We were excited to purchase our home in Sun City we love it here, but all the problems we had with the quality of workmanship and having them having to come out and correct them takes a lot of time away from other things we could be doing here. I wish the quality control people would’ve spent more time inspecting the homes. Make sure you look very closely at everything.

Builder could not be trusted to do the right thing.

Do not trust the builder. The workmanship on the house is poor and the builder has not been responsive about the issues. I have lived in the house almost 2 months and I still don't have a garbage can. Only 1 issue has been addressed since I moved in. They promise to address the issues, but they have not.

I was advised on a regular basis regarding the construction progress and notified if changes were needed. Mr Huncherick was very good to work with in the construction phase. It was disappointing that the home took10 months to complete.

The electrical plan was rushed and the contractor seemed to think I should already have a plan as to types of outlets and placement. I had not built a home in over 40 years. Things have changed!! Suggest having the electric planning after the decorating plan so layouts and materials are more specific.

Builders team was very good. I realize that a lot of issues we faced were do to supply issues that were out of builders control. That is why I could only give a 3 star rating for home buying experience.

Incredible lack of attention to detail as a whole. Lack of overall quality in workmanship by almost all of the tradespeople utilized during the build process. Indifference by responsible parties involved in the build process. Overpriced for what we received but that's the crazy market we are in. Thankful to have a new home but would do it differently if we had to do it again. From what we have learned, this is standard operating procedure in a home built by Pulte within Sun City- Georgetown, TX.

It took 11 months to get into our house, with four casual emails from our sales person extending our timeline out another 2 months. Being desperate to move in we closed despite numerous items that still needed to be addressed. We've not had responses back from anyone since.

Terrible workmanship. For every task completed, more damage is done. A week before closing you are expected to find all the errors to be fixed. Seriously, instead of having a quality control person, they expect senior citizens to find everything wrong for them to fix. You close before the house is done, and good luck getting a response. I have a sharp metal strip standing standing straight up running the length of my slider as they didn't finish the flooring. So many gaps, errors, and cosmetic mistakes. Quality & Craftmanship is horrible! The walls & doorways have divots & gouges as well as crooked doorways, painted over mud on outside of house, left morter on stone! Overall sloppy work & horrible craftsmanship!

Sales staff at Pulte/Del Webb, Georgetown are not honest. They will say anything to get you hooked and then bully you when you ask questions. I would never recommend using one of those sales people. Shame on all of them.

Our Del Webb rep Melanie was never there for us. She didn't return phone calls or emails. We were not local so that was the only way we could communicate. We would have walked away entirely if not for our 3rd party representative from the Stacy Group. Our construction field supervisor Jack was a ghost. We heard virtually nothing from him. When Homer came on board things got better but the damage was done. When our "final" closing date was postponed at the last minute the construction head Landon promised us some help/mitigation for the additional $4000 in moving expenses We incurred. But ...

Worst home buying experience. House structure is bare minimum to meet code and nothing extra. Lots of particle board instead of actual lumber. No leniency for small design changes. To get a decent house you have to spend thousands of dollars in upgrades. After more than a month after closing we are still trying to get simple things completed such as paint touch ups, irrigation system corrected, caulking around the house both inside and out, damaged tile repaired, etc. We give up on the cleaners and cleaned dripped paint and grout off the floors ourselves so we could start moving in. While we understand supply chain issues, the lack of communication about said issues causing a three plus month delay in closing was difficult to deal with. Losing a project manager during the build added to our frustration. The quality is acceptable and most problems are addressed in a timely manner but I would not have expected quite so many issues in a new build. The staff has been very pleasant and conciliatory but clearly over booked as additional construction moves forward.

A challenging time with extreme turnover and supply issues. So it is unknown if Pulte would be different than we experienced from Nov 2020 to Nov 2021. The Pulte process assumes the work by their subs will be poor quality requiring three and four do-overs. Oversight while work is being done the first time by Pulte is almost nonexistent. Be prepared for working with a production builder that has no competition. The only checks and balances in play are the existing building codes. And remember, those are minimums. Granted, our project was hampered by the Covid pandemic and a harsh winter, but the resulting delay in material access is the only thing applicable to those causes. Be aware that the labor used to build the home are less than skilled. Most likely they were picked up at Home Depot for the day. Rugs laid wrong, poor grouting, kitchen cabinets damaged, painting was sloppy, all over windows and driveway when we closed on the house. I have previously purchased 19 new homes. This was the worst.

Poor fit and finish on most walls, trims and doors. Huge gap's throughout filled with caulk or sealer. Sub's are under skilled and rarely supervised. Most damage caused from rough handling of supplies. Plus side is that supervisor does his best to satisfy and fix items.

I purchased a home about 5 years ago. At that time, my inspector told me that Pulte was one of the better builders in the area. When he inspected the new house this year, he stated that Pulte's quality was not as good as it used to be.

Get inspections done at pre-drywall, pre-close and 10 months out (just before 1 year warranty is up). I have future neighbors who are experiencing major issues and have brought Pulte management in to review the poor quality.

We purchased an older model home "as is." The home is lovely, but the inspection was not in depth, the contracted repairs were not performed and we've invested thousands in repairs to bring it up to code.

We are very happy with our new house and the community. Our concerns lie in purchasing a past model home and finding many costly items in I'll repair. The sprinkler, electrical and AC system all required significant repairs. One was in the contract, yet denied. Worst of all was being given keys and garage door openers that had not been recoded. The outside door pad opened up with no code whatsoever. That was only discovered by the men who came to change them for us.

Stay on top of you builder. They are under a lot of pressure taking care of so many homes. If you stay on top of them you can get better attention to your needs. Over all good builder.

The salesperson, Travis, was dishonest with me. The house is beautiful, but the quality of workmanship and finish work are disgusting. I been in my house for two months and still am looking at much blue tape. Quality of drywall work and the condition of woodwork and doors are very sub par. Patrick, my representative, I believe , is trying to get things fixed but there is a long way to go.

If you get granite, it may not look like what the sample showed. It might be lighter, darker, not as much variety in color, not consistent design, etc. Brick choice will also not match choice as may be lighter than sample. To get the color of cabinets, we had to upgrade to self-closing and pull-out trays which were more expensive since there were only 2 VERY basic colors. Home clean up left much to be desired and are working on items. Grass is lumpy and needs topsoil in many areas as not rolled enough for even surface.
