Overall good experience. The house is a good one but like a million others EXACTLY like it. Far too limited in color and design choices both inside and out. Pulte should up their game on floor planning options as well… placement of walls and options for owner’s suite bathrooms are far too confined. The people involved in the buy/build experience are GREAT and are what satisfied us as customers…. I wish I could have given a higher rating as some Del Webb associates went above and beyond while others were condescending and rude especially in the sales department. Sales is the face of DelWebb and she acted like they were doing us a favor purchasing the home. We ended up losing thousands of dollars and it was a “too bad attitude.” If I could say anything to DelWebb readership …one or two individuals ruined our experience and feeling towards DelWebb as a brand.

Details matter to ensure your options and issues are fully resolved. Seller options are limited and several post close elements were required at buyers expense post move in with local independent service providers to create the home details we wanted.

The punch list was not addressed prior to settlement. Some repairs were attempts to band aid instead of fixing properly. The follow up process to schedule repairs was frustrating and required too much chasing on our part.

Initially we had many issues with the Superintendent. We asked him to meet us at the house numerous times for issues we saw (a 2x4 split in half and not replaced just toenailed together, porch ceiling framing not attached to header board, still do not know if it was fixed as they covered it up). Once James was replaced with Jay, things improved greatly. Jay was responsive, answered questions and anything that came up he verified with us it was handled. If we would have had Jay from the start, all our responses would have been 5 Star.

The building superintendent was the best, but some of the workman ship was poor. Example, the outdoor spicket was connected to the hot water but that was fixed. The landscaping is not good and the grounds contractor does less than acceptable work.

Mortgage application and approval process cumbersome and redundant. On Line process not good. Pulte insurance not responsive to questions. Responsiveness to issues with construction after closing slow and some things after more than a month not done.

Pulte has made me feel (as well as other neighbors) that once you close on the house that’s the end of repairs promised by construction manager to get fixed. I’m very disappointed by these actions. When speaking with CM he always pushes my request off to others or says it will be scheduled. I never get any notifications of scheduling dates.

Not happy with process of going from 1st construction person to another after 30 days as I haven’t even met my next person Alec. I get every body is busy BUT for the building your doing it isn’t going to get better.

I like it here but not to happy with the process to get things corrected that are wrong in the homes & since continued building is being done this type of things isn’t getting any better, I actually was told to just keep a list & on the 10th month review them things will get fixed, however, that’s not true because they will them have problems so it’s like a viscous cycle. Hello, we purchased a Del Webb home with Pulte builder. Our experience was better than we hoped for mostly due to the efficiency of our Contractor Project Manager who was very good at organizing his workers which resulted in a very quick build. All new builds have issues and ours were minimal. As in all purchases, the sales group was a little misleading. In this case in the number of households planned for the neighborhood. After living in the DelWebb community for 6 weeks, we love the neighborhood and activities provided.

We felt rushed through the initial stages and were told no changes could be made after initial meeting at the design stage. This is something that could have been explained better as the design choices were limited and training was being held during our design process. Our Site Building Manager was left to explain details that were left out by sales and design. We would have maybe made other choices. Our Site Building Manager was professional and courteous but was placed in an awkward situation.

Loads of issues after close

Up till close things were great. After close things started to go downhill with responsiveness and house issues. Found a number of issues with the house to include one of the bedroom vents covered in drywall. Cracks to the fine details being missed are starting to add up.

The communication during the building process was excellent. Once we moved in any issues were quickly resolved; however, the quality of some of the work was not that good. The driveway has several areas of spilled paint, the caulking inside is sloppy in many areas and some of the locks were not installed properly.

Dominic is excellent to deal with. He sent me pics showing the progress of the home, and he is very responsive to getting a few items fixed. I appreciate his help to make the process easier for me, because moving from out of state is a difficult process. He always gets back to me the same day, and I think he does a great job communicating. My experience has been excellent thanks to him. Great New Home Purchase With a Few Minor Issues

Our sales consultant, Lisa, was terrific! She did all we asked and more to make our new home purchase smooth. We were surprised by a few minor (though not insignificant) discrepancies discovered just after closing, but the construction manager eventually addressed them within our first month of occupancy.

For the most part the home buying experience was good. I bought a spec house already under construction in May 2022. The price I paid was much higher than what a similar spec house is selling for now. So, I don't feel that I got a good value, but I guess that's market dynamics. I wasn't given the opportunity to add or make changes and was basically told that everything had already been ordered for the house.
