I purchased the homesite specifically because the salesman with Pulte told me that I would have a high berm in back of the site. When we went to look at the lot, prior to foundations being poured, there was a high berm in the back. When I took the final walkthrough, however, there was a low berm whose height was only above my waist and scraggly planting planted on it. It will take 5-10 years for these plants to mature. When I complained to the sales manager, she said that all salespeople have access to the final plans for the subdivision including the height of the berms in back of each lot so the salesperson knew that eventually the berm would be low. The sales manager was no help in rectifying this situation. I turned down a move-in ready house because of the issue of a low berm. I believe that I've been swindled. When Pulte builds houses in back of mine, the workers and then the homeowners will be able to look directly into my house. I have no privacy. I paid half a million dollars for this house and lot which I believe is a large amount considering that the house is apartment sized and has little to no privacy. I do not believe that the value is very high. I am not the only one that the salespeople promised a high berm in back of their lots and then didn't deliver. Having come from a background as a custom home builder the overall experience with Pulte was less than stellar. There were deficiencies in the customer experience from the information provided on availability and timelines of lots we wanted to, the workmanship and pride in doing a job well and right the first time during construction. The end result is a home that is probably well built in general with many flaws that may not be noticed by anyone but the owners. The construction Manager Carlos worked hard to do what could be done to improve the experience.

Overall the house is very well built. I feel there are a few small areas where they could improve the quality of the build but these are very minor issues. I had 2 very good Construction Managers and I hired a 3rd party inspector as well. The Pulte Construction Managers were very good, and my 3rd party inspector helped by having a second set of eyes on the build. In my opinion the issues my inspector uncovered were minor but important. When my house was inspected by the town, I passed every time on the first try. This is a credit to the 2 managers and my inspector.

It’s a take it or leave it company. When you sign a contract here you get zero rights and Del Webb has all the rights. Not only do you have to close when they want, inconsiderate of your need and regardless of the home’s condition, you can loose your deposit if you falter in any way. They can even cancel the contract at wlll if they desire at any time. Take it or leave it regardless of the incentives Del Webb may offer.

My problem was with my salesman. He led me to believe that I could upgrade or downgrade some items which was totally not true since my home was already in the process of being built. So partly my fault for trusting him and reading everything in detail. The new salesman that I was assigned to did try very hard to make it right and was able to let me downgrade my stove to electric instead of gas.

The building process was well planned by the building team. They kept us informed throughout the process from design to closing. The Project Manager, Mike resolved all of our concerns through closing.

Bad experience would not trust Pulte builders.

Home construction was done with professional care and inspections were done and corrected when it was called for,

Didn’t like the paint options, but over all workmanship of construction was very good.

The value of the home paid and particularly the workmanship is below par

Construction Nanagers did a great job. Disappointed with some of the quality. 1/8 inch thick engineered hardwood was a shock. Fixtures in bathrooms were not the same quality as pictured in model.

We recently built a Prestige model in Sun City HH. The builder was great to work with. We were kept apprised of the building process and appreciated the check-in meetings. As with any new construction, there were some issues upon moving in that needed to be addressed. However, the construction manager was very responsive in addressing our concerns.

My experience from beginning to end has been exceptional. The process can be described as informative, productive, and insightful. We were blessed throughout this entire experience with everyone we were involved with. We could not have asked for a better journey. Thank you!

Project manager was excellent. Pulte sales team, quality , design center all mediocre at best.

Maureen was a great sales rep and Lance was unbelievable good project manager. Also Donna and Denise did outstanding jobs thru the process

Everything was done with professionalism and understanding. All questions or concerns were handled in a timely manner. Always kept in the loop as the process proceeded.

As with any new home build there are always issues and /or concerns which were answered as best could be considering the different inspections. Living in the area during the build was VERY beneficial to see things that were of concern before too late.

Watch your house get built and point out what looks wrong. Don't wait until the closing day to review your home. Get a good 3rd party home inspector.

Interior decorator great during appointment but VERY unresponsive afterwards. She was done with us! Sales person generally good although took awhile for replies. First construction manager was outstanding! The second, that took us to house completion was very unresponsive and did not follow through. Landscaping quality disappointing. So far warranty department has been responsive, although it’s only been a month.

Right from the beginning with our Sales Representative, Art through both our Construction Managers, Jason & Jerry, it was a pleasure having our new home built by Del Webb/Pulte! Everyone was very professional and corrected issues or provided solutions to issues. Thank you for making the process of buying a new construction house easy!

When building a new home I strongly suggest a third party inspector and budget time and money to review the progress as much as possible.

The Pulte team communicated well and kept us informed with the schedule and any issues. Overall they followed up on open items. Lance was a great manager and was always there for phone calls and issue resolution. Appreciate the teams work and follow up
