We love our home but found the local construction team not to be customer centered and did not supervise the work by the different tradesmen. We experienced a lot of quality issues. Thank goodness the Warranty team is experienced, responsive and willing to make things right that should have been corrected during construction. right.

All fine until after settlement when building manager stopped responding to communication leaving several issues incomplete

It is sometimes difficult to get things fixed. Flooring has been a problem of over 6 weeks and it is still not fixed. First person that came by needed to order some material. 2 weeks later another crew came by with material and then said they sent the wrong crew to fix the problem. Left the material in house and left. Haven't heard from anyone since even though I let the Del Webb person know it still wasn't fixed.

I’m disappointed with Pulte. Quality control is a major issue. The house was delivered extremely dusty and I suffered some health issues as a result of it. The paint job was terrible. The painters did not cover the floor so I had to painstakingly remove droplets of paint throughout the house. We requested brushed nickel items throughout the house but the garage ended up being chrome. The quartz counter in the kitchen is not perfectly leveled. The quality of the cabinets left a little to be desired. That said, personnel are very friendly. There is follow up on the items we are not happy with. Great location with close proximity to beach and necessities. Friendly neighbors and nice amenities. Home has nice open concept and favorable features included huge MBR and bath, screened in lanai, convenient kitchen with huge pantry. My main disappointments has been with the interior and exterior paint quality. Paint has peeled in my garage and the exterior hardie boards show some bleed through in spots. All this could have been avoided if the builder would have spent a few extra dollars and PRIMED and added an extra coat of paint. I also have issue with the landscaping. They planted nice plants but they couldn't spend the extra dollars for some quality top soil. The sandy natural soil is not conducive for plant growth and the poor drainage in front of the home has resulted in the lost of two azaleas already. Mosquitos are starting to be an issue also. I feel if the builder would have spent a few hundred dollars more, I probably be giving them at least a 4 or perhaps a 5 rating. ... More

The house design and fundamental build is excellent and the location can't be beat, but the fit and finish of the trim and paint was unacceptable. Be prepared to redo a lot of finish work if you expected a quality job.

Generally pleased with workmanship but we had issues just before closing and have not been able to resolve other quality issues we discovered subsequent to closing. Responsiveness after closing abysmal.

Pulte seems to build a very solid home , would reccomend as builder Some of the materials need be upgraded . Issues that need to be addressed are still not resolved since 7/30.

Project manager did a great job showing the house and explaining each part of the house. Great personality and very patience with us during our walk through. He delivered on everything he said he would.

Floor was chipped unfortunately not covered. Plant in plant bed was dead before closing builders said he would replace it and requested it. They have to close and they said it’s not covered. A few things were promised before closing were not delivered had to wait.

Two months late on closing. Nothing for that inconvenience. At time of walk through a lot of little things to be completed and after 6 weeks we are still waiting on trim and paint. Workers are scheduled and don’t show up. I have complained about a pot-a-pottie in front of my home multiple times and it’s still there. Positive side community is nice.

The quality for a 600+ home is horrible! The paint, which was upgraded is horrible! Paint on the floor, rugs. chips on my counter that if they could not fix it expected me to pay for it. The landscaping person is absolutely useless! I had dead plants that I acknowledged before I moved in an trying to get them replaced correctly did not happen! It was not a good experience that's for sure!

The beginning of my process was great, good communication, pre-sheetrock walk through good, regular updates. The final 45 days not so good. My builder representative did the surprise, it's ready early after telling me the house would be ready later for months. Then 2 days before closing wanted to push closing for a few minor things - all theatre! Do not close if you have even the smallest items outstanding, it's almost impossible to get them done after closing. Pulte may build a good house structurally but the finishing of the home & attention to details is of poor quality.

There is nothing I do not like about the model\style and layout of our home. There was lack of communication and personal connection from the sales office rep and lack of making sure we were getting what we really wanted. We were lucky we didn't have any major issues, but every issue wether big or small should be treated the same and taken care of. I feel like the project manager was trying to classify us with certain answers to my concerns,but yet kept on coaching us to give him a good review. I feel a good look should be given by someone from Del Web on the overall look at the work being done and accepted by project managers. Suffice to say, the post closing support has soured our experience. We had a significant list of punch items at our final walk, and only 4 of about 50 have been done in the 45 days since. Some of these are minor, but there are what I consider major items too. Below is a list of items sent to Pulte at the end of December, approximately 30 days after our November closing. Front Door Whistles (leaks) when there is the slightest amount of wind. Needs alignment. Coat Closet Shelf needs replacing due to finish damage. Return vent needs squaring. Office Scratched glass on office doors transom window. Blind in needs trimming/leveling, as it binds towards the bottom. Entry doors bind, needs adjustment. Guest bedroom Window trim patched and painted. Corner wall needs squaring Blind adjusted Guest bathroom Drywall/paint repair when mirror was installed. Cabinet drawer alignment/sink mount bolt interference. Kitchen Cabinet above refrigerator needs replacing, damaged/split door hinge area Stainless hood chimney needs alignment. May also need exhaust tubing work to allow for proper fitment. Ignitors on stove quit working after 1 week in house, using lighter to cook. This may be a warranty issue. Hole in drywall over beverage center / refrigerator Microwave has dent, needs replacing. Missing trim on left side above beverage center Gathering Room Wall to the right of the nook, crooked Fireplace gas valve trim needs adjustment, mud, and paint. A tech came by last week to move it, so its ready for finishing. Sunroom Exterior door to lanai needs adjusting/trimming. Doesn't close/open smoothly. Window #3 needs alignment/adjustment. Binds when opening/closing. Hallway Bedroom Wall needs repairing, very crooked Closet ceiling needs painting, wrong color Shoe molding has high spot. Hallway Bathroom Vanity cabinet cracked at screw Master Bedroom Window trim patching and painting. Master Bathroom Right side mirror needs replacing due to incorrect assembly. Exposed frame holes are visible. Drywall/paint repair from when mirrors were installed. Missing paint between linen and closet doors Master closet Drywall/paint repair where fireplace gas valve was repaired. Stairwell to Loft Railing needs sanding and restaining. Stair trim needs sanding and painting. Loft Carpeting has paint on it at top of stairs needs cleaning or replacing. Long wall on backside very crooked Closet attic access panel needs painting 1/2 wall trim damaged Loft Bedroom Need the 5-panel door installed and finished. Warped wall trim needs repair/refinish Garage Leave 48' of 8" trim and 3 sheets plywood for finishing above. Outside Need paint on front concrete walkway removed. May require replacement. Front porch post needs painting/refinishing from tape removal. Front Door painting Grade common ground to left of house, holds water. Downspouts need redirecting onto driveway. Downspouts need checking, overflow on heavy rain at front right corner of garage. May be warranty issue. Irrigation line at front window has hole in it. Needs repair/replace Lanai post needs painting/refinishing from tape removal. Rear roof shingles/underlayment issue, rear of house. Hardy plank on side has hole in it. Brick flashing at garage needs replacing. Has hole in it. Vertical strips need replacing on front side of house. Visible, uneven gaps at bottom edges all over. General comment on trim/painting. Minimal attention to detail was applied throughout entire house. Overspray, very poor edging, spills, and lack of good cleanup are evident all around the home. We were excited to purchase the lot with the elevation, & color. But we couldn't because of symmetry and had to relocate to another lot. Moving forward, we picked out our choices for the entire house but had to make adjustments as supplies for certain materials were not available. That was understandable. Only three colors to choose from for interior paint. When the time came to do a pre-walk-through 2 weeks before closing, we were shocked. There was so much more that needed to be done - the molding, calking, and paint were done substandard. No bathroom mirrors, cracks in the tile, etc. We felt rushed into the closing, and should not have proceeded. But we did, trusting our building manager to make the necessary corrections. Guess what? That didn't happen. We arrived to move in after a 15-hour drive, and the entire home was coated in spackle dust. The floors were filthy, mud caked on the floor, mirrors never cleaned, and inside windows dirty. It was disgusting. Complained to the building manager and a cleaning crew arrived. They helped, but the condition of the home was still unacceptable. We were buying a home, like the model that was shown to us. This was not what we closed on, or what we moved into. Shoddy workmanship, too many jobs uncompleted, and the list goes on and on. This was not a home that was ready to be moved into. While the structure seems adequate, the finishing work could have a lot better. We're disappointed with the build. Advice: Do NOT go to closing until all issues are fixed. ... More

We waited six months for the house to be finished and having built and owned 5 new homes and two custom builds this has been the worst product for the price. Caulking , molding , painting both inside and out very poor , several shades do not work and the dish washer was not hooked up at all. Your support teams are so so as of this point we have not receive a punch list ….

I do not have a pinnacle!!! I am in a villa!!!!! Responsiveness is terrible!!! Workmanship is careless, shoddy & poor quality. The “Pulte Promise” of “Quality Build” is lip service. You hire low paid, unqualified workers who have no craft or expertise!!!

The community, location and amenities are fantastic. Quality of workmanship and materials should be a separate category. The things in the home that take it from ok to great are missing. The build process interspersing location of builds and completions could be better. A new owner should not be put into a mindset of having to worry about what might go wrong hearing and seeing what your neighbors are experiencing.

Had major issue with laundry room door wall not square and thus it was not parallel with the hall-way flooring then the laundry room itself had its own tile off another 5-10 degrees off parallel. Wall around shower was off perpendicular about 5 degrees and really showed with more space of wall at top than bottom by the tile. Many windows were not trimmed parallel or square. While these were all fixed within 2 weeks of finding them and right at closing, they would not have been fixed if we had not come down to check on the house 2 weeks before closing. Found an entire cereal bowl full of construction debris (masking tape ends, insulation, electrical wiring trimmings and a metal key) in the sink disposal after we closed. Still have not gotten a master bedroom towel bar re-installed, after it was removed to fix the shower wall not being plum issue. Many imperfections in the plastering on corners and trimming that did not show until we got the entire house interior painted. Many electrical outlet and switch cover plates are not square/parallel with the follow (they look crooked to the naked eye). Lawn is full of clumps of some wild grass that should be pulled by the landscapers since it is their responsibility to take care of the lawn. Some floor molding is separating from the wall and showing a large crack/space. Caulking would make it look better but nailing it properly would fix it correctly. ... More

Poor interior paint and workmanship. Poor quality paint on walls and woodwork. It appears they were in an extreme hurry. Shoe molding unfinished and not nailed down.

Going through the model was wonderful. It was beautiful but going through my house was a shock to say the least. I have stains on the cement walking up to the house and that is just the beginning. One of my French doors going into the office still needs work done on it and that's not happening. My counter top I sealed and yet found scratches and small divides. My windows would not lock, the dishwasher would not dry. The floors in the bathroom have paint drops that I need to scrub out. Outside I found that some of my siding was not nailed into place. The list continues. Yes Del Webb has gotten back to me regarding most of this stuff and making it right. I'm a first time buyer and this is going to be my forever home. It needs a lot of work to make it right. Also, when I moved in I realized that my neighbors can see me while in the shower if they want to. I would have thought that being so close to one another that the houses would be situated in such a way that you wouldn't see your neighbors. Nope, and I need to put a film over my window in the bathrooms. For the price I paid for this house, I'm very disappointed with everything that is wrong with it. I have talked to a couple of my neighbors and they have had good experiences. I guess this house is the dud that happens to someone in every neighborhood. ... More

Kitchen cabinets, Kitchen quartz, floors, tile in bathrooms beautiful. Paint and trim finishes terrible. I'm sure we will need to repaint the entire house. Fingers crossed they repair our wood finishes, baseboards, crown, etc.
