. The mortgage payoff process was the exact opposite. That went smoothly and we were walked thru the process by one of the PULTE people.

Thus far, I have been very pleased with the entire building process from start to finish. I appreciated how I was kept informed throughout the build, not only with updates, but with accompanying photos of the home. Now that we are settled in, Pulte has been very responsive and quick to address some of the minor post closing issues that have arisen.

Low quality materials in a home in this price range, like using copper clad aluminum electrical wiring and interior walls with 24” on center studs.

Not as good as we hoped

Buying process wss ok Definitely a lack of communication from the sales team once we signed and verbal commitments that were made were not honored. Workmanship is terrible. Wrong way (left v right) deadbolts on doors Same on toilet paper dispensers. Paint is peeling and/or is not fully covering the painted areas. Shower handle installed incorrectly. Damage to several of the door jambs on the inside of house that were not repaired or repainted. Chips in countertops. Many other issues to list. Very disappointed in the quality of workmanship and attention to detail.

The experience with Skyler was fantastic. He was always professional, responsive, knowledgeable, and genuine. Enjoyed working with him. While installing lighting fixtures and ceiling fans there was limited wooden support around the ceiling electrical boxes to secure. Wire shelving had a number of imperfections in the installation, but Skyler was able to get this fixed quickly. Overall, minor mistakes were made but corrected by Pulte and their team quickly. Completion of home was on-time which was great.

From the sales center to the final celebration meeting it was a great!

Our sales center rep was thorough and gave us options - not pushy or aggressive. We did hire a buyers real estate agent - lives in the community so knowledgeable -he was with us all the way. Design center meeting was good, lots of choices so do your homework so you have an idea of colors and style. Construction managers kept in touch with us weekly and we traveled in for walk through before closing the framed walls and then for a final inspection. Minor corrections were done prior to closing. And we have a one year warranty for anything we notice going forward. We are happy customers!

When looking at the model you never get the impression that there is such an upgrade within each of the units. Once you get into the design section, the upgrades are so overly priced and the quality of the workmanship and materials is not what it should be for the Price.

Mail box fiasco

On closing, we did not get a mailbox key. Nobody at Pulte took ownership to resolve this, instead, they made it my responsibility. After many weeks of promises and inaction, one person finally came through in helping out after I stated I was going to elevate my request into the public forum. That one bad experience created huge ripple effects due to critical mail not making it to us. We are still dealing with the fallout of this, even though we moved into SCHH on 1/28 and it is now 3/4. We had a great experience with our home build. Art helped us choose the home interior and exterior, Donna, and our realtor, helped with choosing interior options..flooring, kitchen and bathroom fixtures. the most frustrating and downright non-trustable building a home experience I have ever been involved with. salesman essentially disappeared after contract signatures ink had dried. MIA! No updates, spec houses given priority over contract houses in build

DO NOT TAKE any Del Webb answer at face value. Constant vigilance of their actions is mandatory by the buyer. Blue tape items were not fully completed even though they were stated complete. Pre-closing inspections should be done by trained inspectors (my mistake) and should take at least a half day. Buying quality surveys should never take place 1 -2 days after closing. Earliest should be minimum of 30 days. Successes and faults can not be properly assessed after 1-2 days.

I love my new Del Webb home. I have also learned a good bit through the process. Be involved in the process, ask questions, and do your walk-throughs/inspections. There were some minor items caught during walk-throughs, and some questions raised and answered. The biggest thing that I learned is to ask more questions next time. While there are things that you cannot change, you can add (at a cost). Some examples are electrical outlets - while you cannot change where the current ones are, you can add additional ones. Our home buying experience was positive all around. The planning meetings, the available options, the walk throughs, and the fact that the home was finished on time made the whole move worth while. Steve, our general contractor, was very informative and friendly - and is still available for questions and assistance. Our home seems well built, all the options we chose are excellent, and the appliances are great. I would recommend buying from Del Webb at Sun City Hilton Head!
