Cuts on trim, drywall and framing not done with precision leaving gaps that should not have been present. The garage was not cleaned despite repeated requests to remove globs of concrete, drywall mud, sawdust and drywall dust. I finally cleaned it myself. Texturing and painting were done haphazardly with blank areas and paint runs.the sprinkler system was not working correctly and required multiple calls to get corrected. Someone cleaned a paint brush in the sink leaving the sink stained. Calls to quality personal and project manager would go unanswered requiring multiple calls or calls to ...

Built home while I was not in the area, thus had to trust Dell Webb with all details. Did not see home until day before closing and it was well done and complete. Had a few minor issues that were resolved before closing and a couple of things after that were all taken care of quickly. The sales team were attentive and kept me updated while home was being built by email and photos.

Disappointed With Pulte Home Quality

We moved for the lifestyle but disappointed in quality of the construction. In a $500,000+ home, one would expect a certain amount of quality. Upgraded brushed nickel hardware does not include towel rods or toilet paper holders. If you upgrade the kitchen vent to include a wooden shroud, you lose the upgraded vent and are given a cheap noisy vent with two 30 watt bulbs (no LED lights or quiet vent fan). By the way, the design center did not advise us about this switcharoo. Thank goodness we had a great field manager for the construction but the tradesmen (framers, sheet rock, plumbers, ...

Some of the subcontractors were required to come back and make numerous repairs, but the superintendent stayed on top it. In my subdivision the company will built 400+ homes this year so the construction is fast, but mistakes are going to happen.

Painters tracked paint in garage and front walk plus numerous spots on tile inside, Bricks unevenly laid in places and a few broken bricks used. Back porch concrete has unsightly gouges. Our grass was brown and full of weeds, while nearby neighbors all had good quality green grass. Cabinet installers put in water stained trim under counters in 3 rooms.

We were pleased with the overall build process of our new home. The sales person was excellent and the Project Manager assigned was extremely helpful and diligent in addressing our concerns. The follow-up after our closing definitely needs improvement. The customer service representative assigned to us was OK the first couple of weeks in responding to our requests, however, responding and then following thru is poor. We should not have to continue to email and call (due to not answering or not following thru) to get our issues resolved. This area definitely needs improvement.

I hope the house was framed better than it was finished. Absolute worst finish job I have ever seen. From nails in the front of cabinets (where they could be seen) to scared up doors and door frames that they tried to cover with caulking to iron door hinges that were painted white ( not supposed to be painted). The paint job on the walls was so thin you can see through it. At one time there were 3 building supervisors marking up the house with blue tape for the carpenters and painters to come back and redo there work. The next day all the blue tape pieces were gone but the work was not ...

Del Webb tends to squeeze its subcontractors to the point that only the most egregious issues are addressed -- *IF* you notice them and *IF* you vociferously complain. There is no pride in the work that is done and the finishing touches are just plain missing. Regular inspection of the construction process and rigorous screening of specs are a must. Also, ensure that any promises made during the construction are in writing. But, overall, they are admittedly a notch better than some other builders (Perry Homes, K&B, DR Horton).

Make sure that all items that you have noted in the walk-throughs are taken care of. Especially the painting. Only about 60% of the painting touch-up were fixed.

I’ve found several major issues with the house since I moved in and contacted the warranty division. They’ve come out to look and agreed repairs are needed, but nothing has been taken care of.

The construction process and end product is sloppy. Messy chaulking, splattered paint, chipped/stained concrete, crooked knobs/tile, nicked counters/doors/trim, sod not rolled and left with large gaps, electric outlets not at same level/crooked, light switches poorly placed. Solid construction but all the nice detailed work is missing. Great community though.

Overall, our experience with the Pulte folks - from sales to our foreman - was great but the quality of the subcontractors they brought in left a lot to desire. Especially framing (90 degree angles and straight boards appear to be an alien concept) and trim and finish (even after repeated attempts they still struggled with getting paint right, texture applied, and paint actually on where they were trying to paint). But - our foreman, Carl, addressed issues and stayed on them like a chicken on a June bug and got issues sorted out.

I lived in another town so conducted construction meetings through telephone and via internet...was kept well informed on progress. It did help that my daughter lives in Georgetown and went by and took pictures every step of the way.

Quality, workmanship and materials are poor. Issues are many and are not quickly resolved. When issues are worked quality of workmanship is also poor.
