We--and our neighbors--were rushed through the process of selecting our finishes and electrical. Strongly suggest you be actively involved throughout the building process. We were from too far away to check on things. To our surprise, they started building before we could sell our home. (We had planned to rent in the area while building.) Consequently, outlets were in the wrong place, and a toilet is noticeably off center. Even so, I love my home and the area. Painters tracked paint in garage and front walk plus numerous spots on tile inside, Bricks unevenly laid in places and a few broken bricks used. Back porch concrete has unsightly gouges. Our grass was brown and full of weeds, while nearby neighbors all had good quality green grass. Cabinet installers put in water stained trim under counters in 3 rooms.

The construction process and end product is sloppy. Messy chaulking, splattered paint, chipped/stained concrete, crooked knobs/tile, nicked counters/doors/trim, sod not rolled and left with large gaps, electric outlets not at same level/crooked, light switches poorly placed. Solid construction but all the nice detailed work is missing. Great community though.

The sales people drummed into our heads that Pulte is not a custom builder. All homes are built to a standard. Silly me, I expected the models to reflect that standard. When we got into the home, we found several "standard" items that did not match the model. I have had to make modifications to the home to make it useable, With respect to the wiring in the home for TV, phone and internet, I expected the wiring contractor to understand how the cable companies would install their equipment. Our Del Webb Sales Consultant, Janet, was extremely helpful and very professional. In our opinion, Janet is a terrific person and a great asset for Del Webb! Our Design Consultant, Rachel, was awesome and so talented! Communication with our Construction Manager was only fair in our view. In our opinion, Pulte Homes dropped the ball on several things during construction. Our Purchase Agreement with Pulte Homes included installation of a Home Standby Generator. Felt like bait and switch on the financing end. Stuck with Pulte on everything for one-stop shopping convenience. Very misleading info on interest rate and incentives. Lead to believe both incentives and lower than market rate were in effect. However, did not find out until first closing estimate was dropped on me that the interest rate would be 7% in order to get incentives. Told I could exchange incentives in order to buy down rate. Buying a home from DellWeb was fairly simple, but the service provided by some is not great. We are provided several options to contact warranty..no one answers the phone or just goes into a waiting period. Leave a message, no returns calls. The warranty process in my opinion doesn’t make sense I rather do text messages. But some on team insist use the website. I don’t use website..don’t give me options if only one is available. Sadly, Del Webbs promise of a quality home was spoiled by the builder Pulte. Had I not hired an independent inspector the quality would have been far worse. Issues included the lot being impropriate graded so that water was channeled to the house instead of away. A crappy foundation poor. Frames that were not attacked to the footer. Broken trusses. Posts that did not go high enough to support the roof but ended in mid-air. A quality build would have included none of those. Lived here for 3 months now and still getting repairs made. One big issue of the wall vibrating when the door to the garage is closed, will never be fixed. The house is the price you pay to live in Sun City, and I love the life style here. So I pay the price.

Followed Del Webb/Pulti Homes for many years. Was impressed with finished product until now. Materials and products (kitchen cabinets, trim work) are not good quality anymore. Quality of some of the subcontracted work (painting, drywall, landscaping) is very poor. Subs have very little pride in workmanship. Project Mangers have a rough job trying to provide a quality product with these conditions

We had 3 different field managers during the process and the lack of communication and follow through was disappointing and ridiculous. It took 13 months to complete our home and the final 8 weeks of the process went well with the newlya assigned manager. My entire home was floored with the incorrect flooring and I actually brought that issue to the field managers attention! He had no idea the floors were wrong but claimed he was at the home daily. I would like to start off by saying the sales team is Awesome! I watched my home build from day one to closing witched took almost 16 months. From the start I was disappointed with the quality if wood used to frame the home. Numerus twisted, cracked, and warped studs. The concreate driveway had to be redone and is now worse than the original. The most disappointing part of the construction is the finishing work of the home. I believe the builder (Pulte) builds a very structurally sound house. Very well insulated, etc. Our problem is that we got caught in the middle of supply chain disruption, COVID, the hottest market in the country (Austin). It took 14.5 months to build our house. We could not get ANY completion dates on the house until days before closing. A person cant plan a move without a closing date. The finish subs were horrible. The painter was doubly horrible. The sales and design agents were outstanding. However, the home project manager was severely lacking in basic communication and follow-up. Timelines were promised and missed at every step. Building my new home was not the experience i had hoped it would be. Supply chain issues and delays we plentiful. My home was completed about 4 months past the initial completion date. AND the sub-contractors and trades were sub par. The amount of items that needed to be redone and that are still not corrected 2 months after my closing are way more than anybody should have. Since its only been two months since I closed, i cannot speak to the long-term quality of the home build
