Our salesperson Sarah was great. She has been very helpful. Wish I could say that about the construction process. We signed contract Feb. 1 and closed Dec. 16. The house was not ready to close. Lots of issues and the paint and texture job was terrible. Still trying to get everything taken care of two months later. Jesse in Warranty has been very helpful but lots to do.

Construction Manager Adam and Sales Representative Sarah were responsive and a pleasure to work with. They both responded quickly to our questions and kept us informed as to how the home was progressing. They made the home buying experience a pleasure. Excellent Service. Pulte Title Company was not a highlight of our experience, inaccurate paperwork and poor customer focus.

And sadly the details have been disappointing. The garage is not “finished”, there are no gutters, the appliances are included-except the refrigerator, and the finishing of the interior was very, very poorly done. Particularly the paint, moldings, doors, and around interior and exterior doors. Yes, you can report issues through the warranty service. But, particularly at this price point, I expected much better workmanship.

Not a custom home. Average quality at best! Construction manager missed many quality issues. Poor response to questions during process. Many items not completed prior to closing. Sales and interior designer best part of process. Sub contractors work poorly monitored.

The build and communication during the build was fine. Never had any issues with construction manager. Pulte Mortgage tried to milk our finances just days before closing and we called them out. We switched Mortgage companies days before close and then made Pulte mortgage match the second company. This cost Pulte $73,000 at closing. Blessings to all who built our home but shame on the Mortgage of Pulte for jerking us around to attempt to gain another 50 grand with days before closing. The floor plan works well for me. The finishes are problematic. Drywall, texture, molding are all sloppy. Since moving in spent time cleaning up paint splatter off of floor, glue off of countertops. Will end up sanding down repainting areas of baseboards. Big issue such as frameless shower door that doesn’t close is being addressed quickly after working with warranty office.

The buying process was easy, but I’m disappointed with the workmanship. The house seems to be structurally well built. The quality work performed by the employees hired by the builder is another matter. The paint job is one of the worse I’ve seen…paint drippings dried up on walls, on the floors, on the door frames, etc. it seems to me that they use paint to hide other issues and hoping that the buyer won’t notice. I expected much better quality based on the price I paid! Within 3 weeks of moving in, I’m having plumbing issues. I have to shower in the guest bathroom because my shower doesn’t drain. Some people might say that’s not a big issue, but this is a BRAND NEW house!!! I have several friends that have been in their houses for barely a year and flooring had to be re-done, causing the great inconvenience of moving out while floors are fixed…to me that’s completely unacceptable! We paid a lot of money for these houses and the expectations of the workmanship should be as high too. I’m praying that I don’t discover as many issues as some of my neighbors/friends have, but, honestly, I’m not too hopeful. I give credit to the builder that they do fix the problems, as they should, but come on!…do the job right the first time around without cutting corners and avoid the cost of redoing things and inconveniencing the buyers!!! ... We are very happy in our new home. Everyone we worked with were professional and responsive. The home buying experience was great.

It is a beautiful home. We were very happy with the options from which we had to choose and, overall, our service was very good. There were a few hiccups that related to lack of workers or supplies, and we would have been happier if this had been more transparent instead of avoiding conversations. At the end of this process, when a major life event occurred for us, every person on Pulte's staff that was connected to our build was exceptional in their handling of our situation and assistance in making sure our house was perfect for us. My overall experience was very positive. I'd like to give a specific shout-out to my salesman, Jim, and my WONDERFULLY responsive construction manager, Adam. This process can be daunting but these two really helped make it an exciting and enjoyable journey!

Followed Del Webb/Pulti Homes for many years. Was impressed with finished product until now. Materials and products (kitchen cabinets, trim work) are not good quality anymore. Quality of some of the subcontracted work (painting, drywall, landscaping) is very poor. Subs have very little pride in workmanship. Project Mangers have a rough job trying to provide a quality product with these conditions

After being in the building industry ourselves for the last 30 years, the quality of materials and the workmanship are the worst ever. No insulation, walls not plumb, studs 24 inches apart whereas in most building codes they are 16 inches apart. Cement work was awful, no way did a Georgetown building inspector inspect the inside of this house before giving occupancy, thresholds not finished, drawers and doors on cabinets not screwed in properly, takes forever to get hot water. The list could go on and on. I would not recommend anyone buy a new home built by Pulte in this community.

Overall great experience. Could pay alittle more attention to building details and finish out. Very quick to resolve issues.

We liked our Sup who got us in our place just in time. It seems that the house is well built. There was some difficulty getting updates at the outset.

This is our second home from Pulte. We found the workmanship to be very good. It is well insulated and the attention to detail from our construction Manager was excellent.

Great people and service throughout the building of my new home in Sun City, Texas. I gave mostly 5 ratings, but did give a 4 rating in 3 categories and here’s why: QUALITY OF WORKMANSHIP AND MATERIALS: - supply chain issues delayed completion of my house by almost 6 months. This was NOT Pulte’s fault but was very frustrating. -so many different people were in and out, working on the different aspects of my home. I did periodic checkups throughout the building and several times the issue had to be re-done again, sometimes more than once. However, my Field Manager, Edward Huncherick, was on top of it EVERY SINGLE time I called him. He and my Sales Rep, Jim Lanier, deserve ALL the credit for how much I am loving enjoying my new home. VALUE FOR YHE PRICE PAID -Again, I gave a 4 instead of a 5, and again, I do not hold Pulte responsible. I just think the entire realty market is out-of-control and houses are overpriced. VALUE FOR THE PRICE PAID: -This goes along with the comment directly above. I know if I were to walk into the sales office today and contracted the EXACT same house, land plot and options/ upgrades, it would cost me approximately $90000 more, so that looks like EXCELLENT VALUE. However, because of that out-of-control market I mentioned, hopefully that value will hold and maybe increase more, but there’s no way of knowing unless I sell. Regardless of my lower ratings in the three categories, I LOVE my new house and the 55+ community lifestyle and amenities. Probably one of the smartest moves I’ve ever made!!! To long to build house poor workmanship

The house is/was as expected. We have had an issue with the Oven Microwave unit. Oven does not heat above 260 degrees and we anticipate receiving a replacement on 11/14/22 which is 58 days form our move in date of 9/22/22. I asked our construction manager for paint codes, exact color or interior touchup paint and never received s response. I also asked for the trash cans for the trash cabinet to which there has been no response. We finally located the correct size and bought them ourselves. The sod we received was infested with grubs and bugs and we have had to resod the lawn. Otherwise we love the house. ... More

First and foremost, we're very happy with our house. We love it. We would do it all over again. We think it's a well-built house and a very good price, and the Pulte folks were very pleasant to work with. The design of the house is perfect for us. Pulte has quite a remarkable system for cranking out these houses. Where things fell short was in the finish work. A lot of it is shoddy and appears to have been done by people who were in a hurry and/or weren't really skilled at what they were doing. So far, Pulte's customer service has been pretty good about fixing things, but there are still several things that need to be corrected, and things that can't practically be corrected. We also encountered issues with grading/drainage on the lot and are still working that out. So we're not blown away ecstatic, but we are generally pretty happy about the way it turned out. ... More

I did not realize how energy efficient a home could be until now…

my experience from the beginning to closing of escrow were good. People I dealt with answered my questions and were pleasant .

We feel we got a great house on a great lot. We love the plan-it's very open. The things that need to be fixed are small items such as fixing up painting, drywall repair. Pulte is very good about getting back to us to correct issues-before and after we closed. Del Webb communities are a wonderful place to live!!!
