The building experience with our project manager during the building process was very adequate. The finishes however were totally unacceptable upon our move-in. There was spilled paint all over the floor from when they did touchup paint, The trim around the doors looked like somebody used a rock to cut the trim with at the bottom, there was grout painted over on baseboards, The house was filthy had not been cleaned except for rough clean there was no final clean we had to clean the house our self, the crown molding was unacceptable at six different joints that still need to be fixed, there was missing paint in several locations on walls, the corners did not have proper caulking at the base. There are many other issues that we are trying to work through with both the construction project manager and now the warranty project manager. I myself was in the construction trade as a project manager and general superintendent for several large commercial companies. I have turned over more than 2000 units and have never turned over one looking like our home debt. These units include hotels condos and apartment complexes. It was totally unacceptable and for the price that was paid was very disappointing. We did not get a half million dollar home. Completely dissatisfied.! ... More

We have a real issue with quality of products as well as workmanship. For a home over $500,000 doors should be wood, not hollow ones that delaminated even before close. Some of the molding was not wood. There were many other items that were upgrades that should be standard. And much of the detail work was poorly done. Our builder did his best but there were still many issues after closing.

Experience with Pulte’s representatives has been less than stellar, from sales representative to field managers to mortgage company - lack of the "Courage To Do The Right Thing". Extreme lack of communication and false promises from Zach and Hampton. As the field managers, one would have thought that Zach and/or Hampton would be responsible for quality control regarding the work product of the parties constructing and providing services to the homes. Unfortunately, quality control falls to the homeowner, if we are lucky to observe issues, before Pulte pushes on and covers any issues. I discovered beer cans and bottles on site several times and reported it to Zach – only for the cans and bottles to continue to show up on site. I reported blood splattered down the sides of the cabinets and it took 3 weeks or more for the blood to be removed. Due to the installation of dormant grass squares in my yard and the interspersing of live grass, I now have a patchwork quilt lawn. Pulte needs to invest in skill construction workers that understand construction and can resolve issues on site. Current workers’ responsibility seems to be putting together the pre-fab puzzle pieces, whether or not actually they fit. Wall are not plum or level, floors are not level and showerheads are install incorrectly. Tile work is below par and not sealed. One of the first things Zach said to me during our walk through was that I needed to have the tiles sealed – if tile work needs to be sealed, then why is it not part of the original installation? In addition to Zach’s lack of professionalism is his lack of organizational skills and ability to answer a question. Pulte Mortgage company representative were difficult to reach, not very responsive and requested the same information over and over and over again – lack of organization. We dreamed big, kept it real, and they got it done! Despite a global pandemic, supply chain challenges across the country, a national worker shortage, and the highest inflation in 40 years, we are in our Del Webb home, and we love it. No sugar coating...this was a tough time in the home construction industry and our supervisor Mike P. delivered. There are punch lists with any new home build and our team dealt with them professionally and in a timely manner under tremendous stress due to outside economic and workforce challenges. They push way to hard to close when the home isn’t complete

They advertise a "quality build experience." However, there appears to be limited quality control. They use poor quality and inferior products. We have bowed and crooked walls, peeling floors, unpainted and poorly painted/mismatched areas. Many of the doors and much of the trim work look like a dog or rodent has been chewing on it for years. It does not look new. They got paint on the carpet and floors and left it. The floors have divots and high and low spots. The electric outlets and light switches are not always flush, not always straight, and do not match up in several places where consistency and aesthetics matter, especially considering the price paid. Some towel bars and toilet holders are falling off the wall, and they put towel bars over electrical outlets and light switches. Who does that? Don't bother with most upgrades; the inferior products and finish work are definitely not worth it. Upgrade it yourself later if you decide to build here. An exception to that would be the countertops if they still use the same company, and some of the tile work was nice (it will depend on your installer), although the products are not always great. You don't know what crews will be working on the various stages of your build, and it is obvious that some are better than others. Good luck. A part of the problem appears to be that different trades are not respectful of work done by other crews, and they damage each other's work. Wouldn't it be better to do it right the first time and use caution when working in the homes? DW responded to some of our initial complaints (not always satisfactorily), but now our emails often go unanswered, and we are not kept apprised of changes in scheduled work, nor are we always consulted as to what dates fit into our schedule for necessary repairs. The community is very nice, but we cannot recommend the builder, especially if you cannot be there frequently to assess the products and workmanship throughout the process. Having your own inspector helps, but is no guarantee. If you decide to build here, be prepared for a frustrating experience and a future money pit. ... More

Overall our experience with Delwebb was great! They have a great team of project managers that are with you every step of your journey. We were very fortunate and happy with our project manager., Mike. We are thrilled with the final product, and best of all, we love our new home.

Carlos, our final constructions manager was great.

They are not flexible, and so far, do not follow through on making things right.

Lack of attention to details and poor supervision of workmanship resulted in many issues of less than acceptable quality.

My house was able to move into on a timely basis. However the is a design error with the owner’s suite closet. The door can not be closed without rubbing against clothes. The back shelves can only be reached by going in the closet and closing the door. Responsiveness to issues was good but some items could not be done because of back orders. Our construction manager was through and professional.

The worse experience of life

I finally moved in on July 15 of this year. I am still working on getting issues resolved. I am very frustrated with how long this process is taking and response times. Even when tickets were scheduled some contractors just didn’t show up and did not bother to contact me. This whole experience has not been a positive one for me.

I cannot recommend living in this community. The model home is lovely. This home and site is not what I expected in a home , certainly in this price range. My manager was able to give attention to my requests in the time allotted for the nessary

Do not believe everything you are told by sales or project management. Models look good but quality of workmanship in house is none existent. This is the third house we have built in various parts of the country. This was the most stressful and worse quality of the lot.

We felt like everything was overpriced especially for the quality of the work done. The construction mgr has been great getting things scheduled to be replaced, repainted, re-sanded, etc. The problem with that is A LOT of the problems should have been done correctly to begin with. The paint job done by the initial painters was horrible - missed tons of areas on the outside and the trim and doors all have to be sanded and repainted, tons of caulking needs to be done also. We love Sun City Hilton Head and the people we have met already.

Too many problems to list

low quality of finish work, house was filthy when we moved in, most appointments made to complete the punch list were ignored and we wasted hours and hours of our time waiting and we still have 20 plus items that need to be fixed/addressed and we have owned this home for one month

Fit and Finish is the worst I've seen in the industry and contractors do not seem to care about quality and doing things right the first time or second time

The experience right from the beginning was good over all. When at closing and asking to wire the closing fees should be repeated through out the process to keep the home owner aware that it is only to be wired. We ran into issues that we could not get our money wired unless we traveled back to New York to be there when the wire was done. Overall it was good. Other than the people doing the building. They need to be more professional about the end product.

The house build and construction process were fine. Some minor things, which are to be expected, and we continue to work through those with our construction manager, who has been responsive. The house is nice, but pricey for the size and features. But we made the choice, so we’re ok with this, Our closing experience was a catastrophe. Originally told in March our closing would be 1 August. We agreed, given thenplanning necessary at our exit home, and other personal issues. Later, the Construction Manager told us this house would be done end May. Puzzled, we pressed Pulte on this closing date disconnect, and they eventually said (we have email showing this) ‘use 15 June as closing date.’ Quite the change from 1 August. So we re-arranged all personal planning, to include closing date on exit home from 30 June to 31 May. Couple weeks later we get email from Pulte saying closing would be 27 May! We panic and query Pulte, who’s only rote answer is ‘contract says closing date is flexible.’ Contract also said closing would be ‘June-July-August,’ which we assumed reflected the flexibility, not moving the closing to BEFORE our exit closing so we could not use the proceeds for Pulte purchase. I could go on - but I won’t. We closed 14 June after our return from long planned trip to Europe to take care of elderly relative (and which we told Pulte about in March). Closing bureaucracy went fine, but after signature and payments, Pulte would not give us the keys until we paid a penalty late fee of +$2000! This went back and forth for a week because I told them I would not pay this, and the fee was lowered to $600. Outrageous. I’m out $600 for this experience. Run away from buying a new home from Pulte. The community is nice, but there are a lot of nice resales. And you would avoid the non-communicative, bureaucratic, unreasonable, dense Pulte closing team and process. They completely ruined what should have been an exciting experience - for $600. I am a retired military officer, who planned for a living for over 45 years. Pulte is incompetent in this area. ... More

I have built 4 houses and this by far was the worse experience. Poor quality workmanship that had to have several areas be repaired or replaced multiple times from framing to plumbing to slab pouring to windows to painting. Quoted 4 months from signing of paperwork to closing. It ended up being 12 months and I am still dealing with issues still needed to be addressed with windows and doors. In addition the added timeframe cost me an additional $8,000 to extend the rental I had along with having to pay 1.25% higher mortgage rate which equates to another $38,000 more over the life of the mortgage.Did Del Webb or Pulte homes compensate me for any of these added cost? Zach our construction manager was easy to work with and kept us posted on all aspects of the new home build.

Overall, the purchase of the home was easy. We had to go through the bidding process for our lot and would prefer a set price instead. Sales consultants and design studio personnel do not always tell you every option available, but are pleasant to work with. Document everything with an email. Our construction manager was very responsive and available all the time for questions and issues. At pre-closing, we found many issues that were not corrected before closing. Fortunately, we were assured all problems will be fixed and now have appointments with vendors to take care of my three typed pages of problems. ... More
