Overall, we are very excited to be in our new Del Webb house and community in North Myrtle Beach, SC. Our experience throughout the process has been very good. Our project manager did a great job in working closely with us to address and resolve any concerns before the house closing. The follow up with minor issues has been handled in a timely manner. We highly recommend our Del Webb community to others,

My experience will not be the same as other buyers since I am also an employee and made an agreement that some things could be completed after I closed so not sure you should share that. I think an improvement Pulte could make is to do a better job of checking things like drainage and lines as I had issues with drains being stopped up due to containing flecks of paint or something similar, possibly drywall. I was told that nails had also been previously found in lines. In addition, I found it very hard to believe that I paid over $500,000 for a house and they do not even give you a shower rod for your guest bathroom so when I had the drainage issue in my master bath, I could not use the other shower as I had no rod! That seems like an inexpensive item that they may want to consider giving home buyers! I will say that James, my construction manager, has always been very helpful in trying to resolve my issues in a timely manner, keeping in mind that it was sometimes dependent on the contractors and when they could fix the issue. Another suggestion is to put the towel rack closer to the entrance of the zero entry shower as when you are in the shower, you cannot reach the towel! There is a blank wall between sink and toilet room so towel rack would be nice there too! Finally, considering the price of the house, I also could not believe you do not get a light in the flex room so I have not been able to use it except when there is sunshine outside and I can open the blinds. Del Webb homes are very beautiful. The quality of the workmanship in some exterior and interior finishes could be better.

Tim is A GREAT FIELD MANGER. Also Shannon is A GREAT WARRANTY maager. both these men responded to my request during the building process (Tim) and after the closed of the house (Shannon) is still working with us on the warranty issues. Ifeel Tim and Shannon are a ASSET to the Pulte Group.

We love our DW Dunwoody Home plan, our location and amenities offered. We are so thankful for our latest construction manager Rob who has handled our home issues with amazing response times and follow ups.

Expect your expectations to be met! They stay in touch with you throughout the process, from down payment to close and even after. You can expect a worry free experience.

Our field manager was very responsive and knew the answers to all of our questions. Some items/concerns in the house should have been seen prior to our settlement. Most items were fixed eventually but would have been nice to have everything ready on the day we moved in.

Very qualified builder and adherence to the schedule. Only issue was in performing the finished , but structural was superior.

We had a great experience with our Salesperson and our Construction Supervisor and they were a tremendous help throughout the whole process! However, the mortgage team let us down! They repeatedly asked for the same documents, then on the cusp of closing asked for additional and more complicated documentation that was hard to pull together! It almost delayed our closing! They need to get better organized!

The trim and carpet subs did not have good workmanship

We were given a good understanding of the building process by the builder from the beginning. There were several good reviews prior to the start of the build to ensure we agreed with the drawings and plans. Then, there was good communication throughout the entire build process.

Delivered on time what I purchased in a pandemic. No shortages and that was amazing. My construction foreman jumped through hoops to make it happen. Rating would have been 5 Stars had it not been for the poor paint work that needed much rework.

From start to finish it was a smooth transition. Our sales person Kodi was just great every step of the way. She had all the answers! The project manager Karl was easy to contact and always returned calls immediately. He was there at every step to explain what and when during the building process!!

It would be great if the workers took better care to do the job right the first time. Then we wouldn't have had to have so many things redone to get them right. Yes, all issues were fixed and resolved in a timely manner.

The overall experience with buying my home in DelWebb was very good and I am happy to be able to live in this great community. I’m happy with the house construction and interior finishing. Except for all the painting on the woodwork and doors, it is very sloppy with lumps of paint and spots without any paint. I do get very aggravated every time I look at it.

I love m house as far as the design, room sizes and responsiveness wrh our project manager. What is a huge disappointment is the finish work. We paid extra to have the craftsman’s package and expected the woodwork to be very attractive. There are so many things wrong with the trim that it’s embarrassing for people to see. Corners with large gaps, painting over nails that aren’t countersunk, rough and messed up wood; sloppily painted, just to name a few defects. I’m very happy with Mike for trying to get these defects corrected. Hopefully whoever comes here to repair the items is the best finish guy you have. As far as value: way too much for the lots which jacks the price of the home up. But, we knew going in, that the price was very expensive. I hope to be able to enjoy he amenities we are paying for but can’t use because of covid-19. I’m telling you all of this so you would do better. Our field supervisor was excellent but unfortunately he had to work with some contractors that were not focused quality people. I think Pulte tends to put more emphasis on getting the job done ASAP rather than allowing time to do a quality job. Everything is put on a schedule and each sub-contractor shows up on his date regardless if the prior contractor had not finished his work. This results in a nightmare for the supervisor as he then has to reschedule contractors to come back to finish work. Painters were horrible. Trim work was fair. Framing was good, Concrete work good, roofing and siding was good, plumbing good, insulation good, hanging of drywall good, finishing drywall poor, hanging of cabinets fair, flooring very good, garage doors good, electrical fair, cleanup prior to moving in horrible. ... The build quality was great. The paint and finish was average at best. The concrete work was below average.

Overall good experience. The house is a good one but like a million others EXACTLY like it. Far too limited in color and design choices both inside and out. Pulte should up their game on floor planning options as well… placement of walls and options for owner’s suite bathrooms are far too confined. The people involved in the buy/build experience are GREAT and are what satisfied us as customers…. With the exception of CPI employees (who were not knowledgeable or helpful) everyone at Del Webb, NMB, SC was professional and extremely competent AND treated the buy/build as if it were their own property they were working on. ... I wish I could have given a higher rating as some Del Webb associates went above and beyond while others were condescending and rude especially in the sales department. Sales is the face of DelWebb and she acted like they were doing us a favor purchasing the home. We ended up losing thousands of dollars and it was a “too bad attitude.” If I could say anything to DelWebb readership …one or two individuals ruined our experience and feeling towards DelWebb as a brand.

Details matter to ensure your options and issues are fully resolved. Seller options are limited and several post close elements were required at buyers expense post move in with local independent service providers to create the home details we wanted.
