Considering the difficulties of a build during the pandemic, this was a pleasurable experience with great employees!

All went to plan o.k.

In the season of COVID-19, the house was finished early, even with some hiccups in getting cabinets and flooring.

My wife and I were very surprised with the amount of options and choices we were allowed to make. We feel we got a custom home for a track home price.

Monitor the construction from scratch. Check finish of work done. The Loft installation of HVAC was poor - the unit is fine but its installation is not up to standard and appears unfinished, also the site was listed as a store room but the installation blocks any entry to the possible storage area - management/planning ???

The previous home we lived in for the past 30 years was a Pulte. Once we learned the builder in Sun City was also Pulte, it was an easy decision to move forward. We have not been disappointed! The quality and design are excellent!

We are very happy with our home. It seems to be built very well. However, Pulte Homes does a LOUSY job with the lawn. It’s not rolled and it’s so lumpy I’m going to have to have a load of dirt brought in to even it out.

The experience was less than positive due to lack of information on what to expect, being 1500 miles away and finding out things we should have been made aware of during the purchase AFTER we moved in.

The development is well planned with lots of landscaping, walking paths, nature trails and friendly people and the weather is great!

Tim in sales and David from Austin Reality introduced me to the community values that made the decision to move 1500 miles comfortable. Their support during the build process was above and beyond. Connie in design, provided material recommendations that look spectacular in my new home. Lori turned the final weeks of construction turn from stress to a celebration. Mary in warranty was awesome walking me through the process with kindness every step of the way. My neighbors are like extended family.

Having lived in several states, and multiple homes, trust is hard to come by. This builder is definitely the definition of trustworthy!

Attention to detail was awesome with Pulte. Also the workman were very knowledgeable and worked quickly.

Overall a pretty good experience from start to finish.

Excellent floor plan. Appreciate how I was kept up to date. Disappointed in the interior painting and air conditioning unit didn’t work after moving in.

Eddy Huncherick did an outstanding job in helping us navigate the building process.

The Pulte/Del Webb team does an adequate job in building quality homes but seems to leave details to clean up later due to the rush to get you to the closing table. Communication between home builder and buyer also leaves a lot to be desired as phone calls and emails are often ignored or given a delayed response. With that said, we are not unhappy in our new home and the community is great.

Notice mistakes or they will not be fixed.

Pulte was very responsive to the quality related issues encountered. We saw shortcuts that led to some of the quality issues.

Sun City is beautiful and I do believe there will eventually be many activities. We are currently playing golf, going for walks on nice broad sidewalks and in beautiful wooded areas, and attending Spanish classes and some other groups of interest on Zoom. The neighbors are wonderful people and very friendly. I was frustrated in how little time we were involved in planning the house and how poor some of the communication was. The outside brickwork and inside tile work was highly professional. We didn’t get the tile we requested in the kitchen; there were serious problems with the floors, and much of the work inside and out was sloppy. Outside, at the bottom of the bricks, there is visible black fabric sticking out, and there are strings hanging out all around the house. The cement on front porch was not smooth, and there were paint spots on the bricks. A large orange stain was left on the driveway. Inside, texturing was uneven and poorly done in some areas, mishaps in painting were not cleaned up, scratches and dents were not filled it, and at least a fourth of blue tape markers of cosmetic problem areas were ignored. We still love Sun City and would do it again but I believe the builders need more training, better equipment, and more supervision and direction. I would tell a friend to but a spec house or a model so that they know what they are getting or to purchase the least expensive choices and then have the floor, tile, lights, etc. put in by professionals. ... We bought the same model we lived in TN. Loved the size. Not too small and not too big

Lots of room for improvement for Pulte: 1. Be forthright at beginning how real estate fees are managed. If client does not use a real estate agent, this fee should go to benefit of buyer. 2. Have drawings to show what is “standard”, so that you know what your base is when Selecting options. Pulte refused to give us base model electrical drawings for house despite our repeated requests. 3. Hire workers with minimum level of craftsmanship and improve quality control procedures. We had numerous examples where the construction quality was poor. Split studs and bracing, large gaps in caulking, poor paint coverage, poor HVAC pipe routing, etc. 4. Maintain continuity of personnel instead of continually switching Construction supervisor personnel and responsibility. You could never be sure your concerns were being managed. 5. Better show which is /is not optional on models. Pulte uses a “change order” strategy for many items that would normally be considered standard. ... More

All employees are very good and our home closed on time and I love it.
