For those who live a long distance from Myrtle Beach, it is important to visit the construction site at least a month or two prior to the planned closing date, and probable again two to three weeks prior to closing. You will want to attempt to resolve any issues prior to closing to the extent possible, and these visits are more likely to make you aware of any possible issues.

We love our home and the community. If I have to be picky about what Pulte could do better. Little things such as they will not run the gas line past the house so if you get the screened in porch I had to pay $475 to a plumber to extend 12 feet. Most of the bathroom and kitchen cabinets when you open them hit another cabinet, wall or appliance. Not enough room. Pulte would not install dimmers, Some downspouts are on a grade that the water is eroding the yard. They do not cover that I have to pay someone to dig a pipe to drain water at bottom of yard.

This is my first home I’ve actually had built. Everything with the build went smoothly. I wish there were a few more selection options with certain things like the grout color for the tile. Also more areas pocket doors could have been used. My main issue is with the yard set up, not the house. I should have looked around more since I have a berm and a drainage ditch right out back, plus a utility box on both sides out front. When I bought the lot I had for a huge beautiful tree that was in the common area next door. The sales person said there were two but one died already that would have to be replaced. The second tree eventually started dying and had to be removed as well because so many big roots were cut during grading of my lot. Such a shame the trees designated to be saved weren’t. ... More

The Pulte Mortgage loan processing experience is horrible. Look somewhere else for your loan unless you enjoy being stressed, dealing with ridicuous requests, and lots of mistakes in verbal information you are told and papereork errors. The Pulte built house is fine.

Walk through before closing. Keep casual conversation to a minimum so you can ask questions. There were items about the HVAC and sprinkler system we were not told. We previously owned a home for 33 years so we are familiar with both. Simply turning on and off is not informative. There are vents that don’t work they help with pressure, this was not explained on walk through. Sprinkler rain gauge, not sure we have on we can’t locate it. Shrubbery should be guaranteed one year, even Lowe’s does this. I think since closing was in the winter our home does not have similar landscaping. It is disappointing. Pulte did a great job building our dream home. We appreciate the attention to detail and making things right.

Buiding a new home is NEVER going to be perfect from start to finish. Expect some bumps along the way. Having said that, the BIG DIFFERENCE, is the manner in which those bumps are handled. Our construction manager, Jay, was the reason we ended up with all expectations realized for our beautiful home. He was always on top of our build. He communicated with us on a regular basis, When I called or texted or sent an email, he was quick to respond and deal with our questions or concerns. The area in which I think improvement is needed, is in the workmanship. Too many small details by the tradesmen are overlooked or simply disregarded. The overall experience with the purchase of a home at DelWebb was good. My main complaint was that the closing date was inflexible. We wanted to change this date by 1 day and they said that was not possible. There should be at least a 4-5 day window that the assigned closing date can be changed especially since many of the buyers are out of state. In addition I was not pleased with the window protection screens that were provided should a hurricane hit. These screens are totally inadequate and the builder should have provided a more durable protective product such as plexiglass coverings even if the purchase price had to be increased by a few thousand dollars ... We were very pleased with April and Misti from the sales office. They answered all our questions and couldn’t have been nicer.

The initial workmanship needs a little more TLC. Our team encompassing Todd, Nate, Mike (Sales, Super and overall Const Mgr, respectfully) have been outstanding and a pleasure to work with in fixing what needed to be fixed after our closing.here in North Myrtle Beach. They do stand by their warranty work. I’m sure all will be perfect when completed, which will be shortly.

The overall process went well. Any problems during the building process were usually taken care of in a timely manner. The Customer Care Team has been responsive to our requests for the little things that crop up during the first few weeks of ownership.

Overall, we are very excited to be in our new Del Webb house and community in North Myrtle Beach, SC. Our experience throughout the process has been very good. Our project manager did a great job in working closely with us to address and resolve any concerns before the house closing. The follow up with minor issues has been handled in a timely manner. We highly recommend our Del Webb community to others,

My experience will not be the same as other buyers since I am also an employee and made an agreement that some things could be completed after I closed so not sure you should share that. I think an improvement Pulte could make is to do a better job of checking things like drainage and lines as I had issues with drains being stopped up due to containing flecks of paint or something similar, possibly drywall. I was told that nails had also been previously found in lines. In addition, I found it very hard to believe that I paid over $500,000 for a house and they do not even give you a shower rod for your guest bathroom so when I had the drainage issue in my master bath, I could not use the other shower as I had no rod! That seems like an inexpensive item that they may want to consider giving home buyers! I will say that James, my construction manager, has always been very helpful in trying to resolve my issues in a timely manner, keeping in mind that it was sometimes dependent on the contractors and when they could fix the issue. Another suggestion is to put the towel rack closer to the entrance of the zero entry shower as when you are in the shower, you cannot reach the towel! There is a blank wall between sink and toilet room so towel rack would be nice there too! Finally, considering the price of the house, I also could not believe you do not get a light in the flex room so I have not been able to use it except when there is sunshine outside and I can open the blinds. I need more than a lamp for adequate light. ... More

Del Webb homes are very beautiful. The quality of the workmanship in some exterior and interior finishes could be better.

Tim is A GREAT FIELD MANGER. Also Shannon is A GREAT WARRANTY maager. both these men responded to my request during the building process (Tim) and after the closed of the house (Shannon) is still working with us on the warranty issues. Ifeel Tim and Shannon are a ASSET to the Pulte Group.

We love our DW Dunwoody Home plan, our location and amenities offered. We are so thankful for our latest construction manager Rob who has handled our home issues with amazing response times and follow ups.

Expect your expectations to be met! They stay in touch with you throughout the process, from down payment to close and even after. You can expect a worry free experience.

Our field manager was very responsive and knew the answers to all of our questions. Some items/concerns in the house should have been seen prior to our settlement. Most items were fixed eventually but would have been nice to have everything ready on the day we moved in.

Very qualified builder and adherence to the schedule. Only issue was in performing the finished , but structural was superior.

We had a great experience with our Salesperson and our Construction Supervisor and they were a tremendous help throughout the whole process! However, the mortgage team let us down! They repeatedly asked for the same documents, then on the cusp of closing asked for additional and more complicated documentation that was hard to pull together! It almost delayed our closing! They need to get better organized!

The trim and carpet subs did not have good workmanship

We were given a good understanding of the building process by the builder from the beginning. There were several good reviews prior to the start of the build to ensure we agreed with the drawings and plans. Then, there was good communication throughout the entire build process.

Overall experience was very positive. Beautiful home and very responsive to questions

Delivered on time what I purchased in a pandemic. No shortages and that was amazing. My construction foreman jumped through hoops to make it happen. Rating would have been 5 Stars had it not been for the poor paint work that needed much rework.
